Inspiration for a small 3/4 brown tile and ceramic tile ceramic tile alcove shower remodel in New York with an integrated sink, dark wood cabinets, quartz countertops, a two-piece toilet, brown walls and flat-panel cabinets

With a sizeable backyard and a love for entertaining, these clients wanted to build a covered outdoor kitchen/bar and seating area. They had one specific area by the side of their pool, with limited space, to build the outdoor kitchen. There were immediate concerns about how to incorporate the two steps in the middle of the patio area; and they really wanted a bar that could seat at least eight people (to include an additional seating area with couches and chairs). This couple also wanted to use their outdoor living space year round. The kitchen needed ample storage and had to be easy to maintain. And last, but not least, they wanted it to look beautiful! This 16 x 26 ft clear span pavilion was a great fit for the area we had to work with. By using wrapped steel columns in the corners in 6-foot piers, carpenter-built trusses, and no ridge beams, we created good space usage underneath the pavilion. The steps were incorporated into the space to make the transition between the kitchen area and seating area, which looked like they were meant to be there. With a little additional flagstone work, we brought the curve of the step to meet the back island, which also created more floor space in the seating area. Two separate islands were created for the outdoor kitchen/bar area, built with galvanized metal studs to allow for more room inside the islands (for appliances and cabinets). We also used backer board and covered the islands with smooth finish stucco. The back island housed the BBQ, a 2-burner cooktop and sink, along with four cabinets, one of which was a pantry style cabinet with pull out shelves (air tight, dust proof and spider proof—also very important to the client). The front island housed the refrigerator, ice maker, and counter top cooler, with another set of pantry style, air tight cabinets. By curving the outside edge of the countertop we maximized the bar area and created seating for eight. In addition, we filled in the curve on the inside of the island with counter top and created two additional seats. In total, there was seating for ten people. Infrared heaters, ceiling fans and shades were added for climate control, so the outdoor living space could be used year round. A TV for sporting events and SONOS for music, were added for entertaining enjoyment. Track lighting, as well as LED tape lights under the backsplash, provided ideal lighting for after dark usage. The clients selected honed, Fantasy Brown Satin Quartzite, with a chipped edge detail for their countertop. This beautiful, linear design marble is very easy to maintain. The base of the islands were completed in stucco and painted satin gray to complement their house color. The posts were painted with Monterey Cliffs, which matched the color of the house shutter trim. The pavilion ceiling consisted of 2 x 6-T & G pine and was stained platinum gray. In the few months since the outdoor living space was built, the clients said they have used it for more than eight parties and can’t wait to use it for the holidays! They also made sure to tell us that the look, feel and maintenance of the area all are perfect!

The planning phase of this modern retreat was an intense collaboration that took place over the course of more than two years. While the initial design concept exceeded the clients' expectations, it also exceeded their budget beyond the point of comfort. The next several months were spent modifying the design, in attempts to lower the budget. Ultimately, the decision was made that they would hold off on the project until they could budget for the original design, rather than compromising the vision. About a year later, we repeated that same process, which resulted in the same outcome. After another year-long hiatus, we met once again. We revisited design thoughts, each of us bringing to the table new ideas and options. Each thought simply solidified the fact that the initial vision was absolutely what we all wanted to see come to fruition, and the decision was finally made to move forward. The main challenge of the site was elevation. The Southeast corner of the lot stands 5'6" above the threshold of the rear door, while the Northeast corner dropped a full 2' below the threshold of the door. The backyard was also long and narrow, sloping side-to-side and toward the house. The key to the design concept was to deftly place the project into the slope and utilize the elevation changes, without allowing them to dominate the yard, or overwhelm the senses. The unseen challenge on this project came in the form of hitting every underground issue possible. We had to relocate the sewer main, the gas line, and the electrical service; and since rock was sitting about 6" below the surface, all of these had to be chiseled through many feet of dense rock, adding to our projected timeline and budget. As you enter the space, your first stop is an outdoor living area. Smooth finished concrete, colored to match the 'Leuder' limestone coping, has a subtle saw-cut pattern aligned with the edges of the recessed fire pit. In small spaces, it is important to consider a multi-purpose approach. So, the recessed fire pit has been fitted with an aluminum cover that allows our client to set up tables and chairs for entertaining, right over the top of the fire pit. From here, it;s two steps up to the pool elevation, and the floating 'Leuder' limestone stepper pads that lead across the pool and hide the dam wall of the flush spa. The main retaining wall to the Southeast is a poured concrete wall with an integrated sheer descent waterfall into the spa. To bring in some depth and texture, a 'Brownstone' ledgestone was used to face both the dropped beam on the pool, and the raised beam of the water feature wall. The main water feature is comprised of five custom made stainless steel scuppers, supplied by a dedicated booster pump. Colored concrete stepper pads lead to the 'Ipe' wood deck at the far end of the pool. The placement of this wood deck allowed us to minimize our use of retaining walls on the Northeast end of the yard, since it drops off over three feet below the elevation of the pool beam. One of the most unique features on this project has to be the structure over the dining area. With a unique combination of steel and wood, the clean modern aesthetic of this structure creates a visual stamp in the space that standard structure could not accomplish. 4" steel posts, painted charcoal grey, are set on an angle, 4' into the bedrock, to anchor the structure. Steel I-beams painted in green-yellow color--aptly called "frolic"--act as the base to the hefty cedar rafters of the roof structure, which has a slight pitch toward the rear. A hidden gutter on the back of the roof sends water down a copper rain chain, and into the drainage system. The backdrop for both this dining area , as well as the living area, is the horizontal screen panel, created with alternating sizes of cedar planks, stained to a calm hue of dove grey.

