The Rancho Estate provides a level of luxury that sets it apart from any residence in Los Angeles, breaking the record for the most expensive home ever sold in the Encino area. The Eden Group worked with the client to achieve all their development goals by providing integrated design and engineering services which developed concurrently achieving project milestones while staying within the construction budget. Our residential design team used modern aesthetics which entailed of design elements tailored to provide spacious and unparalleled views of the San Fernando Valley. Attracting a dream buyer is the most important aspect in the eyes of any real estate developer and that is why we chose two words to describe the amenities we incorporated into the design: Vast & Spectacular. The estate allows you to swim with infinite views, get your work out on at the indoor gym, shoot hoops with your friends in the indoor basketball court, go for a round of bowling with your child, chomp on popcorn in your theater, get a massage after the steam room at your private spa, putt a couple hole-in-ones, and if you get bored you can always choose to go for a ride from the collection inside your 16-car garage. Majestic high ceilings mixed wide span openings created a challenge for our engineers given the strict rules in the Baseline Hillside Ordinance and the California Building Code. Our structural engineers prepared innovative design plans which entailed of 150 deep pile foundations mixed with steel and laminated timber framing members. We also used permanent shoring techniques to reduce construction cost by eliminating the need for temporary shoring plans for both the structure foundation and on-site retaining walls. Given that California has some of the strictest stormwater management requirements and the total amount of non-permeable areas on this project, the client was required to construct a 35,000-gallon rain harvesting tank per the Low Impact Development Plan Best Management Practice (BMP’s) standards. Our specialized drainage design team captured all on-site stormwater through trench drains, area drains, and downspouts which routed water to a mechanical sump pump that connected to the storage tank for irrigation use later. Innovative design engineering techniques used on this project allowed for increased safety and sustainability making the Rancho Estate a masterpiece of contemporary construction.

Tasteful update to classic Henry Hill mid-century modern in the Berkeley Hills designed by Fischer Architecture in 2017. The project was featured by Curbed.com. Construction work required updating all systems to modern standards and code. Project included full master bedroom with ensuite bath, kitchen remodel, new roofing and windows, plumbing and electrical update, security system and modern technology updates. The setting is bucolic and appeals to families as well as active adults – the target market for this model home. The builder, Brookfield Residential, offers four distinct styles of homes, one of which is the Modern Farmhouse. The design is focused on blending modern trends with traditional farmhouse characteristics. Traditional farmhouse interiors were simple and practical. Walls were often whitewashed wood, white or light paint. Hardwood floors were lightly stained and varnished for a natural look. Bringing exterior siding and board and batten inside gives dimension and interest to white walls. A barn door opens into a study niche at the entry and the popped-up ceiling is enhanced with board and batten. The most popular features of this home include the open floor plan, large kitchen that opens to the great room and outdoor covered patio and the master suite with over-sized shower and walk-in closet. The lines between indoor and outdoor are blurred by the nano sliding doors that open up the house to the back porch.

