Down-to-studs remodel and second floor addition. The original house was a simple plain ranch house with a layout that didn’t function well for the family. We changed the house to a contemporary Mediterranean with an eclectic mix of details. Space was limited by City Planning requirements so an important aspect of the design was to optimize every bit of space, both inside and outside. The living space extends out to functional places in the back and front yards: a private shaded back yard and a sunny seating area in the front yard off the kitchen where neighbors can easily mingle with the family. A Japanese bath off the master bedroom upstairs overlooks a private roof deck which is screened from neighbors’ views by a trellis with plants growing from planter boxes and with lanterns hanging from a trellis above. Our homeowners approached us for design help shortly after purchasing a fixer upper. They wanted to redesign the home into an open concept plan. Their goal was something that would serve multiple functions: allow them to entertain small groups while accommodating their two small children not only now but into the future as they grow up and have social lives of their own. They wanted the kitchen opened up to the living room to create a Great Room. The living room was also in need of an update including the bulky, existing brick fireplace. They were interested in an aesthetic that would have a mid-century flair with a modern layout. We added built-in cabinetry on either side of the fireplace mimicking the wood and stain color true to the era. The adjacent Family Room, needed minor updates to carry the mid-century flavor throughout.

The client wanted patio space for a chair so she could relax in the sun when the mood struck. The only spot in the yard with any sun is near the fence gate. A full-range New York Bluestone patio was added using 30” x 30” slabs. These slabs are dry-set so leveling was a challenge.
