This homage to prairie style architecture located at The Rim Golf Club in Payson, Arizona was designed for owner/builder/landscaper Tom Beck. This home appears literally fastened to the site by way of both careful design as well as a lichen-loving organic material palatte. Forged from a weathering steel roof (aka Cor-Ten), hand-formed cedar beams, laser cut steel fasteners, and a rugged stacked stone veneer base, this home is the ideal northern Arizona getaway. Expansive covered terraces offer views of the Tom Weiskopf and Jay Morrish designed golf course, the largest stand of Ponderosa Pines in the US, as well as the majestic Mogollon Rim and Stewart Mountains, making this an ideal place to beat the heat of the Valley of the Sun. Designing a personal dwelling for a builder is always an honor for us. Thanks, Tom, for the opportunity to share your vision. Project Details | Northern Exposure, The Rim – Payson, AZ Architect: C.P. A young family with a wooded, triangular lot in Ipswich, Massachusetts wanted to take on a highly creative, organic, and unrushed process in designing their new home. The parents of three boys had contemporary ideas for living, including phasing the construction of different structures over time as the kids grew so they could maximize the options for use on their land. They hoped to build a net zero energy home that would be cozy on the very coldest days of winter, using cost-efficient methods of home building. The house needed to be sited to minimize impact on the land and trees, and it was critical to respect a conservation easement on the south border of the lot. Finally, the design would be contemporary in form and feel, but it would also need to fit into a classic New England context, both in terms of materials used and durability. We were asked to honor the notions of “surprise and delight,” and that inspired everything we designed for the family. The highly unique home consists of a three-story form, composed mostly of bedrooms and baths on the top two floors and a cross axis of shared living spaces on the first level. This axis extends out to an oversized covered porch, open to the south and west. The porch connects to a two-story garage with flex space above, used as a guest house, play room, and yoga studio depending on the day. A floor-to-ceiling ribbon of glass wraps the south and west walls of the lower level, bringing in an abundance of natural light and linking the entire open plan to the yard beyond. The master suite takes up the entire top floor, and includes an outdoor deck with a shower. The middle floor has extra height to accommodate a variety of multi-level play scenarios in the kids’ rooms. Many of the materials used in this house are made from recycled or environmentally friendly content, or they come from local sources. The high performance home has triple glazed windows and all materials, adhesives, and sealants are low toxicity and safe for growing kids. Photographer credit: Irvin Serrano

We like the soothing colors used in this Master Bedroom. The sage green walls mixed with the tans, grays and off-whites create the ultimate relaxing experience. The furniture, draperies, bed skirt and throw pillows are linen. We especially love the goblet pleats on the draperies. It adds that hint of visual interest without being too flashy. Another trick is to hang the tie-backs higher to bring your eyes up. In doing so, your ceiling feel larger. To honor their roots, this eclectic 2018 new build capitalizes on the couples’ personalities in many ways. With an affinity for geodes and rock formations, as well as keeping glass and organic elements in mind, inspiration is evident in every room. The couple’s Colorado background encouraged we incorporate refined western nods throughout the residence, while sophisticated features of transitional and traditional designs. Each room was designed with consideration of the clients’ love of color except the master bedroom and bath suite, which was done in soothing neutrals.

We were excited when the homeowners of this project approached us to help them with their whole house remodel as this is a historic preservation project. The historical society has approved this remodel. As part of that distinction we had to honor the original look of the home; keeping the façade updated but intact. For example the doors and windows are new but they were made as replicas to the originals. The homeowners were relocating from the Inland Empire to be closer to their daughter and grandchildren. One of their requests was additional living space. In order to achieve this we added a second story to the home while ensuring that it was in character with the original structure. The interior of the home is all new. It features all new plumbing, electrical and HVAC. Although the home is a Spanish Revival the homeowners style on the interior of the home is very traditional. The project features a home gym as it is important to the homeowners to stay healthy and fit. The kitchen / great room was designed so that the homewoners could spend time with their daughter and her children. The home features two master bedroom suites. One is upstairs and the other one is down stairs. The homeowners prefer to use the downstairs version as they are not forced to use the stairs. They have left the upstairs master suite as a guest suite. Enjoy some of the before and after images of this project: http://www.houzz.com/discussions/3549200/old-garage-office-turned-gym-in-los-angeles http://www.houzz.com/discussions/3558821/la-face-lift-for-the-patio http://www.houzz.com/discussions/3569717/la-kitchen-remodel http://www.houzz.com/discussions/3579013/los-angeles-entry-hall http://www.houzz.com/discussions/3592549/exterior-shots-of-a-whole-house-remodel-in-la http://www.houzz.com/discussions/3607481/living-dining-rooms-become-a-library-and-formal-dining-room-in-la http://www.houzz.com/discussions/3628842/bathroom-makeover-in-los-angeles-ca http://www.houzz.com/discussions/3640770/sweet-dreams-la-bedroom-remodels Exterior: Approved by the historical society as a Spanish Revival, the second story of this home was an addition. All of the windows and doors were replicated to match the original styling of the house. The roof is a combination of Gable and Hip and is made of red clay tile. The arched door and windows are typical of Spanish Revival. The home also features a Juliette Balcony and window. Library / Living Room: The library offers Pocket Doors and custom bookcases. Powder Room: This powder room has a black toilet and Herringbone travertine. Kitchen: This kitchen was designed for someone who likes to cook! It features a Pot Filler, a peninsula and an island, a prep sink in the island, and cookbook storage on the end of the peninsula. The homeowners opted for a mix of stainless and paneled appliances. Although they have a formal dining room they wanted a casual breakfast area to enjoy informal meals with their grandchildren. The kitchen also utilizes a mix of recessed lighting and pendant lights. A wine refrigerator and outlets conveniently located on the island and around the backsplash are the modern updates that were important to the homeowners. Master bath: The master bath enjoys both a soaking tub and a large shower with body sprayers and hand held. For privacy, the bidet was placed in a water closet next to the shower. There is plenty of counter space in this bathroom which even includes a makeup table. Staircase: The staircase features a decorative niche Upstairs master suite: The upstairs master suite features the Juliette balcony Outside: Wanting to take advantage of southern California living the homeowners requested an outdoor kitchen complete with retractable awning. The fountain and lounging furniture keep it light. Home gym: This gym comes completed with rubberized floor covering and dedicated bathroom. It also features its own HVAC system and wall mounted TV.

David Duncan Livingston For this ground up project in one of Lafayette’s most prized neighborhoods, we brought an East Coast sensibility to this West Coast residence. Honoring the client’s love of classical interiors, we layered the traditional architecture with a crisp contrast of saturated colors, clean moldings and refined white marble. In the living room, tailored furnishings are punctuated by modern accents, bespoke draperies and jewelry like sconces. Built-in custom cabinetry, lasting finishes and indoor/outdoor fabrics were used throughout to create a fresh, elegant yet livable home for this active family of five.
