  Free ebook, Creating the Ideal Kitchen. DOWNLOAD NOW   Our clients and their three teenage kids had outgrown the footprint of their existing home and felt they needed some space to spread out. They came in with a couple of sets of drawings from different architects that were not quite what they were looking for, so we set out to really listen and try to provide a design that would meet their objectives given what the space could offer. We started by agreeing that a bump out was the best way to go and then decided on the size and the floor plan locations of the mudroom, powder room and butler pantry which were all part of the project. We also planned for an eat-in banquette that is neatly tucked into the corner and surrounded by windows providing a lovely spot for daily meals. The kitchen itself is L-shaped with the refrigerator and range along one wall, and the new sink along the exterior wall with a large window overlooking the backyard. A large island, with seating for five, houses a prep sink and microwave. A new opening space between the kitchen and dining room includes a butler pantry/bar in one section and a large kitchen pantry in the other. Through the door to the left of the main sink is access to the new mudroom and powder room and existing attached garage. White inset cabinets, quartzite countertops, subway tile and nickel accents provide a traditional feel. The gray island is a needed contrast to the dark wood flooring. Last but not least, professional appliances provide the tools of the trade needed to make this one hardworking kitchen. AV Architects + Builders Location: Great Falls, VA, United States Our clients were looking to renovate their existing master bedroom into a more luxurious, modern space with an open floor plan and expansive modern bath design. The existing floor plan felt too cramped and didn’t offer much closet space or spa like features. Without having to make changes to the exterior structure, we designed a space customized around their lifestyle and allowed them to feel more relaxed at home. Our modern design features an open-concept master bedroom suite that connects to the master bath for a total of 600 square feet. We included floating modern style vanity cabinets with white Zen quartz, large black format wall tile, and floating hanging mirrors. Located right next to the vanity area is a large, modern style pull-out linen cabinet that provides ample storage, as well as a wooden floating bench that provides storage below the large window. The centerpiece of our modern design is the combined free-standing tub and walk-in, curb less shower area, surrounded by views of the natural landscape. To highlight the modern design interior, we added light white porcelain large format floor tile to complement the floor-to-ceiling dark grey porcelain wall tile to give off a modern appeal. When the homeowners purchased this traditional colonial in Vienna, Virginia, they were already planning on making some serious changes. The home’s original floor plan was boxy and closed in, making traffic flow from one room to the next virtually non-existent. Additionally, the existing décor left a lot to be desired. Their vision was to open up the layout and create a more contemporary look using lots of light, soft colors and high end materials. They decided to add a two-story addition to the back of the home’s existing breakfast room and the small upstairs bedroom above it. The old breakfast area was too small for their daily meals and their teenage son needed more space in his bedroom. They also decided to add a sunroom/family room to the left side of their old family room. This new room offers a vaulted ceiling with four skylights and lots of windows with a better view of the side and backyard. To create a more open floor plan, the team at Michael Nash Design, Build & Homes removed the load bearing wall between the kitchen and family room and installed a large beam to handle the second floor load. Not only did this open up the space, but it allowed for the addition of a breakfast bar. The right side bearing wall of the old family room was also removed and replaced with structural beams. This action created a continuous flow between the new sunroom and old family room. Separated by a double-sided stone fireplace, this new sunroom is connected to a new outside sun deck built using a maintenance-free decking material. The old family room with new lighting now serves as a casual seating area. It also features an eight-foot long built-in desk. The newly updated kitchen features granite countertops with matching tile backsplash, professional-quality appliances, a porcelain tile floor and custom cabinets, including a large pantry. The new breakfast room is more spacious and gets daylight from three different angles. Upstairs, a new 12’ x 20’ bedroom is a great place for this teenage football fan to hang out. It provides significantly more closet space than the old room and lets in more sunlight as well. The old laundry room was converted to a new mudroom with locker style cabinetry and a place for kids to store their bag packs. New plumbing and electrical were implemented in a new closet in an upper hallway to facilitate the new washer and dryer. In this remodel, form and function have come together in an open concept design that meets the needs of the entire family.

