This Boulder, Colorado remodel by fuentesdesign demonstrates the possibility of renewal in American suburbs, and Passive House design principles. Once an inefficient single story 1,000 square-foot ranch house with a forced air furnace, has been transformed into a two-story, solar powered 2500 square-foot three bedroom home ready for the next generation. The new design for the home is modern with a sustainable theme, incorporating a palette of natural materials including; reclaimed wood finishes, FSC-certified pine Zola windows and doors, and natural earth and lime plasters that soften the interior and crisp contemporary exterior with a flavor of the west. A Ninety-percent efficient energy recovery fresh air ventilation system provides constant filtered fresh air to every room. The existing interior brick was removed and replaced with insulation. The remaining heating and cooling loads are easily met with the highest degree of comfort via a mini-split heat pump, the peak heat load has been cut by a factor of 4, despite the house doubling in size. During the coldest part of the Colorado winter, a wood stove for ambiance and low carbon back up heat creates a special place in both the living and kitchen area, and upstairs loft. This ultra energy efficient home relies on extremely high levels of insulation, air-tight detailing and construction, and the implementation of high performance, custom made European windows and doors by Zola Windows. Zola’s ThermoPlus Clad line, which boasts R-11 triple glazing and is thermally broken with a layer of patented German Purenit®, was selected for the project. These windows also provide a seamless indoor/outdoor connection, with 9′ wide folding doors from the dining area and a matching 9′ wide custom countertop folding window that opens the kitchen up to a grassy court where mature trees provide shade and extend the living space during the summer months. This is a super modern townhome with original pale tones, mainly a white canvas. Our sophisticated and well-traveled out-of-town clients purchased this townhome right in the middle of the pandemic. They needed a full-cycle interior design studio like ours to take on this project while they were in transit to Montecito. The scope was the complete renovation and facelift of the kitchen, powder room, master bedroom, master bathroom, guest suites, basement, and outdoor areas. Our clients wanted to bring warm tones such as orange and red throughout the 4-story Montecito townhome. They were open to discovering and implementing different interior design ideas in each section of the house. Multiple projects have been completed in and around this small house including the creation of a master suite, implementation of 2 gardens, an exterior A/V system that allows the owner to project movies on the back of his house, a stainless steel kitchen, new dining room and a converted garage into home office renovation.

This master closet is designed with white frames and stained clear alder drawer fronts, doors, and backing. We implemented lighting with routed LED strips above the clothes hanging areas. The drawers are nice and wide for lots of storage, with binning strips inside for division of undies, bras, and socks to maximize space. The bottom shelves are for shoe storage. There are two long hang spaces on the left and right corners. There is a long desk as a vanity with shelving behind a door above the desk, and a spot for security below. Behind the full-length mirrored door, there are pull-out hampers and additional deep shelving for storage items. This was a fun design to build and it turned out beautiful!

Scott and Janet of Elgin have had four design to build renovations with Advance Design over the last decade. We got the chance to sit down and talk with Janet about her experience working with Advance Design on so many different areas of her home. Starting with her kitchen in 2009, Janet proclaimed, “The reason we kept coming back is because our first [renovation] went so extremely well, exceeding all of my expectations.” Since their kitchen renovation with Advance Design ten years ago, Scott and Janet have also worked with Advance to remodel their master bedroom, their power room, a wet bar, and most recently their master bath. Having renovated practically every major room in the house with the team, we asked Janet what made her experience with Advance Design so special. “We went with Advance Design because we trusted them so much more, their experience, and everything that they brought. We were confident they were giving us what we wanted for the money we were spending.” For their most recent renovation, Scott and Janet clearly knew what to expect going into their master bath renovation. They were familiar with Advance’s step by step design process that epitomizes the “Common Sense Remodeling” philosophy applied in every project Advance creates. After once again experiencing the careful budgeting analysis, the pointed design meetings, and the clear documentation that leads up the a thoroughly managed installation, Janet’s simple summary of their experience is this; “The word I would use to describe the process is – collaboration!” Working closely with Advance Design kitchen designer Michelle Lecinski, together they were able to develop a new master bath design that not only worked with their investment goal, but also made sense for their lifestyle. “Oh Michelle, my designer! I connected with her immediately. She spent time getting to know us, our lifestyle, even the setting of our house.” The threesome had a great experience designing and producing yet another successful project together. When it came to their new project plans, Scott and Janet were interested in creating a relaxing “spa-like” experience in their master bath. One of the many ideas Michelle introduced during the design process was installing a Kohler Alteo series showerhead for a rain-like shower experience. This designer showerhead, mixed with the warm ambiance of the lighting and pebble accent running throughout the shower make for what Janet calls a “luxury spa essence”. From the oversized glass sliding door to the recessed niche for