This modern farmhouse located outside of Spokane, Washington, creates a prominent focal point among the landscape of rolling plains. The composition of the home is dominated by three steep gable rooflines linked together by a central spine. This unique design evokes a sense of expansion and contraction from one space to the next. Vertical cedar siding, poured concrete, and zinc gray metal elements clad the modern farmhouse, which, combined with a shop that has the aesthetic of a weathered barn, creates a sense of modernity that remains rooted to the surrounding environment. The Glo double pane A5 Series windows and doors were selected for the project because of their sleek, modern aesthetic and advanced thermal technology over traditional aluminum windows. High performance spacers, low iron glass, larger continuous thermal breaks, and multiple air seals allows the A5 Series to deliver high performance values and cost effective durability while remaining a sophisticated and stylish design choice. Strategically placed operable windows paired with large expanses of fixed picture windows provide natural ventilation and a visual connection to the outdoors.

As a conceptual urban infill project, the Wexley is designed for a narrow lot in the center of a city block. The 26’x48’ floor plan is divided into thirds from front to back and from left to right. In plan, the left third is reserved for circulation spaces and is reflected in elevation by a monolithic block wall in three shades of gray. Punching through this block wall, in three distinct parts, are the main levels windows for the stair tower, bathroom, and patio. The right two-thirds of the main level are reserved for the living room, kitchen, and dining room. At 16’ long, front to back, these three rooms align perfectly with the three-part block wall façade. It’s this interplay between plan and elevation that creates cohesion between each façade, no matter where it’s viewed. Given that this project would have neighbors on either side, great care was taken in crafting desirable vistas for the living, dining, and master bedroom. Upstairs, with a view to the street, the master bedroom has a pair of closets and a skillfully planned bathroom complete with soaker tub and separate tiled shower. The Impressive Studio City Mid-Century Exterior Masterpiece was a comprehensive interior and exterior remodel, revitalizing a dated property into a stunning modern sanctuary. The homeowners sought to blend mid-century design with a contemporary twist, emphasizing clean lines, natural materials, and expansive views. This Lincoln Park renovation transformed a conventionally built Chicago two-flat into a custom single-family residence with a modern, open floor plan. The white masonry exterior paired with new black windows brings a contemporary edge to this city home.

This beverage area has a wet bar within its absolute black polished granite counter, tops white shaker cabinets. The backsplash is tin. The open shelves are made from reclaimed wood and feature subtle and modern lighting. The black iron hardware matches the hardware on the adjacent Dutch door. After tearing down this home's existing addition, we set out to create a new addition with a modern farmhouse feel that still blended seamlessly with the original house. The addition includes a kitchen great room, laundry room and sitting room. Outside, we perfectly aligned the cupola on top of the roof, with the upper story windows and those with the lower windows, giving the addition a clean and crisp look. Using granite from Chester County, mica schist stone and hardy plank siding on the exterior walls helped the addition to blend in seamlessly with the original house. Inside, we customized each new space by paying close attention to the little details. Reclaimed wood for the mantle and shelving, sleek and subtle lighting under the reclaimed shelves, unique wall and floor tile, recessed outlets in the island, walnut trim on the hood, paneled appliances, and repeating materials in a symmetrical way work together to give the interior a sophisticated yet comfortable feel. Winner of "HOME OF THE YEAR 2016" San Diego Home and Garden Lifestyles Magazine featuring this great contemporary kitchen remodel in An Irving Gill renovation near Balboa Park stays true to its historic essence. More about the project. This young couple has a creative back ground, one being an actor and the other being a teacher who inspires others. They now enjoy a new historical home with amazing touches of modern styling and comforts. The home was designed by renowned architect Irving Gill in 1905 and is on the historical register but it only applies to the exterior of the home. The brick pillar is an original feature from the home's turn-of-the-century stove. The window casings were built to replicate the original Douglas Fir windows as seen on Gill's original plans, and all the molding was redone in his signature flush style as well. The central feature in this kitchen is the Yellow Italian Bertazzoni Range with a single herringbone tiled back splash. The cabinetry is a light gray paired perfectly with a dark "graphite" gray island, and industrial vents at the toe kick enhance the overall look. 10K designed this new construction home for a family of four who relocated to a serene, tranquil, and heavily wooded lot in Shorewood. Careful siting of the home preserves existing trees, is sympathetic to existing topography and drainage of the site, and maximizes views from gathering spaces and bedrooms to the lake. Simple forms with a bold black exterior finish contrast the light and airy interior spaces and finishes. Sublime moments and connections to nature are created through the use of floor to ceiling windows, long axial sight lines through the house, skylights, a breezeway between buildings, and a variety of spaces for work, play, and relaxation.

