The main goal for the owners of this 1926 house was an addition to gain more closet space near their main floor master bedroom. The opening from the bedroom to the addition was originally an exterior window that we widened. New built-in closets in the addition are easily accessed from the master bedroom. We maximized storage by fitting shelves into a nook where the addition wraps around the front of the house. In assessing the feasibility of the project, the first thing the designer did was to check the zoning regulations. After a thorough study, it was determined that a 7-foot side addition was possible. The existing house floors were not level. We replaced and sistered many joists as they had deteriorated over the 93 year age of the house. New white oak flooring covers both the addition and the affected sitting room and master bedroom.

Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck. Up is a line of made-to-measure and continuous consoles for surface and half-recessed washbasins available in two depths, 48 and 55 cm, and with height 11 cm. They are provided with double regulation steel bracket for the wall mounting and are available in several finishes.

This couple moved from Chicago’s Wicker Park to a rural setting but wanted to maintain their modern aesthetic. Scott Dresner of Dresner Design created a modern spa oasis for the couple’s master bathroom. The second project completed by Scott in the couple’s home. On the client’s, wish list…a luxurious space to relax, a new window to replace the dated looking glass block, great storage for towels and larger items as well as smaller toiletries. Scott accomplished a variety of storage with deep vanity drawers with push hardware, medicine cabinets with storage on the entire wall, and a large linen closet. Finishes are modern with a hint of warmth created by the floating walnut vanity and trim work. LED light along the vanity and medicine cabinets create a soft ambience perfect for a relaxing bath. Floors are radiant heat, window treatment is motorized, and panel controls a speaker and LED lighting in the rain showerhead. Valerie Wilcox What was the former Master bedroom was converted into a child's bedroom. The window was relocated to be situated in an alcove in the new rear addition, allowing us to circumvent building code fire regulations related to unprotected openings.

A non-conforming, small lot coupled with strict environmental regulations demanded this waterfront house have a vertical orientation to the surrounding protected wetland preserve. Like a moored boat, this house sits at the wetland edge with 360 degree ribbon windows offering views of the spectacular wetlands. The house’s program is divided vertically: the basement is for child’s play, the main floor is the social center of the house, and the top floor is a master suite for the clients. A vertical core connects the levels, with an open-tread stair under an operable skylight allowing light, air and people to move throughout the house.

When a world class sailing champion approached us to design a Newport home for his family, with lodging for his sailing crew, we set out to create a clean, light-filled modern home that would integrate with the natural surroundings of the waterfront property, and respect the character of the historic district. Our approach was to make the marine landscape an integral feature throughout the home. One hundred eighty degree views of the ocean from the top floors are the result of the pinwheel massing. The home is designed as an extension of the curvilinear approach to the property through the woods and reflects the gentle undulating waterline of the adjacent saltwater marsh. Floodplain regulations dictated that the primary occupied spaces be located significantly above grade; accordingly, we designed the first and second floors on a stone “plinth” above a walk-out basement with ample storage for sailing equipment. The curved stone base slopes to grade and houses the shallow entry stair, while the same stone clads the interior’s vertical core to the roof, along which the wood, glass and stainless steel stair ascends to the upper level. One critical programmatic requirement was enough sleeping space for the sailing crew, and informal party spaces for the end of race-day gatherings. The private master suite is situated on one side of the public central volume, giving the homeowners views of approaching visitors. A “bedroom bar,” designed to accommodate a full house of guests, emerges from the other side of the central volume, and serves as a backdrop for the infinity pool and the cove beyond. Also essential to the design process was ecological sensitivity and stewardship. The wetlands of the adjacent saltwater marsh were designed to be restored; an extensive geo-thermal heating and cooling system was implemented; low carbon footprint materials and permeable surfaces were used where possible. Native and non-invasive plant species were utilized in the landscape. The abundance of windows and glass railings maximize views of the landscape, and, in deference to the adjacent bird sanctuary, bird-friendly glazing was used throughout.