accessories, each special detail was considered and implemented intentionally so as to create the maximumly optimized use of the compact space. Not only was this transformation one of beauty and luxury, but special attention was given to every way possible to provide additional storage to maximize the functionality of the bath area as a whole. Once design was complete and the bath construction project began in their home, making sure everything happened efficiently and on schedule became new priority number one. “Having a project manager made an enormous difference,” Janet said, “It was so worth it to hire professionals that knew exactly what they were doing. Squaring the room and adding natural materials erased the memory of the lack luster space and converted it to a bright and welcoming spa oasis. The home was a new build in 2005 and it looked like all the builder’s material choices remained. The client was clear on their design direction but were challenged by the differing ceiling heights and were looking to hire a design-build firm that could resolve that issue. This local Glen Ellyn couple found us on Instagram (@kitchenstudioge, follow us ?). They loved our designs and felt like we fit their style. They requested a full primary bath renovation to include a large shower, soaking tub, double vanity with storage options, and heated floors. The wife also really wanted a separate make-up vanity. The biggest challenge presented to us was to architecturally marry the various ceiling heights and deliver a streamlined design. The existing layout worked well for the couple, so we kept everything in place, except we enlarged the shower and replaced the built-in tub with a lovely free-standing model. We also added a sitting make-up vanity. We were able to eliminate the awkward ceiling lines by extending all the walls to the highest level. Then, to accommodate the sprinklers and HVAC, lowered the ceiling height over the entrance and shower area which then opens to the 2-story vanity and tub area. Very dramatic! This high-end home deserved high-end fixtures. The homeowners also quickly realized they loved the look of natural marble and wanted to use as much of it as possible in their new bath. They chose a marble slab from the stone yard for the countertops and back splash, and we found complimentary marble tile for the shower. The homeowners also liked the idea of mixing metals in their new posh bathroom and loved the look of black, gold, and chrome. Although our clients were very clear on their style, they were having a difficult time pulling it all together and envisioning the final product. As interior designers it is our job to translate and elevate our clients’ ideas into a deliverable design. We presented the homeowners with mood boards and 3D renderings of our modern, clean, white marble design. Since the color scheme was relatively neutral, at the homeowner’s request, we decided to add of interest with the patterns and shapes in the room. We were first inspired by the shower floor tile with its circular/linear motif. We designed the cabinetry, floor and wall tiles, mirrors, cabinet pulls, and wainscoting to have a square or rectangular shape, and then to create interest we added perfectly placed circles to contrast with the rectangular shapes. The globe shaped chandelier against the square wall trim is a delightful yet subtle juxtaposition. The clients were overjoyed with our interpretation of their vision and impressed with the level of detail we brought to the project. It’s one thing to know how you want a space to look, but it takes a special set of skills to create the design and see it thorough to implementation. This project is proof that the challenges posed by limited space and accessibility can always be overcome in order to deliver stunning results. The space itself was rather small and also very close to the neighboring residence. Not only was the neighboring wall imposing, it was also of a completely different design style. The goal here was to create a layering effect with numerous features of varying heights. Not only would this add depth and dimension to the overall design, but it would cause the viewer to shift their focus from the encroaching wall to the beauty of the pool space. Instead of trying to maximize the water area by squaring off the pool, I decided to instead maximize the visual interest by gracefully rounding off the back wall of the pool. This was accomplished by implementing a raised stucco wall, and also a shorter, matching curved wall, featuring a "Sheer Descent" waterfall. Inside the taller, deep-plum stucco wall, I created three vertical windows which are all highlighted by LED uplighting. To give depth, dimension and some natural beauty, I implemented a simple bed of Horse Tail Reeds behind the short wall, and chose to place Banana Trees behind the taller wall. The main seating area is just outside the home's master suite, and is separated by a "Leuder" limestone fire pit. Aside from being a striking design feature, the floating stepper pads accomplish a number of things; they serve triple-duty as a walkway, a seating area adjacent to the fire pit, and also as a poolside rest for beverages. After discovering that the narrow courtyard acted as a sort of wind tunnel between the two houses, we opted to install tempered glass in order to better control the behavior of the flames. This solved the problem while remaining visually pleasing to the client as well. You'll notice in some of the leading photos for this project that I had originally intended to implement stepper pads on both sides of the pool closest to the house. And despite a thorough understanding of what would be necessary on an engineering and structural-design basis, we were eventually forced to turn this into a solid deck due to unrelenting city-required setbacks. However the client remained very understanding due to encountering a number of similar issues in their home-build process. In the end, they were delivered an outstanding pool design that had come to fruition only after coming up with numerous solutions to a number of challenges that only a unique space like this could provide.

