What is Americana in today's time? The classical American ranch home has withstood the test of time and saw many styles and many designs change it every decade or so. Today we present to you our take on modern time Americana. We enclosed the small front porch area to create an interior atrium/mud room with a built-in beach with shoes storage drawers and a door leading to the garage. As you walk in you will see the fireplace with its new stone facade and wooden mantel above. Notice the design is a semi-open floor plan. A floating wall (not connected to any other walls) divides the kitchen and the living room but is still open to be able to enjoy circular movement around the house when entertaining. The kitchen is a combination of sage color with Alder wood accent cabinets and island. some cool cabinets feature like hidden garage appliances with pull out bases. extra deep base cabinets and beautiful Dekton stone countertops. This stone is almost indestructible when it comes to kitchens. The 200sq addition at the back allowed us to enlarge the master bedroom and the old bathrooms where all aligned the extension allowed us to build an additional powder room as well. A good size walk-in closet was added as well with a new master bathroom service the enlarged master bedroom. The result is what we consider today’s Americana for the classical ranch homes.

An original 1930’s English Tudor with only 2 bedrooms and 1 bath spanning about 1730 sq.ft. was purchased by a family with 2 amazing young kids, we saw the potential of this property to become a wonderful nest for the family to grow. The plan was to reach a 2550 sq. ft. home with 4 bedroom and 4 baths spanning over 2 stories. With continuation of the exiting architectural style of the existing home. A large 1000sq. ft. addition was constructed at the back portion of the house to include the expended master bedroom and a second-floor guest suite with a large observation balcony overlooking the mountains of Angeles Forest. An L shape staircase leading to the upstairs creates a moment of modern art with an all white walls and ceilings of this vaulted space act as a picture frame for a tall window facing the northern mountains almost as a live landscape painting that changes throughout the different times of day. Tall high sloped roof created an amazing, vaulted space in the guest suite with 4 uniquely designed windows extruding out with separate gable roof above. The downstairs bedroom boasts 9’ ceilings, extremely tall windows to enjoy the greenery of the backyard, vertical wood paneling on the walls add a warmth that is not seen very often in today’s new build. The master bathroom has a showcase 42sq. walk-in shower with its own private south facing window to illuminate the space with natural morning light. A larger format wood siding was using for the vanity backsplash wall and a private water closet for privacy. In the interior reconfiguration and remodel portion of the project the area serving as a family room was transformed to an additional bedroom with a private bath, a laundry room and hallway. The old bathroom was divided with a wall and a pocket door into a powder room the leads to a tub room. The biggest change was the kitchen area, as befitting to the 1930’s the dining room, kitchen, utility room and laundry room were all compartmentalized and enclosed. We eliminated all these partitions and walls to create a large open kitchen area that is completely open to the vaulted dining room. This way the natural light the washes the kitchen in the morning and the rays of sun that hit the dining room in the afternoon can be shared by the two areas. The opening to the living room remained only at 8’ to keep a division of space.

Clean as clean can be. This super bright and white bathroom is a perfect design for whomever wants a easy on the eyes color scheme and a feeling of cleanliness. The bathroom was constructed as an addition to the master bedroom. The vanity and the toilet are floating and mounted to the wall to give a light weight feeling and openness. the huge double shower is perfect for two people to enjoy simultaneously and the curbless design (no step in) \ the open walk in area makes it easy and fun to use. the floor tile are the contrasting touch and together with the peitra gray top of the shower benches give the color punch that a white bathroom needs.

Like most homes that were built as part of a development project in Thousand oaks the kitchen in this home was extremely small and enclosed from all sides with only 2 small pathways leading to it. The first think on the list was to remove the largest wall and opening the space to the living area. The kitchen is comprised from an L-shape gray cabinets and a 11' long peninsula from pewter colored cabinet and a fantastic black noir countertop. The peninsula acts as a division between the living area and the kitchen. a large window brings a lot of natural light into the space and the light pastel almost colored backsplash adds a light and bright contrast to the grays and black colors of the kitchen. The large dark cabinet pulls tie together the two portions of the kitchen.

Angled corners cleverly allow for two cooks to work together in this smaller urban kitchen. Deep army green cabinets and granite counter offset the gleaming stainless steel back splash. Pot rack and rich thick maple butcher block set the stage for this gastronome's next masterpiece!

Who said that a Burbank bungalow home needs to be doll and old fashioned. In this Burbank remodeling project we took this 1200sq. bungalow home and turned it to a wonderful mixture of European modern kitchen space and calm transitional modern farmhouse furniture and flooring. The kitchen was a true challenge since space was a rare commodity, but with the right layout storage and work space became abundant. A floating 5' long sitting area was constructed and even the back face of the cabinets was used for wine racks. Exterior was updated as well with new black windows, new stucco over layer and new light fixtures all around. both bedrooms were fitted with huge 10' sliding doors overlooking the green backyard.

The floors are white wood look a like ceramic tiles and gray matching wood look a like tile baseboards. The center piece of the whole bathroom is the shower, using vertical chevron style tile gives the feeling of space and at the same time the chevron shape adds depth. for the accent of the shower unit we used mosaic 3D shapes of limestone tile and to finish it off a stainless steel hidden drain and a Hansgrohe shower system. When budget is important the solution can be as you see in this project - the wall was opened and removed but a structural post remained and it was incorporated in the design. The blue modern flat paneled cabinets was a perfect choice to contras the very familiar gray scale color scheme but it’s still compliments it since blue is in the correct cold color spectrum. Notice the great black windows and the fantastic awning window facing the pool. The awning window is great to be able to serve the exterior sitting area near the pool. Opening the wall also allowed us to compliment the kitchen with a nice bar/island sitting area without having an actual island in the space. The best part of this kitchen is the large built-in pantry wall with a tall wine fridge and a lovely coffee area that we built in the sitting area made the kitchen expend into the breakfast nook and doubled the area that is now considered to be the kitchen.

