The task of water heating was completed by a gas Rinnai point of use hot water heater in the utility room and all windows were replaced with Anderson thermal pane and 6 Velux skylights were mounted to bring the outdoors inside. The home’s HVAC system was top of the line several years ago and both sets of new gas logs are controlled with remotes. Formerly a summer home, all exterior walls were studded out with insulation added, and whole house fans were installed in the attic and upstairs bathroom. Although many of these upgrades may not be visible, they allow the home to be more energy efficient and more comfortable……allowing The Lodge at Gold Mine Falls to become your four season retreat.

At the outset, this project began with the transformation of a 2-car attached garage. The goal was to create a mudroom, an exercise room, and a breezeway to seamlessly connect the spacious detached garage with the main part of the house. Additionally, the project involved partial roof removal and the addition of a new front entry. But then came an unexpected twist – scope creep. We found ourselves veering away from the initial client-supplied architectural plans. After numerous consultations with the clients and several iterations of the design, we arrived at a significantly improved plan for the remodel and addition. Our journey commenced with the demolition of almost the entire former 2-car garage, making space for a new, oversized 3-car garage measuring 40′ x 28′. This garage was strategically placed between the existing house and the large detached garage. We introduced a custom low-sloped flat roof, designed to address historical drainage issues. To mitigate water pooling, we created a custom concrete step at the back corner of the garage, equipped with a sturdy metal grate that sits flush with the step. We also installed a PVC drainage system, commencing at the step and running beneath a newly designed patio, ultimately draining into the yard. These measures have significantly reduced water accumulation around the house. The new garage boasts several features, including Longboard aluminum siding, custom full glass garage doors, interior drywall finished to a level 4, an abundance of can lights, an epoxy floor coating, vinyl base trim, a new forced air garage heater, and more. The clients also requested a designated space for their three kids and their friends to enjoy, thus giving birth to the “Kid Zone.” We partitioned a section of the existing oversized garage, resulting in a space measuring approximately 22′ x 32′, brimming with entertainment possibilities. To enhance control over the temperature in the Kid Zone, we collaborated with our licensed HVAC partner to install a cold weather mini-split system. One of the most significant challenges was the modernization and consolidation of the home’s main electrical systems. We reconfigured and combined 6-7 different electrical panels into just two. One panel serves the main house, while the second is dedicated to backup power from a generator. These panels, along with the boiler for the in-floor heating system, are housed in a newly constructed mechanical room within the Kid Zone. Inside the main house, we completed various tasks, such as removing the ceiling in the hallway from the new garage to address prior water damage, improve insulation, and rework electrical and HVAC systems. We also replaced the ceiling from the front door to the base of the stairs, adding new can lighting and enhancing insulation. Skilled drywall specialists then installed and finished new drywall to a level 5 standard. The exterior of the house underwent a complete overhaul. Before installing new roofing on the entire house and garage, we modified an existing flat roof by adding custom lumber and plywood to enhance the pitch, preventing future ice dams. A new rubber roof was expertly installed on the oversized 3-car garage, and the flat roof section we re-framed. Our meticulous exterior team removed old white aluminum soffit, fascia, and gutters, replacing them with new framing to accommodate Longboard soffit material. This task was particularly challenging due to the age of the house and the non-standard wall and roof framing. Our skilled exterior subcontractors ensured a perfect fit. Near the pool area, we discovered severe rot and decay from years of water intrusion. After informing the homeowners, we ordered and installed five new commercial-style block framed windows and a custom 8′ high Anderson patio door. This involved careful removal and replacement of window headers from the outside to avoid disturbing the finished part of the house. We reframed the large openings to fit the new windows, and our skilled trim carpenters installed new walnut casing, base, and window sills. In total, we replaced around 900 lineal feet of soffit and installed approximately 32 squares of aluminum siding. The entire house was meticulously prepped, repaired, and painted according to the client’s chosen color. Throughout the project, we incorporated numerous custom touches and unique design elements, some of which you can see in the pictures. Our team also addressed various unforeseen