This client was looking to update their modest downstairs bathroom which was tucked away in a cramped corner of an existing addition. Once we started exploring the possibility of opening the space and creating one larger bathroom, the possibilities really started flowing. Photos by : Nick Rudnicki

About a year after purchasing this structure, these clients engaged us to to start the process of designing and engineering a expansion of this little cottage into a larger home where they could put down roots and start a family. Our clients looked long and hard for the perfect outdoor setting and after months of searching, they found a little post-war cottage on a lake just east of Redmond, Washington. Our solution is a classic upper level addition that takes in the views of its alpine lake setting. The existing basement level was repurposed as the recreation hub of the house with a game area, media center, guest suite and storage for a large inventory of outdoor & boating gear. The main level was redesigned in a more family friendly format with a powder room, bedroom, vaulted great room, pantry and gourmet kitchen. The upper level is the private domain of the Master Suite and high tech hub. Because our clients work in the tech industry, a large home office that allows them to work remotely was an important component of their home's program. The master suite includes a large walk-in closet, small laundry, sleeping area and 5-piece master bath. The exterior of the house includes a covered porch that wraps around this level and leads to an expansive deck on the water side of the house. This deck functions as an extension of the main level and effectively adds several hundred square feet of additional living space. We then enveloped this building shell in a shingled craftsman style that is a hallmark of Seattle residential architecture.

Designed by Catherine Neitzey of Reico Kitchen & Bath in Fredericksburg, VA in collaboration with Joe Cristifulli and Cristifulli Custom Homes, this kitchen remodeling project features a transitional modern cottage style inspired kitchen design with Merillat Masterpiece Cabinetry in the door style Martel in Maple with Painted Bonsai finish. The kitchen countertops are Emerstone Quartz Alabaster Gold with a Kohler Whitehaven sink. “Being part of creating this warm, texture rich, open kitchen was such a pleasure. The artist homeowner had an amazing vision from the beginning to launch the design work,” said Cat. “Starting with her watercolor thumbnails, we met repeatedly before the walls started coming out to set the floor plan. Working with a supportive general contractor, the space transformed from 1978 to a modern showplace with nods to craftsman cottage style.” “The muted green tone is a great backdrop for the lake views the home offers. We settled on an island design, adding storage without taking wall space away. The homeowner took such care with each decision to pull off integration of fresh, clean, lined modern elements, mixed metals, reclaimed woods and antiques. The layered textures bringing warmth to the space is something I hope to take with me for future projects!” In addition to the kitchen, the bathroom was remodeled as well. It includes a Merillat Classic vanity cabinet in the Glenrock door style with 5-piece drawer front in the Boardwalk finish and a Virginia Marble cultured marble wave bowl vanity top in the color Bright White. Coming up with new ideas is always challenging, but the challenge seems even more difficult to overcome when the starting point is quite limiting. In the case of this residential project, the starting point was an existing foundation, that needed to be used for the future building. Therefore, the footprint of the house needed to remain the same, however, the functions needed adjustments since the requirements and priorities of the owners changed in the previous years. Another aspect that involved limitations but in a totally different sense was the setting - a beautiful place near a lake, surrounded by wild vegetation - and our challenge was to integrate the house while emphasizing the view. We managed to do so by using large glass areas towards the lake, by laying the house properly on the sloped ground and by the use of materials. Because we didn't want to interfere with the all-natural vibe of the surroundings, we preferred using all-natural materials: wood as a structural material as well as an interior and exterior wall finishing, natural stone on both façades and pavements, ceramic roofing. The result now peacefully lays near the lake, a discrete presence, while hosting the life of a family and all the peace of mind one can get.

This Arts and Crafts styled sprawling ranch has much to offer the modern homeowner. Inside, decorative ceilings top nearly every room, starting with the 12’ ceiling in the foyer. This Houston bathroom remodel is timeless, yet on-trend - with creative tile patterns, polished chrome and a black-and-white palette lending plenty of glamour and visual drama. "We incorporated many of the latest bathroom design trends - like the metallic finish on the claw feet of the tub; crisp, bright whites and the oversized tiles on the shower wall," says Outdoor Homescapes' interior project designer, Lisha Maxey. "But the overall look is classic and elegant and will hold up well for years to come." As you can see from the "before" pictures, this 300-square foot, long, narrow space has come a long way from its outdated, wallpaper-bordered beginnings. "The client - a Houston woman who works as a physician's assistant - had absolutely no idea what to do with her bathroom - she just knew she wanted it updated," says Outdoor Homescapes of Houston owner Wayne Franks. "Lisha did a tremendous job helping this woman find her own personal style while keeping the project enjoyable and organized." Let's start the tour with the new, updated floors. Black-and-white Carrara marble mosaic tile has replaced the old 8-inch tiles. (All the tile, by the way, came from Floor & Décor. So did the granite countertop.) The walls, meanwhile, have gone from ho-hum beige to Agreeable Gray by Sherwin Williams. (The trim is Reflective White, also by Sherwin Williams.) Polished "Absolute Black" granite now gleams where the pink-and-gray marble countertops used to be; white vessel bowls have replaced the black undermount black sinks and the cabinets got an update with glass-and-chrome knobs and pulls (note the matching towel bars): The outdated black tub also had to go. In its place we put a doorless shower. Across from the shower sits a claw foot tub - a 66' inch Sanford cast iron model in black, with polished chrome Imperial feet. "The waincoting behind it and chandelier above it," notes Maxey, "adds an upscale, finished look and defines the tub area as a separate space." The shower wall features 6 x 18-inch tiles in a brick pattern - "White Ice" porcelain tile on top, "Absolute Black" granite on the bottom. A beautiful tile mosaic border - Bianco Carrara basketweave marble - serves as an accent ribbon between the two. Covering the shower floor - a classic white porcelain hexagon tile. Mounted above - a polished chrome European rainshower head. "As always, the client was able to look at - and make changes to - 3D renderings showing how the bathroom would look from every angle when done," says Franks. "Having that kind of control over the details has been crucial to our client satisfaction," says Franks. "And it's definitely paid off for us, in all our great reviews on Houzz and in our Best of Houzz awards for customer service." And now on to final details! Accents and décor from Restoration Hardware definitely put Maxey's designer touch on the space - the polished chrome vanity lights and swivel mirrors definitely knocked this bathroom remodel out of the park!