Vintage Cellars, wine cellar builders out of san diego, california, were able to design and build this masterpiece as a major centerpoint of this dining room and kitchen. A custom wine cellar designed and built by vintage wine cellars out of San Diego, California - this custom wine wall has tons of unique and noteworthy features throughout. The bottom of the cellar begins with multiple areas for wine case storage and other bulk storage options. The great thing about this space is that it was designed for multi-use capability, leaving ample room to store multiple layers deep of single bottle storage as well. Directly above the case storage lie multiple layers of easy pull out shelving on smooth rolling tracks, seamlessly allowing for drawer sliding with no risk of bottle movement or abrupt stops. In this certain circumstance and with this specific client's collection, these sections really popped with color and intrigue with many cases of the same wines being placed into the racking. Intense hues of Red and Yellow POP, keeping this wine cellar interesting and a pleasure to look at no matter what section you're exploring. Horizontal stainless steel metal rods are Integrated into the custom cabinetry horizontally and angled across each multiple sections, again offering another unique and different design feature, now with wine bottle labels facing outward and completely visible. This beautiful North Vancouver home belongs to a nature-loving and health-conscious couple, Emma and Vince (names changed), their two young children, and their dog, Jasper. When they contacted us about renovating and furnishing their kitchen and family room, we walked in and saw a world of potential waiting to be uncovered. Before: Larkhall Crescent Home: Like many original North Vancouver homes, the interior was definitely dated. We encountered late ‘80s finishes in powder pink and teal green, old carpet, and a kitchen that wasn’t maximized to suit this family’s modern-day lifestyle. However, the size of the rooms offered us a ton of space with which to get creative. Knowing our clients’ love of cooking, need for work spaces (Emma and Vince both work remotely), and growing family, we developed a design concept that would increase usable space, optimize storage, and create intimacy in this large area. As for the style, we were inspired by their European roots, inventing a new and modern take on “Belgian Farmhouse” style. Now, the home is truly one-of-a-kind. After: Warm & Cozy Family Room: Fresh, bright, and comfortable, this living area has been transformed! We started with the fireplace as a focal point, selecting aged brick tiles for added texture and a crisp wood mantle. The taupe-coloured sectional infuses the room with visual warmth and serves the added purpose of separating the family room from the kitchen. Emma and Vince were also keen on using non-toxic materials in their home, and we were happy to oblige. To meet their needs, we sourced natural wood elements and sought out Canadian-made products - that adhere to high health standards - whenever possible. Look closer at the elements of this space, and you will find this stunning, honeycomb-patterned rug in earthy gold, beige, and charcoal tones. It’s plush to the touch and full of visual texture that brings this room’s colour palette together. We sourced these two-tone chairs with caning, petrified wood side table, black sconces, and botanical prints in greyscale from local artist, Heather Johnston. We topped off the space with this dark wood and rattan console that offers storage facing the kitchen and presents an opportunity to display cherished items. The result is a cozy lounging space brimming with comfort and functionality. It’s perfect for enjoying quality family time, or Emma can simply slide the coffee table away to make room for her morning yoga practice. Now, let’s turn around and give some attention to the kitchen. Do you remember what the original kitchen looked like? If not, scroll back up, because the transformation is shocking… Moody & Welcoming Kitchen for Healthy Living: This kitchen looks very different from how it started, right? Though we didn’t touch any walls, the kitchen has almost doubled in usable space! We created a long, extended island with storage, an outlet for small appliances, and seating for comfortable prep, after-school snacking, or mingling among friends. On the other side of the island, the family has even more storage and an integrated dishwasher within easy reach of the sink, perfect for quick clean-up. From this angle, you can also see the expansive custom Shaker cabinetry in white and the integrated double ovens. These facilitate their cooking experience and gave us the opportunity to add an additional surprise… A coffee garage station and more hidden storage! Keeping these items located along the perimeter allows them to be accessed by the family or their guests without someone getting under the cook’s feet. These are the little details that make everyday life easier and more enjoyable. Moving deeper into the kitchen, the seamless induction cooktop topped with a freestanding concealed hood fan commands attention in a soft yet prominent way. The natural wood accent mirrors the fireplace mantle, and the choice of off-black wood-grain cabinets not only continues our black-and-white colour palette but adds a sense of depth and contrast. The corner sink is located to the right and perfectly positioned with a view of their thriving backyard. To invite more of this family’s character into the space, we mixed metals for interest — matte black, dark pewter, and warm brass — and created open shelves in white oak for their plants and decor. You can also glimpse the tumbled edge of the backsplash tile, which echoes the rustic brick of the fireplace. It adds that farmhouse charm while still feeling timeless and sophisticated. Last but not least, we designed this dining banquette in the bay window (with integrated bench storage, of course), where the family can share a meal together, the kids can do homework, or Emma and Vince can work and enjoy a change of scenery from their offices. Like the other spaces in the home, it was designed to be beautiful, multi-functional, and long-lasting. We reconfigured the kitchen to maximize the light and the view. The sink and window were previously facing the next door neighbor's garage, so that became the range wall and the window was relocated to face the beautiful trees and rock formations in the back yard. A full light exterior entry door was added in place of the former door to let natural light flood the space. Layered recess lighting and a glass pendant over the sink further increase brightness in what was previously a very dark space. Custom moody gray-blue inset shaker cabinetry is paired with elongated handmade matte white tile backsplash, alongside white quartz, pale blue walls and off-white trim. Quartersawn white oak floors replace the old linoleum and blend beautifully with the original pine floors on the rest of the first floor. Warm brass hardware and fixtures are a lovely contrast against the dark cabinetry. A fluted white fireclay farm sink is a functional statement piece in a small space. An Acacia wood island with stainless steel top adds practical warmth. Period-appropriate trim was brought back into the modern kitchen to maintain the historic integrity of the home.

This closet has a clean modern feel. The color is practical too in that it does not show dust easily.