2011 NARI CAPITAL COTY GRAND AWARD WINNER Having a small 10’ x 12’ kitchen tucked in the back corner of their home wasn’t working for this this young and growing family. Its cramped layout didn’t allow for a breakfast area and storage space was non-existent, both major issues for their busy day-to-day lifestyle. After consulting with Michael Nash Design, Build & Homes, they decided to build a 300 square foot addition onto the back of this 1960’s vintage split level. The planned addition expanded and updated the home’s kitchen via a contemporary design, added plenty of storage and provided a much needed breakfast seating area. More importantly, it created a great place for the family to gather. The new kitchen contains a 48” professional-grade range and a large built-in refrigerator, as well as lots of cabinetry and counter space to meet client’s storage needs. Use of lighter shaker style custom painted cabinetry with honed black counter tops has lightened the space tremendously. A large island with distress black cherry cabinetry ans a mahogany countertop was installed and has become the focal point of the kitchen. By removing a partition that previously separated the kitchen from the dining room, the new design has created a wide open floor plan. The casual dining room flows right into a casual seating area with a corner fireplace. French doors open onto a large new deck. Best of all, the addition lets the family spend time together before, during and after mean preparation. It’s truly become the hearth of the home.

By mimicking the kitchen cabinet/West Elm shelving dynamic in the dining area, we were really able to tie the two spaces together. The clients had an existing antique pine dining table that had been poorly refinished one too many times. In this beautiful Houston remodel, we took on the exterior AND interior - with a new outdoor kitchen, patio cover and balcony outside and a Mid-Century Modern redesign on the inside: "This project was really unique, not only in the extensive scope of it, but in the number of different elements needing to be coordinated with each other," says Outdoor Homescapes of Houston owner Wayne Franks. "Our entire team really rose to the challenge." OUTSIDE The new outdoor living space includes a 14 x 20-foot patio addition with an outdoor kitchen and balcony. We also extended the roof over the patio between the house and the breezeway (the new section is 26 x 14 feet). On the patio and balcony, we laid about 1,100-square foot of new hardscaping in the place of pea gravel. The new material is a gorgeous, honed-and-filled Nysa travertine tile in a Versailles pattern. We used the same tile for the new pool coping, too. We also added French doors leading to the patio and balcony from a lower bedroom and upper game room, respectively: The outdoor kitchen above features Southern Cream cobblestone facing and a Titanium granite countertop and raised bar. The 8 x 12-foot, L-shaped kitchen island houses an RCS 27-inch grill, plus an RCS ice maker, lowered power burner, fridge and sink. The outdoor ceiling is tongue-and-groove pine boards, done in the Minwax stain "Jacobean." INSIDE Inside, we repainted the entire house from top to bottom, including baseboards, doors, crown molding and cabinets. We also updated the lighting throughout. "Their style before was really non-existent," says Lisha Maxey, senior designer with Outdoor Homescapes and owner of LGH Design Services in Houston. "They did what most families do - got items when they needed them, worrying less about creating a unified style for the home." Other than a new travertine tile floor the client had put in 6 months earlier, the space had never been updated. The drapery had been there for 15 years. And the living room had an enormous leather sectional couch that virtually filled the entire room. In its place, we put all new, Mid-Century Modern furniture from World Market. The drapery fabric and chandelier came from High Fashion Home. All the other new sconces and chandeliers throughout the house came from Pottery Barn and all décor accents from World Market. The couple and their two teenaged sons got bedroom makeovers as well. One of the sons, for instance, started with childish bunk beds and piles of books everywhere. "We gave him a grown-up space he could enjoy well into his high school years," says Lisha. The new bed is also from World Market. We also updated the kitchen by removing all the old wallpaper and window blinds and adding new paint and knobs and pulls for the cabinets. (The family plans to update the backsplash later.) The top handrail on the stairs got a coat of black paint, and we added a console table (from Kirkland's) in the downstairs hallway. In the dining room, we painted the cabinet and mirror frames black and added new drapes, but kept the existing furniture and flooring. "I'm just so pleased with how it turned out - especially Lisha's coordination of all the materials and finishes," says Wayne. "But as a full-service outdoor design team, this is what we do, and our all our great reviews are telling us we're doing it well."

