What is Americana in today's time? The classical American ranch home has withstood the test of time and saw many styles and many designs change it every decade or so. Today we present to you our take on modern time Americana. We enclosed the small front porch area to create an interior atrium/mud room with a built-in beach with shoes storage drawers and a door leading to the garage. As you walk in you will see the fireplace with its new stone facade and wooden mantel above. Notice the design is a semi-open floor plan. A floating wall (not connected to any other walls) divides the kitchen and the living room but is still open to be able to enjoy circular movement around the house when entertaining. The kitchen is a combination of sage color with Alder wood accent cabinets and island. some cool cabinets feature like hidden garage appliances with pull out bases. extra deep base cabinets and beautiful Dekton stone countertops. This stone is almost indestructible when it comes to kitchens. The 200sq addition at the back allowed us to enlarge the master bedroom and the old bathrooms where all aligned the extension allowed us to build an additional powder room as well. A good size walk-in closet was added as well with a new master bathroom service the enlarged master bedroom. The result is what we consider today’s Americana for the classical ranch homes.

The Twin Peaks Passive House + ADU was designed and built to remain resilient in the face of natural disasters. Fortunately, the same great building strategies and design that provide resilience also provide a home that is incredibly comfortable and healthy while also visually stunning. This home’s journey began with a desire to design and build a house that meets the rigorous standards of Passive House. Before beginning the design/ construction process, the homeowners had already spent countless hours researching ways to minimize their global climate change footprint. As with any Passive House, a large portion of this research was focused on building envelope design and construction. The wall assembly is combination of six inch Structurally Insulated Panels (SIPs) and 2x6 stick frame construction filled with blown in insulation. The roof assembly is a combination of twelve inch SIPs and 2x12 stick frame construction filled with batt insulation. The pairing of SIPs and traditional stick framing allowed for easy air sealing details and a continuous thermal break between the panels and the wall framing. Beyond the building envelope, a number of other high performance strategies were used in constructing this home and ADU such as: battery storage of solar energy, ground source heat pump technology, Heat Recovery Ventilation, LED lighting, and heat pump water heating technology. In addition to the time and energy spent on reaching Passivhaus Standards, thoughtful design and carefully chosen interior finishes coalesce at the Twin Peaks Passive House + ADU into stunning interiors with modern farmhouse appeal. The result is a graceful combination of innovation, durability, and aesthetics that will last for a century to come. Despite the requirements of adhering to some of the most rigorous environmental standards in construction today, the homeowners chose to certify both their main home and their ADU to Passive House Standards. From a meticulously designed building envelope that tested at 0.62 ACH50, to the extensive solar array/ battery bank combination that allows designated circuits to function, uninterrupted for at least 48 hours, the Twin Peaks Passive House has a long list of high performance features that contributed to the completion of this arduous certification process. The ADU was also designed and built with these high standards in mind. Both homes have the same wall and roof assembly ,an HRV, and a Passive House Certified window and doors package. While the main home includes a ground source heat pump that warms both the radiant floors and domestic hot water tank, the more compact ADU is heated with a mini-split ductless heat pump. The end result is a home and ADU built to last, both of which are a testament to owners’ commitment to lessen their impact on the environment.

Each was a complete renovation, adding relevant aesthetic updates and much-needed functionality and storage. We capitalized on the immense amount of natural light in the primary bath and we amplified it throughout the space by opening up walls to the shower, lining the vanity with full-sized, built-in vanity mirrors, and distributing electrified lighting throughout. Custom cabinetry was designed to capture every inch of usable perimeter space and incorporate the elevated tub platform. The guest bath emulates a classic, luxury hotel feel infused with color, a great tile pattern on the focal shower wall, a furniture-style vanity, and a fun floor design. Removed a plastic shower enclosure and replaced with beautiful new modern looking tiles that are more durable than the previous enclosure and will stand the test of time

This TVL project focused primarily on a gut of this home's only bathroom and included a facelift in the kitchen as well. This lovely Denver home features a very tiny bathroom with mostly original features. Our client requested a makeover to the bathroom that would improve function & health as well as push the bright white minimalism she loves so much throughout her home. Respecting both budget and timeline, we worked to create a highly functional space with nods toward European bathroom design. We increased space between the toilet and vanity while also increasing storage by integrating a vanity with drawers rather than a pedestal sink. We utilized high gloss white tile on the floors to help expand light and replaced all major plumbing fixtures for a fresh look. The bathroom now features a much deeper alcove tub, elongated white subway tiles on the walls, shiny chrome faucet fixtures, and a new vanity light. In the kitchen, new white shaker cabinets were installed and paired with a simple white subway tile backsplash. White quartz countertops and new hardwood floors were also added. We love the clean, bright, simple nature of every space in this house and are so happy our wonderful client can enjoy these for years to come!

Built to withstand the test of time, the exquisite stone and stylish shakes siding surrounds the exterior and protects the beauty within. The distinguished front door entry with side lights and a transom window stands tall and opens up to high coffered ceilings, a floor to ceiling stone fireplace, stunning glass doors & windows, custom built-ins and an open concept floor plan. The expansive kitchen is graced with a striking leathered granite island, butlers pantry, stainless-steel appliances, fine cabinetry and dining area. Just off the kitchen is an inviting sunroom with a stone fire place and a fantastic EZE Breeze Window System. There is a custom drop-zone built by our team of master carpenters that offers a beautiful point of interest as well as functionality. En suite bathrooms add a sense of luxury to guest bedrooms. The master bedroom has a private sunroom perfect for curling up and reading a book. The luxurious Master Bath exudes tranquility with a large garden tub, custom tile shower, barrel vault ceiling and his & hers granite vanities. The extensively landscaped back yard features tiered rock walls, two gorgeous water features and several spacious outdoor living areas perfect for entertaining friends and enjoying the four seasons of North Carolina.

This project called for a very modern interior with minimal visible wooden millwork, save for a few focal points such as the spectacular interior doors built by E. F. San Juan. We also supplied Loewen windows and exterior doors and custom E. F. San Juan Invincia™ impact-rated wooden entry door systems. Challenges: The interior doors were the greatest design challenge of this project. Interior designer Cindy Meador and the homeowners envisioned very modern, flush, European-style doors made of rich walnut with veneers for the bedrooms and bathrooms. The original design called for a brass inlay border to separate the horizontal panel veneers from the stiles and rails of the door; however, after some discussion, it became clear that this would not create the most stable construction to stand the test of time and use. Solution: We worked with the team to determine that a white maple inlay would create the desired contrast and enhance the all-wood simplicity of the door design. The most challenging part of building these doors was the time-consuming process of laminating the veneers and incorporating the maple inlay. As you can see from the photos, the entries become art displays along with the other beautiful art pieces that Cindy and the owners have incorporated into the home’s interior design. The Loewen windows and exterior doors are sleek and fit well with the home’s modern feel. These windows and doors, along with the sizable Invincia® main entry door built by our team, are made to impact-rated standards that will fortify the home and its occupants against the Gulf Coast elements. The completed home is a masterpiece by architect Tom Christ, interior designer Cindy Meador, and the Davis Dunn Construction team. The team here at E. F.