challenges, from soil issues to rot and decay repair, roof leaks, drainage problems, electrical and HVAC complexities, and much more. Our client’s intension was to make this bathroom suite a very specialized spa retreat. She envisioned exquisite, highly crafted components and loved the colors gold and purple. We were challenged to mix contemporary, traditional and rustic features. Also on the wish-list were a sizeable wardrobe room and a meditative loft-like retreat. Hydronic heated flooring was installed throughout. The numerous features in this project required replacement of the home’s plumbing and electrical systems. The cedar ceiling and other places in the room replicate what is found in the rest of the home. The project encompassed 400 sq. feet. Features found at one end of the suite are new stained glass windows – designed to match to existing, a Giallo Rio slab granite platform and a Carlton clawfoot tub. The platform is banded at the floor by a mosaic of 1″ x 1″ glass tile. Near the tub platform area is a large walnut stained vanity with Contemporary slab door fronts and shaker drawers. This is the larger of two separate vanities. Each are enhanced with hand blown artisan pendant lighting. A custom fireplace is centrally placed as a dominant design feature. The hammered copper that surrounds the fireplace and vent pipe were crafted by a talented local tradesman. It is topped with a Café Imperial marble. A lavishly appointed shower is the centerpiece of the bathroom suite. The many slabs of granite used on this project were chosen for the beautiful veins of quartz, purple and gold that our client adores. Two distinct spaces flank a small vanity; the wardrobe and the loft-like Magic Room. Both precisely fulfill their intended practical and meditative purposes. A floor to ceiling wardrobe and oversized built-in dresser keep clothing, shoes and accessories organized. The dresser is topped with the same marble used atop the fireplace and inset into the wardrobe flooring. The Magic Room is a space for resting, reading or just gazing out on the serene setting. The reading lights are Oil Rubbed Bronze. A drawer within the step up to the loft keeps reading and writing materials neatly tucked away. Within the highly customized space, marble, granite, copper and art glass come together in a harmonious design that is organized for maximum rejuvenation that pleases our client to not end! A built-in floor to ceiling cherry wood wall unit, with granite serving surface, highlights a side wall and is topped off with a large piece of stained glass from an English pub. The mood lighting behind the stained glass and the antique library ladder really highlights this unique bookcase. Distinctive lighting fixtures and fans provide dining area lighting and circulation from the cool breezes off of Lake Burton. Knowing that the east wall in the kitchen and study were once on the home’s exterior allowed us to investigate and reveal the true character of these walls by removing the two layers of drywall and 4 inches of plaster exposing a striking addition to both rooms…… beautiful granite rock walls. The hallway flows into the granite breakfast bar which fully complements the newly exposed granite wall. From the Viking SS refrigerator to gas Jenn Air ceramic cooktop and microwave the appliances are a chef’s delight. Lighting is a critical component in a gourmet kitchen and the light from the double window is enhanced by two spotlights over the cooking area, LED task lighting under the cabinets, mood lighting over the top cabinets, and four “Murano” hand blown glass pendant lights over the sink and bar area. Scoring points in the design category, the full wood “Thomasville” two tone glazed cabinets that are country white and palomino scream style and sophistication, and are accentuated by the cool copper glass backsplash and refined stainless steel hardware. The distinctive maple stair treads with their grain and raw edge being displayed, were milled locally in Clayton and then installed from underneath so that no screw or nail heads are visible. The staircase was completed with wrought iron spindles, raw cedar handrail and floor to ceiling end post. Upon your entry into the sleeping loft, you will notice the amount of light that enters through the two skylights and large window facing the pond. The sound of water rushing over the pond’s spillway is a delightful addition to this large sleeping loft. Finished with engineered hardwood flooring and two built in double beds with tree trunks for legs, the room can accommodate four additional twin beds. The sleeping loft is also equipped with a kitchenette and a distinctive cedar and rock walled bathroom. The bath features an antique dresser vanity with marble vessel sink, distinctive fixtures and a floor to ceiling polished travertine marble shower with rain head. This bathroom also has an exterior door leading to a secondary upstairs staircase in the back yard. Just envision the great sleepovers the kids or grandkids will have here or how your out of town friends or family will just love this special area designed with their comfort and needs in mind. Originally constructed