Boston's Beacon Hill neighborhood is decidedly Victorian to the casual observer. However, while this young family appreciates the Beacon Hill aesthetic, they preferred a more updated, contemporary interior to fit their urban lifestyle. We created living spaces with elements that both respected the historic architecture and gave the homeowners the modern, clean-lines they desired. When the owners of this Sea Ranch property approached David Moulton AIA and Empire Construction they were seeking our help to answer a couple of design challenges. The first challenge was to create a weather proof walkway between the main house, a separate building that served as a study, and an adjacent bedroom over the garage. Between these buildings there was a beautiful collection of towering Redwood trees and a glade of ferns. Over the years the owners had observed that a wonderful array of wildlife made their way across the property through these tress and ferns. It was not unusual to glance out their window and see Deer, Jackrabbits, Fox and the occasional Bobcat between the trees. Longtime lovers of the forest and native landscape, as well as avid dog and cat owners, they felt very strongly that the design include the preservation of each and every tree, the glade of ferns and the wildlife thoroughfare. From the start then, the design required something suspended above the landscape.

The beautiful kitchen fronts for the IKEA kitchen are oak veneer and are by @holte.studio. I absolutely love using them for kitchen designs, as they are very flexible and can make bespoke kitchens, as well as fronts for IKEA ones. You can even do a mixture of both within one kitchen to make the best use of the space!

Family room - mid-sized coastal light wood floor family room idea in Portland Maine with green walls

The front facing side of the home received a face lift with all windows replaced and new siding installed. The deck was completely rebuilt to create a larger footprint. A new cable rail system was installed over a IPE deck. At top of picture is the observation tower.

An original 1930’s English Tudor with only 2 bedrooms and 1 bath spanning about 1730 sq.ft. was purchased by a family with 2 amazing young kids, we saw the potential of this property to become a wonderful nest for the family to grow. The plan was to reach a 2550 sq. ft. home with 4 bedroom and 4 baths spanning over 2 stories. With continuation of the exiting architectural style of the existing home. A large 1000sq. ft. addition was constructed at the back portion of the house to include the expended master bedroom and a second-floor guest suite with a large observation balcony overlooking the mountains of Angeles Forest. An L shape staircase leading to the upstairs creates a moment of modern art with an all white walls and ceilings of this vaulted space act as a picture frame for a tall window facing the northern mountains almost as a live landscape painting that changes throughout the different times of day. Tall high sloped roof created an amazing, vaulted space in the guest suite with 4 uniquely designed windows extruding out with separate gable roof above. The downstairs bedroom boasts 9’ ceilings, extremely tall windows to enjoy the greenery of the backyard, vertical wood paneling on the walls add a warmth that is not seen very often in today’s new build. The master bathroom has a showcase 42sq. walk-in shower with its own private south facing window to illuminate the space with natural morning light. A larger format wood siding was using for the vanity backsplash wall and a private water closet for privacy. In the interior reconfiguration and remodel portion of the project the area serving as a family room was transformed to an additional bedroom with a private bath, a laundry room and hallway. The old bathroom was divided with a wall and a pocket door into a powder room the leads to a tub room. The biggest change was the kitchen area, as befitting to the 1930’s the dining room, kitchen, utility room and laundry room were all compartmentalized and enclosed. We eliminated all these partitions and walls to create a large open kitchen area that is completely open to the vaulted dining room. This way the natural light the washes the kitchen in the morning and the rays of sun that hit the dining room in the afternoon can be shared by the two areas. The opening to the living room remained only at 8’ to keep a division of space.

This contemporary house was designed on a difficult 50’ wide waterfront lot in Middle River. Because the entire site is located in the 100’ flood plain, the house took advantage of the footprint of an existing house to maintain proximity to the waters edge. The house was designed for a couple and their mother, therefore the house was designed with a central stair / elevator core joining separate living pods for the respective families. The stair tower soars above the roofline to create an observation tower allowing 360 degree views of the spectacular surroundings. The first floor containing sleeping areas is elevated a full story above grade, with the living spaces placed on the second floor to take full advantage of the views.