This unique farmhouse kitchen is a throw-back to the simple yet elegant white 3x6 subway tile, glass cabinetry, and spacious 12 foot white quartz island. With a farmhouse apron front sink and a 36" cooktop, this kitchen is a dreamy place to whip up some comfort food. Mid-Century Remodel on Tabor Hill This sensitively sited house was designed by Robert Coolidge, a renowned architect and grandson of President Calvin Coolidge. The house features a symmetrical gable roof and beautiful floor to ceiling glass facing due south, smartly oriented for passive solar heating. Situated on a steep lot, the house is primarily a single story that steps down to a family room. This lower level opens to a New England exterior. Our goals for this project were to maintain the integrity of the original design while creating more modern spaces. Our design team worked to envision what Coolidge himself might have designed if he'd had access to modern materials and fixtures. With the aim of creating a signature space that ties together the living, dining, and kitchen areas, we designed a variation on the 1950's "floating kitchen." In this inviting assembly, the kitchen is located away from exterior walls, which allows views from the floor-to-ceiling glass to remain uninterrupted by cabinetry. We updated rooms throughout the house; installing modern features that pay homage to the fine, sleek lines of the original design. Finally, we opened the family room to a terrace featuring a fire pit. Since a hallmark of our design is the diminishment of the hard line between interior and exterior, we were especially pleased for the opportunity to update this classic work.

A 90's builder home undergoes a massive renovation to accommodate this family of four who were looking for a comfortable, casual yet sophisticated atmosphere that pulled design influence from their collective roots in Colorado, Texas, NJ and California. Thoughtful touches throughout make this the perfect house to come home to. Featured in the January/February issue of DESIGN BUREAU. Won FAMILY ROOM OF THE YEAR by NC Design Online. The Kiguchi family moved into their Austin, Texas home in 1994. Built in the 1980’s as part of a neighborhood development, they happily raised their family here but longed for something more contemporary. Once they became empty nesters, they decided it was time for a major remodel. After spending many years visiting Austin AIA Home Tours that highlight contemporary residential architecture, they had a lot of ideas and in 2013 were ready to interview architects and get their renovation underway. The project turned into a major remodel due to an unstable foundation. Architects Ben Arbib and Ed Hughey, of Arbib Hughey Design were hired to solve the structural issue and look for inspiration in the bones of the house, which sat on top of a hillside and was surrounded by great views. Unfortunately, with the old floor plan, the beautiful views were hidden by small windows that were poorly placed. In order to bring more natural light into the house the window sizes and configurations had to be addressed, all while keeping in mind the homeowners desire for a modern look and feel. To achieve a more contemporary and sophisticated front of house, a new entry was designed that included removing a two-story bay window and porch. The entrance of the home also became more integrated with the landscape creating a template for new foliage to be planted. Older exterior materials were updated to incorporate a more muted palette of colors with a metal roof, dark grey siding in the back and white stucco in the front. Deep eaves were added over many of the new large windows for clean lines and sun protection. “Inside it was about opening up the floor plan, expanding the views throughout the house, and updating the material palette to get a modern look that was also warm and inviting,” said Ben from Arbib Hughey Design. “Prior to the remodel, the house had the typical separation of rooms. We removed the walls between them and changed all of the windows to Milgard Thermally Improved Aluminum to connect the inside with the outside. No matter where you are you get nice views and natural light.” The architects wanted to create some drama, which they accomplished with the window placement and opening up the interior floor plan to an open concept approach. Cabinetry was used to help delineate intimate spaces. To add warmth to an all-white living room, white-washed oak wood floors were installed and pine planks were used around the fireplace. The large windows served as artwork bringing the color of nature into the space. An octagon shaped, elevated dining room, (named “the turret”), had a big impact on the design of the house. They architects rounded the corners and added larger window openings overlooking a new sunken garden. The great room was also softened by rounding out the corners and that circular theme continued throughout the house, being picked up in skylight wells and kitchen cabinetry. A staircase leading to a catwalk was added and the result was a two-story window wall that flooded the home with natural light. When asked why Milgard® Thermally Improved Aluminum windows were selected, the architectural team listed many reasons: 1) Aesthetics: “We liked the slim profiles and narrow sightlines. The window frames never get in the way of the view and that was important to us. They also have a very contemporary look that went well with our design.” 2) Options: “We liked that we could get large sliding doors that matched the windows, giving us a very cohesive look and feel throughout the project.” 3) Cost Effective: “Milgard windows are affordable. You get a good product at a good price.” 4) Custom Sizes: “Milgard windows are customizable, which allowed us to get the right window for each location.” Ready to take on your own traditional to modern home remodeling project? Arbib Hughey Design advises, “Work with a good architect. That means picking a team that is creative, communicative, listens well and is responsive. We think it’s important for an architect to listen to their clients and give them something they want, not something the architect thinks they should have. At the same time you want an architect who is willing and able to think outside the box and offer up design options that you may not have considered. Design is about a lot of back and forth, trying out ideas, getting feedback and trying again.” The home was completely transformed into a unique, contemporary house perfectly integrated with its site. Internally the home has a natural flow for the occupants and externally it is integrated with the surroundings taking advantage of great natural light. As a side note, it was highly praised as part of the Austin AIA homes tour.