Originally built in 1972, these eight interlocked residential units and the accompanying House Master’s Residence won an AIA award for their unique spatial complexity, balancing standard units of construction with volumetric interplay, all while bringing natural light into living spaces. However, nearly 40 years later These 1970’s era, interlocked faculty housing units won an AIA award when first completed. They were unique in spatial complexity, By early 2,000’s they were showing signs of age, and had become outdated on many levels. Working with project management for the Faculty of Arts & Sciences, we prepared one prototype design to bring the buildings into the 21st century. New insulated skylights, standing seam metal siding, cedar decks and trellises, exchanging black roofs for well insulated white roofs, were all part of a larger planning program to renovate all nine units. The prototype was implemented in 2012, to great approval and result. In 2013 a few more units were done. In 2014 the “House Masters” unit was done, with the remaining four units planned for future budgets. Sustainable features include re-use of most materials on site, (former siding was able to become sheathing below metal panels), implementing the Stretch Energy Code for insulation, and putting new white roof membranes in place. Using FSC certified wood for decks and trellises, and using Rheinzink siding, a “200 year material” according to the manufacturer. After nearly 40 years, Ronald Gourley’s AIA award winning Faculty Housing (1972) was beginning to show its age – plywood siding was delaminating, wooden decks splintering, and custom windows failing. Therefore, the opportunity to reinvent a piece of Mid-Century Modernism presented itself when two of the building’s eight alternating rooftop designs were to be rebuilt as prototypes for the remainder of the structure. The strength of the original design was its rectilinear and symmetrical arrangement of internal and external spaces, but the difference between the two had become blurred over the decades. New zinc siding, mahogany decking, and stainless steel railings accentuate the defining elements and more clearly articulate the living spaces, breathing new life into the building and reinvigorating the surrounding campus. Furthermore, the renovation also provided a chance to bring the structure up to modern energy standards and help meet Harvard’s lofty environmental goals. Insulation within the ceilings was more than tripled, white TPO roofing reduces the heat island effect, construction waste was minimized by recasting the siding as sheathing, and materials were selected not only for aesthetics, but for their longevity and ability to be recycled as well. Harvard’s energy standards brought an uncharacteristic level of environmental care to this building. Roof structures are triple insulated, allowing separating interior from exterior in the most thermally efficient manner. North facing triple insulated skylights and white TPO roofing reduces the heat gain, but allows natural light to pour in. Materials were selected not only for aesthetics, but for their longevity. Zinc, for example, is made of 100% recycled material, and has duration of 200 years. Uncharacteristic levels of environmental care were common on this project.

A Gilmans Kitchens and Baths Install Only Project! A little bit more drama was implemented in the master bathroom. Shades of taupe and grey were used, while sparkly countertops, tile, cabinet knobs and pendant lights added simple glamour. A banjo countertop using Cambria's Whitney was used for extra contertop surface and a linen cabinet was added for adequate storage.