BC&J Architecture designed a floating home that is now located at its permanent location on the Willamette River in Portland. The home was constructed at a Marina an hour from the final home location. Upon completion, the home was floated up the Willamette River to the current site. The homeowners were looking for a river side, cottage style house well suited to entertaining. At 2,100 square feet, the home has an open floor plan with a large kitchen opening to a dining room and the living room with views onto the river. Upstairs, the master bedroom extends toward the river under a large centered dormer. On the opposite side of the master bedroom is a bonus room under a symmetrical dormer that will serve as guest quarters when adult children and grandchildren visit.

The homeowners came to us with the desire to update their master bathroom into a more spa-like retreat that was also more functional for their daily needs. The existing space was large with a vaulted ceiling, lots of natural light and an existing private water closet. So the bones of the space were great and the room just needed a few tweaks. We started by relocating the cramped shower that shared the water closet room, to the existing tub location. The giant whirlpool tub took up more than its share of real estate in the room, and the beautiful new shower, which gets used daily, now sits in its spot. The new shower features beautiful lass tile accents as well as a bench seat and frameless shower door. The new tub is freestanding and sits in front of an updated slightly smaller window, providing a sculptural focal point upon entry to the room. There was still plenty of room for two large vanities, and a corner storage cabinet and appliance garage that hides small bathroom necessities. The water closet remains in its own private room and the area that once housed the shower, is now an additional closet for the master bedroom. The room is a pallet of soft grays and whites with the cherry vanities adding some warmth. Polished chrome and glass accents bring some sparkle to the space. Our clients drastically needed to update this master suite from the original forest green floral wallpaper to something more clean and simple. They wanted to open up the dated cultured marble enclosed tub and shower and remove all soffits and plant ledges above the vanities. They wanted to explore the possibilities of opening up the shower with glass and look at installing a freestanding bathtub and they definitely wanted to keep the double sided fireplace but update the look of it. First off, we did some minor changes to the bedroom. We replaced the carpet with a beautiful soft multi-color gray low pile carpet and painted the walls a soft white. The fireplace surround was replaced with Carrara 12×12 polished porcelain tile for a more elegant look. Finally, we tore out a corner built in desk and squared off and textured the wall, making it look as though it were never there. We needed to strip this bathroom down and start from scratch. We demoed the cabinets, counter tops, all plumbing fixtures, ceiling fan, track lighting, tub and tub surround, fireplace surround, shower door, shower walls and ceiling above the shower, all flooring, soffits above vanity areas, saloon doors on the water closet and of course the wallpaper! We changed the walls around the shower to pony walls with glass on the upper half, opening up the shower. The tile was lined with Premium Antasit 12×24 tile installed vertically in a 50/50 brick pattern. The shower floor and the floor below the tub is Solo River Grey Pebble mosaic tile. A contemporary Jaclo Collection shower system was installed including a contemporary handshower and square shower head. The large freestanding tub is a white Hydro Sytsems “Picasso” with “Steelnox” wall mounted tub filler and hardware from Graff. All of the cabinets were replaced with Waypoint maple mocha glazed flat front doors and drawers. Quartzmasters Calacatta Grey countertops were installed with 2 Icera “Muse” undermount sinks for a clean modern look. The cabinet hardware the clients chose is ultra modern ”Sutton” from Hardware Resources and the faucet and other hardware is all from the Phylrich “Mix” collection. Pulling it all together, Premium Antasit 12×14 installed floor tile was installed in a 50/50 brick pattern. The pebble tile that was installed in the shower floor was also installed in an oval shape under the bathtub for a great modern look and to break up the solid gray flooring. Addison Oak Wood planks were installed vertically behind the bathtub, below the fireplace surround and behind the potty for a modern finished look. The fireplace was surrounded with Carrara 12×12 polished porcelain, as well as the wood planks. Finally, to add the finishing touches, Z-Lite brushed nickel vanity lights were installed above each vanity sink. The clients are so pleased to be able to enjoy and relax in their new contemporary bathroom!

Inspiration for a contemporary closet remodel in Dallas

2011 NARI CAPITAL COTY MERIT AWARD WINNER This couple lived in their colonial home in Burke, Virginia, for more than 20 years. Now that their children were grown and gone, it was time for them to pay more attention to their home. First on their list was to renovate their master bathroom. Tight and dysfunctional is how they described the existing space. The homeowners always dreamed of having a whirlpool, a large steam shower and a private toilet area. Importantly, they wanted to use the latest products and materials to bring the bathroom into the 21st Century. Starting with exotic granite and porcelain tile from floor to ceiling, the new design does just that. Then, a highly sophisticated steam shower using granite benches, a heavy glass enclosure, chrome faucets and a rain shower head was installed. Modern body spray heads are embedded in the wall tiles. The shower is complemented by a bubble, jetted whirlpool tub with granite surrounds. A modern double vanity with vessel sinks, a granite countertop, high end cabinets and stylish faucets rest along one wall. Custom-built, recessed mirrored medicine cabinets provide storage for necessities. In the end, the homeowners are thrilled with the outcome and never imagined that their old and dark looking small bath could ever be transformed into such beautiful bathroom.
