This American Foursquare built in the early 1900’s needed a complete restoration. The back two story porch was rotten from years of neglect and needed to be torn down and completely rebuilt. Inside, the kitchen and bathrooms needed full renovations, and the trunk room was turned into the master bath in order to create a true master suite. Piperbear also handled the staging and assisted with the marketing of the property.

From neglected hoarder house to showplace! This post-war traditional ranch was remodeled into a sophisticated contemporary home by Tim Braseth of ArtCraft Homes, completed in 2013. Located in the Crenshaw Manor neighborhood of central Los Angeles with direct access to neighboring Culver City and downtown L.A. via the new Expo line. Space reconfiguration resulted in 3 spacious bedrooms and 2 full bathrooms. The couple that purchased this home, moved to Omaha from California. They loved the history of the neighborhood. It had been neglected for years, until someone came through before them and decided to flip it (and not very well). They had multiple spaces in the house they wished to renovate, while maintaining the original integrity of the home. Their first goal was to convert an upstairs bathroom, bedroom, and hall space to a large master bath with two walk-in closets and large shower. We then changed the pitch of the outdoor porch roof of the back addition to accommodate a hot tub above, and connect an entrance to their newly renovated upstairs master bath/suite. We also had additional cabinetry made for a serving bar in the kitchen that was previously an empty space. The last space was a full hall bath that we took completely down to the studs and re-designed/built. I would like to credit Bill Bolte Construction for taking my designs and the ideas laid out by the homeowners and turning them into an incredible reality.

Opportunity: The unusual shape of this space, low ceilings, and poorly located appliances combined to make guests feel cramped and unsure of where to sit in this kitchen. The access doors to the exterior deck begged for more space to make for a more natural flow from the inside out. And the adjacent TV area off of the kitchen felt neglected and disjointed. With some holistic thinking and beautiful details, we were able to turn this awkward space into a focal point of a warm and cozy home. RESULT: The range backsplash became our piece de resistance and our focus on creating a cohesive design of the spaces. A blue/gray and white theme with gold accents evolved and combined to bring it all together.

Another design project underway, is a complete renovation of a neglected estate, with so much potential. Located in a beautiful setting of vineyards and views. The exterior and interior will reflect my love of the French Provence style. A little French, a little chateau – with a casual, classic, elegant style.

The Randolph flip is another successful project by an energetic client always looking to fix up a very uncared home and flip it to a lucky buyer. The end result is a very open clean house with many beautiful features. THis home had been neglected for years starting on the outside with very overgrown landscaping making it a very unfriendly looking home nobody would want to approach. We cleaned up the yard gave it some new bright siding. But the real magic happened on the inside by opening up the living room, kitchen and dining area creating a welcome and entertaining amenable space. We relocated the kitchen to give it a better flow and allowing for the kitchen to enlarge in size. Created a more friendly family room by refacing the fireplace in stone and giving everything a fresh look. Upstairs we expanded the master bedroom and gave it a beautiful master bathroom. This back yard had been neglected for a long time. With strategic changes, we manage to level the top part, create some visual interest with the frame and side plantings and develop a better garden in the lower level. Ready to grow and provide interest and color throughout the seasons.

This neglected farmhouse has found a new family. Together we will undo the exterior muddling of the past, restore the interior spaces and create an amazing home for future generations to enjoy. As part of the process, we are improving the function, durability, energy efficiency and appearance of this home. We are converting a screen porch into a much-needed mudroom, air sealing the walls, increasing the insulation throughout, using resilient materials, and restoring the trim with classic details. Thanks to the amazing clients and excellent building crew, this restoration has been a truly rewarding process; transforming a village eyesore into a beautiful home.

This 1900's Victorian home was a huge undertaking! We took a dilapidated, neglected duplex and gave it a full make over. The exterior windows, doors, trim and siding were rebuilt in the areas where the wood rot or dry rot was extensive using the same materials and style as the original structure. The interior had been morphed into a duplex over the years, but the bones showed the truth of the original structure in the header for a single front door.

We were asked to restore a beautiful geometric Victorian tiled floor. The property had been used as a letting house and the floor had been used and abused for many years, just given an occasional mop over from time to time. The new owners wanted to revive the colours and deal with the neglect. Step one was to put down the tile doctor pro clean alkaline cleaning solution and to let it dwell for a period of around twenty minutes. We gave the solution plenty of dwell time before setting up our low speed rotary machine, underneath it we used a black pad to agitate and help loosen the ingrained dirt. Once completed we set up our powerful rinsing tool which is attached to a machine fixed into our van, by doing this we do not need to dispose of any dirty water on your property but instead we take it away with us and dispose of it in the proper manner in an appropriate disposal point. After rinsing the floor came up very well but we still felt it could be better, we used a steamer coupled with HBU Nanotech and a scraper to remove various deposits of paint and other sticky residue which had set over time. After thoroughly rinsing the floor again we left the floor to dry for 4 days, Victorian tiles along with other earth based tiles are very absorbent and need to dry thoroughly and fully. On our return we tested for damp ensuring the floor was dry enough to seal. To seal the floor we used two coats of colour grow impregnating sealer, once the sealer had dried we then began sealing the floor using seal and go. After applying several thin coats of seal and go, the floor reached the desired appearance. A combination of Pro clean, hbu nanotech, colour grow and seal and go with a little bit of care from your local tile doctor restored this old uncared for floor back to the prime of its life.

After decades of neglect left its yard overgrown with weeds and wild flora, we have painstakingly restored the landscapes back to a simple and beautiful state where old growth is enhanced by new additions.

Our clients knew they wanted to live in Wicker Park, within walking distance of everything the neighborhood has to offer. They found an 1890s cottage-style home on a great street and fell in love with its charm. Unfortunately, the house had fallen into a state of serious neglect and needed significant work. Excited, but also a bit overwhelmed, our clients came to us for help with a gut renovation. We were able to guide them through the entire process from the start of demo through placement of the final decorative object. The process was fun and rewarding and, upon completion, our clients were left with a tailored and sophisticated home that is just as stylish as they are.

Lincoln has a lot of woods, woods that have grown up in neglect and are mostly oaks with tall trunks. This habitat creates a dearth of habitat for birds and other edge-loving species. This owner wanted to encourage birds while keeping views to neighbors' yards minimal, and have some large lawn play area that didn't look out of place. We created lobes of lawn within the woods, two large bean-shaped rooms with lots of edge and plant species for supporting birds.

This is a half-acre garden near the center of Towson, so it’s on the edge between urban and suburban. My dad, Wolfgang Oehme, designed the garden initially. After a change in ownership, I was asked to redesign much of the garden since it needed some help since it had been neglected. I designed and installed much of the planting that you see in the photos. I also redesigned the planting for the fish pond, butterfly garden in the rear, pollinator garden in the front, and I install annuals that fill the 9 pots at the front steps and rear deck and patio.