The classical Carrera marble look in a modern layout. Hex mosaic tiles for the floor and shower pan. A hidden drain unit with tiles imbedded in it. Subway layout of 3x6 Carrera tiles with 5/8" pencil liner for the trim lines and corners. A vertical chevron style Carrera mosaic 12x12 pieces right in the center of the plumbing fixtures to act as the center piece of this bathroom. Two matching sizes his\hers shampoo niches perfectly positioned in symmetrically opposite the plumbing wall.

Master suite addition to an existing 20's Spanish home in the heart of Sherman Oaks, approx. 300+ sq. added to this 1300sq. home to provide the needed master bedroom suite. the large 14' by 14' bedroom has a 1 lite French door to the back yard and a large window allowing much needed natural light, the new hardwood floors were matched to the existing wood flooring of the house, a Spanish style arch was done at the entrance to the master bedroom to conform with the rest of the architectural style of the home. The master bathroom on the other hand was designed with a Scandinavian style mixed with Modern wall mounted toilet to preserve space and to allow a clean look, an amazing gloss finish freestanding vanity unit boasting wall mounted faucets and a whole wall tiled with 2x10 subway tile in a herringbone pattern. For the floor tile we used 8x8 hand painted cement tile laid in a pattern pre determined prior to installation. The wall mounted toilet has a huge open niche above it with a marble shelf to be used for decoration. The huge shower boasts 2x10 herringbone pattern subway tile, a side to side niche with a marble shelf, the same marble material was also used for the shower step to give a clean look and act as a trim between the 8x8 cement tiles and the bark hex tile in the shower pan. Notice the hidden drain in the center with tile inserts and the great modern plumbing fixtures in an old work antique bronze finish. A walk-in closet was constructed as well to allow the much needed storage space.

This bathroom is part of a new Master suite construction for a traditional house in the city of Burbank. The space of this lovely bath is only 7.5' by 7.5' Going for the minimalistic look and a linear pattern for the concept. The floor tiles are 8"x8" concrete tiles with repetitive pattern imbedded in the, this pattern allows you to play with the placement of the tile and thus creating your own "Labyrinth" pattern. The two main bathroom walls are covered with 2"x8" white subway tile layout in a Traditional herringbone pattern. The toilet is wall mounted and has a hidden tank, the hidden tank required a small frame work that created a nice shelve to place decorative items above the toilet. You can see a nice dark strip of quartz material running on top of the shelve and the pony wall then it continues to run down all the way to the floor, this is the same quartz material as the counter top that is sitting on top of the vanity thus connecting the two elements together. For the final touch for this style we have used brushed brass plumbing fixtures and accessories.

Creation of a new master bathroom, kids’ bathroom, toilet room and a WIC from a mid. size bathroom was a challenge but the results were amazing. The master bathroom has a huge 5.5'x6' shower with his/hers shower heads. The main wall of the shower is made from 2 book matched porcelain slabs, the rest of the walls are made from Thasos marble tile and the floors are slate stone. The vanity is a double sink custom made with distress wood stain finish and its almost 10' long. The vanity countertop and backsplash are made from the same porcelain slab that was used on the shower wall. The two pocket doors on the opposite wall from the vanity hide the WIC and the water closet where a $6k toilet/bidet unit is warmed up and ready for her owner at any given moment. Notice also the huge 100" mirror with built-in LED light, it is a great tool to make the relatively narrow bathroom to look twice its size.

Complete overhaul of the common area in this wonderful Arcadia home. The living room, dining room and kitchen were redone. The direction was to obtain a contemporary look but to preserve the warmth of a ranch home. The perfect combination of modern colors such as grays and whites blend and work perfectly together with the abundant amount of wood tones in this design. The open kitchen is separated from the dining area with a large 10' peninsula with a waterfall finish detail. Notice the 3 different cabinet colors, the white of the upper cabinets, the Ash gray for the base cabinets and the magnificent olive of the peninsula are proof that you don't have to be afraid of using more than 1 color in your kitchen cabinets. The kitchen layout includes a secondary sink and a secondary dishwasher! For the busy life style of a modern family. The fireplace was completely redone with classic materials but in a contemporary layout. Notice the porcelain slab material on the hearth of the fireplace, the subway tile layout is a modern aligned pattern and the comfortable sitting nook on the side facing the large windows so you can enjoy a good book with a bright view. The bamboo flooring is continues throughout the house for a combining effect, tying together all the different spaces of the house. All the finish details and hardware are honed gold finish, gold tones compliment the wooden materials perfectly.

Updating a recently built town home in culver city for a wonderful family was a very enjoyable project for us. The townhouse bathroom had a basic look and was lacking in both storage and looks. the main part of this project was the custom design and building of the vanity unit and the extra storage with bi-fold doors so not to take up too much space. the floors were done with porcelain tile that mimics the rich look of Calcutta marble. the large format tile gives a sensation of space and minimalize the amount of grout lines on the floor. The shower unit received a much-needed high end plumbing fixture and the shower head was raised to a normal height. the walls were tiled with the same floor tile in a staggered pattern. the bench wall is the center focal point and is boasting a chiseled texture dark gray tile that is been complimented by the slate shower pan tile work. notice the bench top and the step into the shower, it is done with a single piece of quartz stone for a clean and grout-less look.
