The master suite is nothing short of spectacular: a palatial bedroom pavilion with huge bathroom, sun terrace and 8 x 4-metre swimming pool. The extraordinary ocean vista unfolds beyond a wall of glass opening onto a private veranda with daybed; even the 42-inch TV plays second fiddle to the view, retreating discreetly into a console to free the line of sight from the bed. The goal set by the owners, a couple with farm family backgrounds, for a vacation and ultimately retirement home on 30 acres in the Mount Washington Valley was a high performance, low maintenance, Greek Revival inspired farmstead. The program included an open plan living/dining/kitchen area, first floor master suite, open and screen porches, mudroom, second floor guest bedrooms, and a barn to house farm equipment, recreational vehicles and a bocce court. The building envelope includes continuously insulated R-32 walls, R-60 roof, R-18 foundation walls, and R-20 under the basement slab. Dense packed cellulose in wall and roof assemblies minimized the use of spray foam. A blower door test of 0.76 ACH50 confirmed a tightly constructed envelope. Traditional details, using non-traditional synthetic and composite products, were developed to clad the exterior and a 23 kW PV array was added to the south facing barn roof. Energy efficient heating and cooling systems, along with balanced ventilation using an energy recovery ventilator (ERV), were integrated with the interiors. The second floor hallway is partitioned off from the stair to reduce heating and cooling loads when the guest rooms aren’t occupied. All LED lighting, including a cove light tucked into custom ceiling moldings, and Energy Star appliances reduced the electrical load. Two 30-yard containers of wood, plastic and cardboard were recycled during construction. The home achieved a HERS (Home Energy Rating System) rating of -30 (negative 30!), an order of magnitude below the 52 HERS average for New Hampshire and climate zone 6A in 2020. The electric meter has been running backward since the project was completed. The result is a home that is healthy, comfortable, durable, and efficient, with electricity produced on site that more than offsets its use of fossil fuels.

This beachfront home is along a main road, so the homeowner wanted to combine her love of the city of New Orleans with her desire to create an intimate space at the front of her home. This courtyard features authentic touches such as a functional City of New Orleans manhole cover, decorative City of New Orleans water meter covers, and wall sconces from Bevolo Gas & Electric Lights. A custom pelican tile mosaic, pelican statue, and sailboat water feature bring a nautical element to the space. An awkward, unusable planter was creatively converted to give the appearance of a basement level apartment by adding a custom iron gate, brick steps to a wooden door, and a back lit stained glass window. A custom cypress pergola frames the patio space directly off of the master bedroom. Raised planters provide a space not only for visual interest, but also edibles and soft lighting. CONTACT CONSTRUCTIVE ALTERNATIVES WHEN YOU’RE READY TO BUILD BETTER IN THE MOUNTAINS! This one-of-a-kind custom luxury mountain residence applied a high performance green building envelope, and other smart and renewable technologies. In addition to ample living space, the residence includes exquisite car rebuilding and show room facilities. We cut into the top of a mountain side to offer the homeowners 360 degree panoramic views of the Rocky Mountains, Boulder and Denver. We used 12”- 22” R-40+ battered foundation walls, 8” engineered LSL FSC lumber throughout, and an elliptical and radial building design. We also installed a 12 kW solar PV power system with a battery back-up. While the homeowners remain connected to the grid, their meter has yet to move forward. We used ICF forms for fire and wind resistance while taking advantage of their incredible insulating and customizing properties. ICFs are the perfect choice when avoiding square corners is desired at all costs. The solar thermal collectors you see out front were integrated with geothermal and HRV/ERV ventilation and environmental control systems. By designing this kind of in-floor heating and cooling system it keeps the ambient temperatures inside this stunning home comfortable and healthy year round.
