The design of this home was driven by the owners’ desire for a three-bedroom waterfront home that showcased the spectacular views and park-like setting. As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature. This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture. The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters. Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home. Numerous energy-saving features have been incorporated, including LED lighting, on-demand gas water heating and special insulation. Smart technology helps manage and control the entire house. We were hired to transform this small apartment into a tranquil pied-a-terre. Perched atop an historic landmark, the unit features unparalleled views of Manhattan. However, the layout was awkward and the finishes dated. One of the many challenges was staying within the confines of the numerous structural columns and plumbing risers. A larger foyer was created by removing a cumbersome millwork unit. Folding glass panels open the new kitchen to the view. Two, discrete bathrooms were created from one large one. All mechanical and electrical systems were updated, and each of the windows replaced to meet stringent preservation requirements. A neutral palette for the interiors was chosen to bring a sense of calm to the urban surroundings. The Chelsea Loft combined two adjacent lofts into a four bedroom home. The home was designed to flexibly adapt with the owners as they grew their young family. The design also preserved the open industrial spaces of the original loft building. These open spaces were created for multiple activities throughout the day: entertaining, cooking, lounging, playing, exercising, and working. Sliding wall panels and “deep” walls housed numerous storage systems, allowing for areas to be adapted differently throughout the day. The adaptability of the spaces was the essential aspect to the design-- transforming the owners’ everyday needs into a flexible and well-loved home. The interior partitions were also minimized, which maximizied the natural light flowing from three sides of the loft. One of these sides included an outdoor terrace, which was also renovated to provide a more open connection between the interior and exterior.

This job consisted of the demo and total reconstruction of a backyard. The original yard, as pictured on the bottom right, was overgrown, and not so nice to look at in many different aspects. The turn out, was a bright, very appealing backyard. This project included the install of, all fences pictured, artificial grass, river rock, various plants, an irrigation system, and sod / grass. And the removal of numerous trees, plants, hedges, bushes, old grass, lots of dirt, an old iron fence, the original old wood fence, and more.

Coastal Shingle Style on St. Andrew Bay Private Residence / Panama City Beach, Florida Architect: Eric Watson Builder: McIntosh-Myers Construction For this lovely Coastal Shingle–style home, E. F. San Juan supplied Loewen impact-rated windows and doors, E. F. San Juan Invincia® impact-rated custom mahogany entry doors, exterior board-and-batten siding, exterior shingles, and exterior trim and millwork. We also supplied all the interior doors, stair parts, paneling, mouldings, and millwork. Challenges: At over 10,000 square feet, the sheer size of this home—coupled with the extensive amount of materials we produced and provided—made for a great scheduling challenge. Another significant challenge for the E. F. San Juan team was the homeowner’s desire for an electronic locking system on numerous Invincia® doors we custom manufactured for the home. This was a first-time request for us, but a challenge we gladly accepted! Solution: We worked closely with the builder, Cliff Myers of McIntosh-Myers Construction, as well as the architect, Eric Watson, to ensure the timeliness of decisions as they related to the home’s critical production timeline. We also worked closely with our design engineer and the home’s engineer of record, Allen Barnes of Apex Engineering Group, to provide a solution that allowed for an electronic lock on our custom Invincia® mahogany doors. Both the front and rear of this beautiful South Tampa home are illuminated, as well as the walkways down both sides. A feeling of security is an added bonus of a lighting system installed primarily for accent and beauty. We addressed the architectural features of the home, including adding recessed fixtures in the pavers to illuminate the entryway and second story lighting to showcase the areas over the garage. We also showcased the large oak canopies that flow over the front yard from both sides. The pool perimeter is warmly illuminated with the reflected light off the numerous andonidia palm clusters. The entire project is done in cast brass with LED illumination. Perhaps the most flattering part of this project is having the homeowner call us out numerous times to make additions and adjustments as they improve their home. It's a pleasure to work with homeowners and build long-term relationships as they add a pool or make landscaping upgrades, etc. We've received several referrals from this customer as well, the ultimate compliment.