In this beautiful Houston remodel, we took on the exterior AND interior - with a new outdoor kitchen, patio cover and balcony outside and a Mid-Century Modern redesign on the inside: "This project was really unique, not only in the extensive scope of it, but in the number of different elements needing to be coordinated with each other," says Outdoor Homescapes of Houston owner Wayne Franks. "Our entire team really rose to the challenge." OUTSIDE The new outdoor living space includes a 14 x 20-foot patio addition with an outdoor kitchen and balcony. We also extended the roof over the patio between the house and the breezeway (the new section is 26 x 14 feet). On the patio and balcony, we laid about 1,100-square foot of new hardscaping in the place of pea gravel. The new material is a gorgeous, honed-and-filled Nysa travertine tile in a Versailles pattern. We used the same tile for the new pool coping, too. We also added French doors leading to the patio and balcony from a lower bedroom and upper game room, respectively. The outdoor kitchen above features Southern Cream cobblestone facing and a Titanium granite countertop and raised bar. The 8 x 12-foot, L-shaped kitchen island houses an RCS 27-inch grill, plus an RCS ice maker, lowered power burner, fridge and sink. The outdoor ceiling is tongue-and-groove pine boards, done in the Minwax stain "Jacobean." INSIDE Inside, we repainted the entire house from top to bottom, including baseboards, doors, crown molding and cabinets. We also updated the lighting throughout. "Their style before was really non-existent," says Lisha Maxey, senior designer with Outdoor Homescapes and owner of LGH Design Services in Houston. "They did what most families do - got items when they needed them, worrying less about creating a unified style for the home." Other than a new travertine tile floor the client had put in 6 months earlier, the space had never been updated. The drapery had been there for 15 years. And the living room had an enormous leather sectional couch that virtually filled the entire room. In its place, we put all new, Mid-Century Modern furniture from World Market. The drapery fabric and chandelier came from High Fashion Home. All the other new sconces and chandeliers throughout the house came from Pottery Barn and all décor accents from World Market. The couple and their two teenaged sons got bedroom makeovers as well. One of the sons, for instance, started with childish bunk beds and piles of books everywhere. "We gave him a grown-up space he could enjoy well into his high school years," says Lisha. The new bed is also from World Market. We also updated the kitchen by removing all the old wallpaper and window blinds and adding new paint and knobs and pulls for the cabinets. (The family plans to update the backsplash later.) The top handrail on the stairs got a coat of black paint, and we added a console table (from Kirkland's) in the downstairs hallway. In the dining room, we painted the cabinet and mirror frames black and added new drapes, but kept the existing furniture and flooring. "I'm just so pleased with how it turned out - especially Lisha's coordination of all the materials and finishes," says Wayne. "But as a full-service outdoor design team, this is what we do, and our all our great reviews are telling us we're doing it well."

It was arduous to find space for sleeping, reading, sewing, writing, painting and sitting - all within a 168 square foot room. Success depended on creative use of every nook and savvy space planning. There were two closets, so one was repurposed into a small office area. The mesh bins are used for storing sewing materials or other craft supplies.

The existing cedar ceiling was re-finished. Beams and boards divide up the ceiling to add detail and interest. The beams run into custom brackets with black metal detailing that reflect the slope of the ceiling on the sides of the room. The existing fireplace was re-finished with non-grouted vineyard granite ashlar and a new oak mantel. My clients purchased a grand home on a spectacular waterfront setting, but the interior felt dark and drab. Our challenge was to turn the existing home into a high end Hampton-style residence without major construction. We choose to focus on color, contrast and texture, changing almost every surface in the home and reversing the contrast to make the home light and airy. We invested the construction expense on elements crucial to style and function. Removing a row of out of scale upper cabinetry in the kitchen and replacing it with 3 double hung windows expands the view to 180 degrees and floods the room with light. To create symmetry and balance in the kitchen, we moved the cooktop and centered the sink. The wine cellar entry opened awkwardly into the kitchen and there was no pantry, so we modified the wine cellar and moved the door for better flow, allowing for a large pantry. On the opposite end of the great room, we balanced the fireplace with cabinetry and tall wainscoting. The floors were stained dark espresso while all other trim and cabinetry went a bright white. It took 14 tries to get the perfect wall color – a pale beige/color reminiscent of sand. A former summer camp, this site came with a unique set of challenges. An existing 1200 square foot cabin was perched on the shore of Thorndike Pond, well within the current required setbacks. Three additional outbuildings were part of the property, each of them small and non-conforming. By limiting reconstruction to the existing footprints we were able to gain planning consent to rebuild each structure. A full second story added much needed space to the main house. Two of the outbuildings have been rebuilt to accommodate guests, maintaining the spirit of the original camp. Black stained exteriors help the buildings blend into the landscape. This Oakland hills project began with very steep front & back yard areas. The design was created to provide a functional entry access to the house as well as create an outdoor back yard space for the family and their young children. The front yard area was unusable with dilapidated wood steps and overgrown weeds. The back yard area was non-existent because of a lack of patio space, broken wood retaining walls & steep terrain. The design included developing retaining walls to create terraces and functional spaces. for the backyard, it was important to create as much patio space for the kids to have outdoor play areas. ornamentals shrubs, no-mow lawn and a maple were plants specified to create a modern aesthetic. landscape lighting provided function and mood.