They work with absolute dedication to the context of each project, ensuring that every space speaks to its owner in their own language. Their concepts draw inspiration from the place of each project: the history, nature and culture, and incorporate that into its future form.

1950's mid-century modern beach house built by architect Richard Leitch in Carpinteria, California. Leitch built two one-story adjacent homes on the property which made for the perfect space to share seaside with family. In 2016, Emily restored the homes with a goal of melding past and present. Emily kept the beloved simple mid-century atmosphere while enhancing it with interiors that were beachy and fun yet durable and practical. The project also required complete re-landscaping by adding a variety of beautiful grasses and drought tolerant plants, extensive decking, fire pits, and repaving the driveway with cement and brick.

This clean line kitchen boasts a stunning combination of white oak and white cabinetry that exudes a sense of modern luxury. The cabinets provide ample storage space while seamlessly blending into the walls, creating a sleek and uncluttered look. The quartzite countertops add a touch of elegance to the space, with their natural veining and subtle sparkle catching the eye. The flooring is made of white oak parquet, providing a warm and inviting feel to the kitchen. The delicious texture and subtle grain of the wood flooring balance the coolness of the white cabinetry and the smooth countertop, creating a perfect blend that is both picturesque and functional. The stainless-steel appliances are not just practical and robust, they also add a touch of sophistication and chic to the kitchen. These appliances were carefully chosen to match the cool tones of the cabinetry, harmonizing the entire kitchen space. Overall, this clean line kitchen has been designed to be both functional and aesthetically pleasing. The combination of white oak and white cabinetry, quartzite countertops, white oak parquet floors, and stainless steel appliances blend perfectly together to create a timeless design that will never go out of style. It is a true masterpiece that will entice anyone to cook, entertain and hang out in.

These Northern Virginia residents have owned this vacation home for about ten years. With retirement imminent, they decided to give the entire home an over-haul. With it’s great bones and amazing location, this seemed like a very sound investment for their future. Paola McDonald from Olamar Interiors had been working with the clients for the past three years, helping them to renovate their Sterling, VA condominium and their Moorefield, WV weekend home. It seemed fitting that they would also hire her to help them renovate this home as well. For this project we took the home down to the studs and practically rebuilt it. The renovation includes an addition to the basement level and main floor to create a new fitness room, additional guest bedroom and larger kitchen and dining area. It also included a renovation of the facade of the home. The exterior of the home was completely re-sided and painted, and we added the tall windows at the stairs. The lower entry deck was expanded and an upper deck was added just off the kitchen in order for the homeowner to keep his grill away from the strong ocean winds. A new deck was also added off of the master bedroom. New stainless steel railings were added to all the decks. We opened the homes stairwells, adding custom glass railings and new lighting to create a much more open feel and allow for natural light to flood the entire main living area. The original, tiny kitchen was expanded substantially, adding a large custom eat in bar, wine storage area and plenty of storage. We utilized Decora’s Marquis Cabinetry in an espresso finish to give the kitchen a very clean, contemporary feel. Carrara marble countertops paired with a grey quartz, single slap marble backsplash, and stainless appliances create a clean look. In the new dining area, a simple Modloft dining table was paired with a Regina Andrew bubbles chandelier and Jessica Charles dining chairs for a sophisticated feel accentuated perfectly by beachy colors and textures that tie in the beautiful views of the Ocean. A custom chandelier from John Pomp is the highlight of the family room, particularly at night when it is reminiscent to fireflies in the sky. A new custom designed, custom made sectional, cozy newly added Spark Modern Fires gas fireplace, custom rug by Julie Dasher and Lee Industries chairs create a cozy place to lounge and watch television after a long day at the beach. Guests feel like they are in a luxurious boutique hotel complete with spectacular views, comfortable Ann Gish linens and beautiful and unique lighting fixtures. All three full baths and the powder room received complete facelifts with new glass, marble and ceramic tiles, Decora cabinetry, new lighting fixtures, quartz countertops and unique features that make unique statements in each one. Phillip Jeffries mica wallpaper are used in the entryway and family room fireplace walls to add a sandy texture to each space. Phillip Jeffries grasscloth was added to the master bedroom accent wall to create a delicate feature. New flooring throughout includes gorgeous dark stained hardwood floors, ceramic tile and Karastan carpeting in the bedrooms. The crisp white and grey walls are accentuated throughout the home by beach inspired turquoises, navies and lime greens. This is a permitted project in an Environmentally Critical Area of Seattle. Full survey and geotechnical reports were needed as well as changes to the best management practices during install.