in 1925 by “off Broadway” star Rose Grant, this property is rich in history. In the early years, this home was one of the first in Rabun County to generate its own electric from the waterfall. Several small cabins were also built on the property and rented out to guests who came for the waterfall, swim in the pond and connect with nature. Other notable residents were Mrs. and Doctor Fowler who was a local pediatrician. According to an aged newspaper article, Mrs. Fowler was very interested in the indigenous flora and fauna and grew a variety of native plants on the property including some that were rare or endangered. Many metal name tags still remain along the various paths on the property thus reminding you of times gone by and the true beauty of property. Lastly, this solidly built home has just been structurally solidified, become more energy efficient, and reconfigured to further usable space all while retaining the Lodge’s original charm. After removing the flooring in the kitchen, hall and both bathrooms, the home’s structure and roof were fortified with numerous concrete footers to support both bathrooms, kitchen, and stairwell walls that extend from floor to roof. To make this home more comfortable, energy efficient, and bring it up to modern standards, the electrical system was upgraded to 220 service with the wiring, outlets, electrical panels and fixtures replaced throughout the entire home. A whole house surge protector was also installed to protect against damage that may occur with lightning strikes. Speaking of electric…..the pond’s newly poured formed concrete wall contains a pipe enabling you to install your own hydro-electric system. And whether you might decide to tie into the grid or store you energy in a battery system, you could generate your own electric 24/7. Coastal Shingle Style on St. Andrew Bay Private Residence / Panama City Beach, Florida Architect: Eric Watson Builder: McIntosh-Myers Construction For this lovely Coastal Shingle–style home, E. F. San Juan supplied Loewen impact-rated windows and doors, E. F. San Juan Invincia® impact-rated custom mahogany entry doors, exterior board-and-batten siding, exterior shingles, and exterior trim and millwork. We also supplied all the interior doors, stair parts, paneling, mouldings, and millwork. Challenges: At over 10,000 square feet, the sheer size of this home—coupled with the extensive amount of materials we produced and provided—made for a great scheduling challenge. Another significant challenge for the E. F. San Juan team was the homeowner’s desire for an electronic locking system on numerous Invincia® doors we custom manufactured for the home. This was a first-time request for us, but a challenge we gladly accepted! Solution: We worked closely with the builder, Cliff Myers of McIntosh-Myers Construction, as well as the architect, Eric Watson, to ensure the timeliness of decisions as they related to the home’s critical production timeline. We also worked closely with our design engineer and the home’s engineer of record, Allen Barnes of Apex Engineering Group, to provide a solution that allowed for an electronic lock on our custom Invincia® mahogany doors. Coastal Shingle Style on St. Andrew Bay Private Residence / Panama City Beach, Florida Architect: Eric Watson Builder: McIntosh-Myers Construction For this lovely Coastal Shingle–style home, E. F. San Juan supplied Loewen impact-rated windows and doors, E. F. San Juan Invincia® impact-rated custom mahogany entry doors, exterior board-and-batten siding, exterior shingles, and exterior trim and millwork. We also supplied all the interior doors, stair parts, paneling, mouldings, and millwork. Challenges: At over 10,000 square feet, the sheer size of this home—coupled with the extensive amount of materials we produced and provided—made for a great scheduling challenge. Another significant challenge for the E. F. San Juan team was the homeowner’s desire for an electronic locking system on numerous Invincia® doors we custom manufactured for the home. This was a first-time request for us, but a challenge we gladly accepted! Solution: We worked closely with the builder, Cliff Myers of McIntosh-Myers Construction, as well as the architect, Eric Watson, to ensure the timeliness of decisions as they related to the home’s critical production timeline. We also worked closely with our design engineer and the home’s engineer of record, Allen Barnes of Apex Engineering Group, to provide a solution that allowed for an electronic lock on our custom Invincia® mahogany doors. This beautiful home designed by famed architect, Joseph Esherick perches elegantly atop Grizzly Peak in Oakland. When new owners moved in the needed a bigger, more contemporary kitchen. They turned to Andrew Lee Architecture, who designed an elegant solution. The new design stays true to the original style of the home while adding numerous practical feature and modern conveniences. The idea of the redwood divider between kitchen and dining/living spaces is preserved, but is expanded to include much larger openings, a counter that can be accessed from either side, and smooth tracking systems for the shudders.
