This client came to us looking for some help decorating the living/dining room and master of his new Chicago condo. Over the past few years, we have decorated most of the space together - great room, master bedroom, guest room, hallway, office, powder room and paint/wallpaper throughout. Our design was uniquely inspired by our client's sentimental and eclectic objects and art, such as the vintage Europe map in the living room, his grandmother's antique lamp and English pub sign in the office, and family airplane ephemera in the master. We added peacocks in the powder room and mixed prints in the master for a textured look unspecific to any era that flows with the rest of the home, but is definitely its own oasis. Dennis and Joe have a large, light-filled house. New construction meant lofted space and open floor plans with traditional styling. Running a busy dental practice by day and engaged in a rich social life by night, this couple needed a professional to take the lead on making their house a home. That’s my cue! They wanted to take risks, and stay away from “matchy-matchy”. We gussied up a plain ol’ TV room and gave it a healthy dose of luxury. Our plan was initially inspired by an abstract painting hanging over their stone fireplace. We brought in their love of the outdoors to make things cozy and used family furniture whenever possible for nostalgia and comfort. I took their love for one-of-a-kind objects and started making a design plan, aiming to solve their biggest frustration: the family room. They had a tortured relationship with a “forgotten family room,” a great space that was spacious and bright, but not at all cozy or joyful, and certainly not “them.” I wanted to create a cozy space functional for everyday curling up with puppies and watching TV after dinner, yet chic enough for hosting the pre-dinner kitchen overflow and cocktails during parties. I went looking for contrasting textures and materials. I wanted to balance patterns and scale, and use non-traditional colors as neutrals to create an overall sense of “BAM!” Dennis and Joe loved the nod to the classics juxtaposed with new and different globally-inspired pieces. For this project our design aesthetic can be described as Middle Eastern/tribal meets mid-century modern. We played to their sensible side with proportion and balance, and stayed as far away from boring/bleh as we could. You could say this room was pretty successful...It was featured in DC Modern Luxury. (#nobigdeal, right?) From there we moved on to other spaces.. We added colorful pillows and sheer drapery to finish off their formal living room. We kept an inherited bedroom set from Dennis’ Mom and added color, draperies, and pillows to overhaul the guest bedroom. Their project was not a rip-and-replace, we weren’t starting from scratch with a blank piece of paper. Rather, our goal was to take what was already there and make it better, more like them. Using functionality first, we focused on giving the house a soothing, joyful aesthetic. We upped the chic factor by a gajillion and helped them find their ‘happy’ at home. For this couple, planning to move back to their rambler home in Arlington after living overseas for few years, they were ready to get rid of clutter, clean up their grown-up kids’ boxes, and transform their home into their dream home for their golden years. The old home included a box-like 8 feet x 10 feet kitchen, no family room, three small bedrooms and two back to back small bathrooms. The laundry room was located in a small dark space of the unfinished basement. This home is located in a cul-de-sac, on an uphill lot, of a very secluded neighborhood with lots of new homes just being built around them. The couple consulted an architectural firm in past but never were satisfied with the final plans. They approached Michael Nash Custom Kitchens hoping for fresh ideas. The backyard and side yard are wooded and the existing structure was too close to building restriction lines. We developed design plans and applied for special permits to achieve our client’s goals. The remodel includes a family room, sunroom, breakfast area, home office, large master bedroom suite, large walk-in closet, main level laundry room, lots of windows, front porch, back deck, and most important than all an elevator from lower to upper level given them and their close relative a necessary easier access. The new plan added extra dimensions to this rambler on all four sides. Starting from the front, we excavated to allow a first level entrance, storage, and elevator room. Building just above it, is a 12 feet x 30 feet covered porch with a leading brick staircase. A contemporary cedar rail with horizontal stainless steel cable rail system on both the front porch and the back deck sets off this project from any others in area. A new foyer with double frosted stainless-steel door was added which contains the elevator. The garage door was widened and a solid cedar door was installed to compliment the cedar siding. The left side of this rambler was excavated to allow a storage off the garage and extension of one of the old bedrooms to be converted to a large master bedroom suite, master bathroom suite and walk-in closet. We installed matching brick for a seam-less exterior look. The entire house was furnished with new Italian imported highly custom stainless-steel windows and doors. We removed several brick and block structure walls to put doors and floor to ceiling windows. A full walk in shower with barn style frameless glass doors, double vanities covered with selective stone, floor to ceiling porcelain tile make the master bathroom highly accessible. The other two bedrooms were reconfigured with new closets, wider doorways, new wood floors and wider windows. Just outside of the bedroom, a new laundry room closet was a major upgrade. A second HVAC system was added in the attic for all new areas. The back side of the master bedroom was covered with floor to ceiling windows and a door to step into a new deck covered in trex and cable railing. This addition provides a view to wooded area of the home. By excavating and leveling the backyard, we constructed a two story 15’x 40’ addition that provided the tall ceiling for the family room just adjacent to new deck, a breakfast area a few steps away from the remodeled kitchen. Upscale stainless-steel appliances, floor to ceiling white custom cabinetry and quartz counter top, and fun lighting improved this back section of the house with its increased lighting and available work space. Just below this addition, there is extra space for exercise and storage room. This room has a pair of sliding doors allowing more light inside. The right elevation has a trapezoid shape addition with floor to ceiling windows and space used as a sunroom/in-home office. Wide plank wood floors were installed throughout the main level for continuity. The hall bathroom was gutted and expanded to allow a new soaking tub and large vanity. The basement half bathroom was converted to a full bathroom, new flooring and lighting in the entire basement changed the purpose of the basement for entertainment and spending time with grandkids. Off white and soft tone were used inside and out as the color schemes to make this rambler spacious and illuminated. Complete Bathroom installed in a basement. We took an empty unfinished space and created a beautiful finished bathroom to get the basement started. This bathroom had to be completed before Christmas to accommodate family that was coming to town for the holiday. This total project start to finish took roughly 3 weeks. We installed Ditra underlayment under the floor tile and Kerdi waterproofing membrane behind the wall tiles to create a completely waterproof surround. All the tile was installed once we finished the framing, electrical, plumbing, drywall and paint. The trim was completed after we wrapped up everything else. The homeowner wanted to install the base and casing personally.

About a year after purchasing this structure, these clients engaged us to to start the process of designing and engineering a expansion of this little cottage into a larger home where they could put down roots and start a family. Our clients looked long and hard for the perfect outdoor setting and after months of searching, they found a little post-war cottage on a lake just east of Redmond, Washington. Our solution is a classic upper level addition that takes in the views of its alpine lake setting. The existing basement level was repurposed as the recreation hub of the house with a game area, media center, guest suite and storage for a large inventory of outdoor & boating gear. The main level was redesigned in a more family friendly format with a powder room, bedroom, vaulted great room, pantry and gourmet kitchen. The upper level is the private domain of the Master Suite and high tech hub. Because our clients work in the tech industry, a large home office that allows them to work remotely was an important component of their home's program. The master suite includes a large walk-in closet, small laundry, sleeping area and 5-piece master bath. The exterior of the house includes a covered porch that wraps around this level and leads to an expansive deck on the water side of the house. This deck functions as an extension of the main level and effectively adds several hundred square feet of additional living space. We then enveloped this building shell in a shingled craftsman style that is a hallmark of Seattle residential architecture.