Inspiration for a mid-sized transitional backyard concrete patio remodel in San Francisco with a roof extension

The home had a paver patio with a pergola. They wanted something simple with clean finishes as well as a Jacuzzi. We removed the old pavers and put down 16 X 24 travertine classic ivory tiles. Tying into the roof and incorporating the breezeway, we added a 900 SF patio cover. The center section has a vaulted ceiling and a gable roof. We dropped the Jacuzzi into the ground 2 feet and added composite decking around it. The fire pit adds a bit of flare to the project – it is 14’6” and has 26 feet of seating around it. The ceiling finish is hardie that has been painted to match the home with columns and beams that are also wrapped in hardie and painted with a complementary trim color. When this suburban family decided to renovate their kitchen, they knew that they wanted a little more space. Advance Design worked together with the homeowner to design a kitchen that would work for a large family who loved to gather regularly and always ended up in the kitchen! So the project began with extending out an exterior wall to accommodate a larger island and more moving-around space between the island and the perimeter cabinetry. Style was important to the cook, who began collecting accessories and photos of the look she loved for months prior to the project design. She was drawn to the brightness of whites and grays, and the design accentuated this color palette brilliantly with the incorporation of a warm shade of brown woods that originated from a dining room table that was a family favorite. Classic gray and white cabinetry from Dura Supreme hits the mark creating a perfect balance between bright and subdued. Hints of gray appear in the bead board detail peeking just behind glass doors, and in the application of the handsome floating wood shelves between cabinets. White subway tile is made extra interesting with the application of dark gray grout lines causing it to be a subtle but noticeable detail worthy of attention. Suede quartz Silestone graces the countertops with a soft matte hint of color that contrasts nicely with the presence of white painted cabinetry finished smartly with the brightness of a milky white farm sink. Old melds nicely with new, as antique bronze accents are sprinkled throughout hardware and fixtures, and work together unassumingly with the sleekness of stainless steel appliances. The grace and timelessness of this sparkling new kitchen maintains the charm and character of a space that has seen generations past. It's Christmas in July! This homeowner was interested in adding an outdoor space that would be continuous with their indoor living area. The large windows that separate the 2 spaces allows for their home to have a very open feel. They went with a contemporary craftsman style with clean straight lines in the columns and beams on the ceiling. The stone veneer fireplace, framed with full masonry block, with reclaimed Hemlock mantle as the centerpiece attraction and the stained pine tongue and groove vaulted ceiling gives the space a dramatic look. The columns have a stacked stone base that complements the stone on the fireplace and kitchen fascia. The light travertine flooring is a perfect balance for the dark stone on the column bases and knee walls beside the fireplace as well as the darker stained cedar beams and stones in the fireplace. The outdoor kitchen with stainless steel tile backsplash is equipped with a gas grill and a Big Green Egg as well as a fridge and storage space. This space is 525 square feet and is the perfect spot for any gathering. The patio is surrounded by stained concrete stepping stones with black star gravel. The original second story windows were replaced with smaller windows in order to allow for a proper roof pitch. TK IMAGES

Our client wanted an outdoor living space for her Border Collies and rescued cats. We used her existing patio and gave it a good power washing, fresh paint and we brought in Rough Sawn Redwood to create the fence and cat walks. Inspiration for a small mid-century modern l-shaped porcelain tile and white floor open concept kitchen remodel in San Francisco with a farmhouse sink, flat-panel cabinets, medium tone wood cabinets, multicolored backsplash, ceramic backsplash, stainless steel appliances, an island and soapstone countertops

The homeowner desired an outdoor space that would include an area for relaxing with a full view of the pool, an outdoor kitchen, a fire feature and a dining area. The space replaced a small patio cover that was just not big enough. We had to remove three 2nd floor windows in order to tie into the home and give the new cover a proper pitch. On the interior, we created art nooks where the windows had been. The kitchen has a tile backsplash, custom vent hood cover over a ventahood liner, custom cabinets that house the wireless electronic system, and is equipped with an RCS grill and stainless drawers, doors and an outdoor refrigerator. The bar area has bar top seating and a beautiful copper backsplash. The fascia is stone (Quarry Cream Rough) and matches the columns and fire pit bases. The fire pits are topped with Noce tumbled 16x24 pavers. They are custom built gas fire pits that allow for a full view of the pool and backyard. The flooring is a special feature! It is 12X48 paver tiles from Turkey that look like wood. The wood grain look was computerized directly on them. They have a rough texture, so it isn’t slippery (perfect for poolside). The ceiling is a coffered ceiling using tongue and groove pine that has been painted. The beams are wrapped in hardie and painted. The ceiling fans are Haiku fans. This design was created to allow for a wide open view of the pool and backyard as well as create a grand entrance to the yard from the home. Since the pool was there first, it was important to keep that as the main focus of the backyard! We think it's just gorgeous! TK IMAGES
