Located in Old Seagrove, FL, this 1980's beach house was is steps away from the beach and a short walk from Seaside Square. Working with local general contractor, Corestruction, the existing 3 bedroom and 3 bath house was completely remodeled. Additionally, 3 more bedrooms and bathrooms were constructed over the existing garage and kitchen, staying within the original footprint. This modern coastal design focused on maximizing light and creating a comfortable and inviting home to accommodate large families vacationing at the beach. The large backyard was completely overhauled, adding a pool, limestone pavers and turf, to create a relaxing outdoor living space.

The hall runs adjacent to the new study area with custom built ins for storage and seating to replace the dysfunctional closet. Seating area features recessed seating to maximize the small space with warm wood walnut skins to compliment the moody dark grays. Custom cushions and pillow in citron velvet from @ Kasmir complete the look. Built in double desk area which make a small space super functional and stylish.

Soft blue tile and natural stone create a calming, spa-like retreat. A large picture window frames the ocean beyond, seamlessly connecting the shower to the surrounding coastal landscape.

In the home, you’ll find wall-to-wall French picture patio sliding doors with no trim, allowing for maximum visibility and natural lighting. Fixed pane windows with expansive views are found throughout the home, maximizing the view of the water and creating an interior environment with exceptional natural lighting. On the interior, the windows feature real milled wood frames, pairing the modern styling home with the classical aesthetic and warmth of real wood windows.

When a world class sailing champion approached us to design a Newport home for his family, with lodging for his sailing crew, we set out to create a clean, light-filled modern home that would integrate with the natural surroundings of the waterfront property, and respect the character of the historic district. Our approach was to make the marine landscape an integral feature throughout the home. One hundred eighty degree views of the ocean from the top floors are the result of the pinwheel massing. The home is designed as an extension of the curvilinear approach to the property through the woods and reflects the gentle undulating waterline of the adjacent saltwater marsh. Floodplain regulations dictated that the primary occupied spaces be located significantly above grade; accordingly, we designed the first and second floors on a stone “plinth” above a walk-out basement with ample storage for sailing equipment. The curved stone base slopes to grade and houses the shallow entry stair, while the same stone clads the interior’s vertical core to the roof, along which the wood, glass and stainless steel stair ascends to the upper level. One critical programmatic requirement was enough sleeping space for the sailing crew, and informal party spaces for the end of race-day gatherings. The private master suite is situated on one side of the public central volume, giving the homeowners views of approaching visitors. A “bedroom bar,” designed to accommodate a full house of guests, emerges from the other side of the central volume, and serves as a backdrop for the infinity pool and the cove beyond. Also essential to the design process was ecological sensitivity and stewardship. The wetlands of the adjacent saltwater marsh were designed to be restored; an extensive geo-thermal heating and cooling system was implemented; low carbon footprint materials and permeable surfaces were used where possible. Native and non-invasive plant species were utilized in the landscape. The abundance of windows and glass railings maximize views of the landscape, and, in deference to the adjacent bird sanctuary, bird-friendly glazing was used throughout. The kitchen & living room swapped spaces during the renovation & the fireplace was entirely removed in the interest of maximizing floor space. The reconfiguration gave the kitchen much needed breathing room & also accommodated a cozy dining nook. In the renovated family room, a new gas fireplace is flanked by built in bookcases that maximize functional storage and modern style.

Designed for the Royal Melbourne Hospital Home Lottery program, we incorporated a sunken courtyard at the rear of the property to sneak a borrowed vista of the beautiful street tree canopies. Hill’s fig and verdant green foliage soften the simplicity of the design to conjure a tapestry of tones and textures. The swimming pool is designed to maximise views of the water from inside the house. Vivid mosaic tiles are a magnetising element, an exquisite contrast to the surrounding Australian bluestone paving.

This Lincoln Park renovation features custom built-ins to maximize storage and function while offering a clean contemporary aesthetic. Here, the contrast between stained wood and painted black cabinets offers both drama and warmth while defining the connected family room and kitchen spaces.

A robust, modern, riverside home with minimalist detailing that blends seamlessly into the surroundings. The home is used as a year-round weekend retreat for a family with children and as such they wanted it to be private and offer a sense of escape and freedom. The clients wanted it to be a low maintenance, energy efficient home making use of natural materials. Clad with innovative treated timber, the house nestles harmoniously into its rural, riverside setting; making the most of its context, orientation and views while minimising any impact on the surrounding area. Two opposing blocks, forming a 'T' shape in plan, taper up in height towards the river to the east and fields to the south and define the internal spaces. The open-plan living, kitchen and dining areas benefit from fully-glazed sliding doors set in a deep reveal to the south which maximises light and provides shelter above. Large windows look out over the river and a raised, cantilevered deck wraps around the east and south elevations, creating an extension to the internal space that bleeds out into the landscape beyond.

The large dressing room and walk-in closet also features a vaulted ceiling, skylight, and large window. Every corner of space is maximized for storage, including deep dresser drawers that make use of the remaining space behind the knee walls.

The challenge: take a run-of-the mill colonial-style house and turn it into a vibrant, Cape Cod beach home. The creative and resourceful crew at SV Design rose to the occasion and rethought the box. Given a coveted location and cherished ocean view on a challenging lot, SV’s architects looked for the best bang for the buck to expand where possible and open up the home inside and out. Windows were added to take advantage of views and outdoor spaces—also maximizing water-views were added in key locations. The result: a home that causes the neighbors to stop the new owners and express their appreciation for making such a stunning improvement. A home to accommodate everyone and many years of enjoyment to come.
