Build Prestige Homes detailed and specified expansive, high quality timber bi-fold doors and windows to take advantage of the property including the views across the manicured grass and gardens facing towards the resort sized pool, guest house and pool house. The guest and pool house are easily accessible by the main residence via a covered walkway, but far enough away to provide privacy. All of the internal and external finishes were selected by Build Prestige Homes to compliment the classic American aesthetic of the home. Natural, granite stone walls was used throughout the landscape design and to external feature walls of the home, pool house fireplace and chimney, property boundary gates and outdoor living areas. Natural limestone floor tiles in a subtle caramel tone were laid in a modular pattern and professionally sealed for a durable, classic, timeless appeal. Clay roof tiles with a flat profile were selected for their simplicity and elegance in a modern slate colour. Linea fibre cement cladding weather board combined with fibre cement accent trims was used on the external walls and around the windows and doors as it provides distinctive charm from the deep shadow of the linea. Custom designed and hand carved arbours with beautiful, classic curved rafters ends was installed off the formal living area and guest house. The quality timber windows and doors have all been painted white and feature traditional style glazing bars to suit the style of home. The Estate has been planned and designed to meet the needs of a growing family across multiple generations who regularly host great family gatherings. As the overall design, liveability, orientation, accessibility, innovative technology and timeless appeal have been considered and maximised, the Estate will be a place for this family to call home for decades to come.

The family wanted a rustic/Italian feel that still had an updated/modern look to it. They also wanted to keep with the traditional style of their home and décor. Tumbled travertine backsplash added a rustic feel to the kitchen, but we kept the design pretty clean and simple for a more timeless look. We added some Sonoma tantrum glass detail behind the cooktop and behind the built-ins for a pop of color that played off the granite. For the cabinetry, we used Dura Supreme. A black distressed island, and an ivory paint w/ espresso glaze on the perimeter. The creamy St. Cecilia countertops added warmth and pulled the white and black cabinetry together, and added plenty of extra seating. The charming oil rubbed bronze hardware and lighting fixtures really play nicely off the black island. The new medium toned oak hardwood flooring throughout the entire house gives it a very warm and inviting feel. The new layout provides them plenty of space for multiple cooks so they’re family can all relax and be together in the space.

The 2024 Southern Living Idea House is a new build that fits perfectly into the lush countryside. Designer and architect Kirsten Schoettelkotte’s design was inspired by the historic farmsteads and traditional architectural styles of South Carolina’s Lowcountry. The home has a wide front porch, brick stairway, copper gutters, and a standalone carriage house. The house’s design blended the indoor and outdoor spaces to take full advantage of the surrounding natural environment. “[Nearly] every room in the house has a window, and that was intentional,” said Schoettelkotte. Multiple Marvin products from the Ultimate and Elevate collections were selected for the home. Their durability and customization ability were a perfect fit for the project. Wild View Farm includes a new “Forever home” (we deconstructed an existing house with a 90% landfill diversion rate), and enhancements to several working barns. The 80 acre site was an original homestead farm from the 1890’s. Both its buildings and soil had become severely degraded. The owners are working to holistically restore this property and make it a model of modern regenerative farming. They are planting hundreds of trees, re-introducing livestock and working with Dryland Agroecology Research and High Plains Permaculture to restore the soil. The -51 HERS rated home is not just energy-efficient - it’s a model of “Regenerative design”. The deep green house design included multiple challenges – foremost was how to create a Passive Solar design that also took full advantage of the massive views to the West. We solved it with an L shaped building that optimized passive and active solar strategies on the south face, then actively protected the western facade with a giant covered porch and tuned glazing. The home’s leading-edge energy package includes a Ground source heat pump, a large roof-mounted solar PV array, battery back-up, EV chargers, and Energy Recovery Ventilator (ERV), Energy Star Appliances and windows, a robust foam insulation shell and LED lighting. We also endeavored to craft a modern day interpretation of the farmhouse typology, with a low-slung simple gable-roofed form that would feel like it’s always been there. The exterior material palette of limestone, cementitious stucco and heavy timber gives it a rich Colorado Modern Farmhouse feel. The home is full of custom details like walls of vaulted glass to capture the sweeping mountain views, an AI Smart Home control system, a sleeping loft for kids and guests, a hard-working Butler’s Pantry, a gourmet outdoor kitchen, a pool & spa, a cozy office nook for reading, and a lovely built-in bench for morning coffee. The client wanted a kitchen that created a warm and cozy feeling where family and friends would feel right at home. She sought a kitchen that was of the highest quality cabinetry and a designer that would really listen to her needs and wants. The Pewter glaze overtones on the cherry wood tie in with the distressed gray island; the Silestone Quartz Soapstone around the perimeter provides a neutral background, while the island has a more dramatic polished granite with cream, rose and brown tones to become a beautiful centerpiece. The cabinets are heavily detailed with beaded sides and backs, inset doors, chamfered corners wherever possible, toe valances and applied mouldings around the entire base to add a rich, handcrafted look. The heights of the cabinets vary to reduce uniformity, adding to the casual charm. An apron front sink also contributes to the country look. The desk is particularly fanciful with it’s mullion doors, French Country open shelves with beaded sides and back, curved and beaded valance and drawer with multiple drawerheads / applied molding. We also incorporated doors that come all the way to the counter to hide the usual home office clutter. The lower part of the desk includes many drawers of various sizes and even a special locking file drawer. The beautiful dark gray island boasts French Country open shelves with arched and beaded valances, a fluting detail on each corner of the cookbook shelves, toe details, lots of beadboard, and a variety of storage options for cooking utensils, pans, and serving dishes.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. Living areas engage an inviting terrace and built-in planter defined by a stone-faced retaining wall. Passive features include a continuous foam wrap on all six faces of the exterior envelope, uninterrupted even beneath floor slabs. Roof-ceiling assemblies at R-76 and wall assemblies at R-32 are well in excess of code required insulation values. Sun studies conducted on a 3D model throughout the day at multiple times of the year determined the length of shading overhangs and types of glazing needed to enhance and control heat gain during both heating and cooling seasons.
