Spectacular red granite boulders through out the rough landscape, harsh winds, intense heat and sometimes, even snow, were all horticultural challenges and inspirations on this beautiful Mediterranean seaside property. Nicholas Walker and his team worked in conjunction with his brother Malcolm to create a stunning series of Belgian Blue Stone terraces and pathways to connect the diverse sections of the property and integrate the indoor and outdoor living experience. They designed a sheltered cactus oasis, organic culinary garden and an intimate Ipe observation deck as virtual rooms linked by the elegant stone pathways and framed by the sea.

An expansive family duplex on the Upper East Side of Manhattan, expertly curated with an artist's eye, creating a luxurious, warm and harmonious, gallery-like environment. Entering the double-height living room, the crystal and hand-blown glass chandelier takes center stage. A traditional design with a contemporary edge, it features whimsical animals that playfully reveal themselves and can be more closely observed from the second-floor mezzanine. A distinctive, hand-made, artisan interior, filled with custom architectural appointments; each feature crafted to reflect the individual personalities of the family. Joe Ginsberg's vision was developed to provide a unique level of execution while synchronizing the needs and goals of the client.

Because the entire site is located in the 100’ flood plain, the house took advantage of the footprint of an existing house to maintain proximity to the waters edge. The house was designed for a couple and their mother, therefore the house was designed with a central stair / elevator core joining separate living pods for the respective families. The stair tower soars above the roofline to create an observation tower allowing 360 degree views of the spectacular surroundings. The first floor containing sleeping areas is elevated a full story above grade, with the living spaces placed on the second floor to take full advantage of the views. Designed to be a legacy and space where great family memories could be created, OBMI completed the master planning, landscape, interior design, and architecture of the holistic residential Longtail House project. A modern home wrapped in the classic Bermudian style, it’s comprised of 4 bedrooms with in-suite bathrooms including a master suite and a guest apartment. A Great Room combines all family social activity in one space, with an incorporated living room, dining room, and kitchen. Close by is the Library-Music Room, Media Room, Home Office, back of house kitchen support and laundry. Below the Great Room are the Game Room and the wine cellar, which can be observed from above through a glass floor. There is a large garage for vehicles and various sporting items. At the front of the house, overlooking the ocean is the infinity pool, spa, and gardens with endemic shoreline plants. The previous house on the property site was carefully disassembled and recycled as exemplified by the existing cedar wood floors, which were repurposed as entrance ceilings. Even garden plants were recycled where possible. The biggest challenge was during excavation. With a lot of hard rock present, it took several weeks to cut through. Once the foundation level was achieved, all work went smoothly. The house has a strong emphasis on respecting and nurturing the environment, with igloo nests situated at the edge of the cliffs for Longtail seabirds to repose. The layout was set so as to maximize the best sun orientation for the solar panels and for natural cooling from the offshore breezes to occur.

The landscape for this Amangassett retreat includes a courtyard and pool area. In the courtyard garden, a central axis provides structure to the design while old large evergreens provide height and a sense of enclosure. A rose pergola and vine-covered arbor lead to garden spaces beyond. An existing pool was recreated into a more organic shape, lined with large stones and boulders. Small evergreens complement older established ones, creating a secluded enclave. The patio was paved with warm-hued stone and edged by planting beds. Here the plantings take on a tropical feeling. A rustic pavilion provides a cozy place to sit and observe the light dancing off the water and to listen to the sound of birds and wind in the trees. On the south side of the property, the landscape architect planted a group of large broadleaf and needled evergreens to provide privacy and year-round interest. The metal lenses appear to levitate in space and are illuminated by the innovative LED fixture module. Lens is the new solution for your large scale projects. A collection that unites the poetic and unique beauty of stones harnessed by Dekton® technology, as those dreams where we observe and vaguely feel in control but only the deepest part of our mind truly understands. The collection is named in honor of the lavish inspiration of the two worlds conveyed in marbled colors to captivate our eyes and bring to any space a feeling we understand but cannot explain.

The Atherton House is a family compound for a professional couple in the tech industry, and their two teenage children. After living in Singapore, then Hong Kong, and building homes there, they looked forward to continuing their search for a new place to start a life and set down roots. The site is located on Atherton Avenue on a flat, 1 acre lot. The neighboring lots are of a similar size, and are filled with mature planting and gardens. The brief on this site was to create a house that would comfortably accommodate the busy lives of each of the family members, as well as provide opportunities for wonder and awe. Views on the site are internal. Our goal was to create an indoor- outdoor home that embraced the benign California climate. The building was conceived as a classic “H” plan with two wings attached by a double height entertaining space. The “H” shape allows for alcoves of the yard to be embraced by the mass of the building, creating different types of exterior space. The two wings of the home provide some sense of enclosure and privacy along the side property lines. The south wing contains three bedroom suites at the second level, as well as laundry. At the first level there is a guest suite facing east, powder room and a Library facing west. The north wing is entirely given over to the Primary suite at the top level, including the main bedroom, dressing and bathroom. The bedroom opens out to a roof terrace to the west, overlooking a pool and courtyard below. At the ground floor, the north wing contains the family room, kitchen and dining room. The family room and dining room each have pocketing sliding glass doors that dissolve the boundary between inside and outside. Connecting the wings is a double high living space meant to be comfortable, delightful and awe-inspiring. A custom fabricated two story circular stair of steel and glass connects the upper level to the main level, and down to the basement “lounge” below. An acrylic and steel bridge begins near one end of the stair landing and flies 40 feet to the children’s bedroom wing. People going about their day moving through the stair and bridge become both observed and observer. The front (EAST) wall is the all important receiving place for guests and family alike. There the interplay between yin and yang, weathering steel and the mature olive tree, empower the entrance. Most other materials are white and pure. The mechanical systems are efficiently combined hydronic heating and cooling, with no forced air required.

The personal sanctuary of Landscape Designer Eileen Kelly, owner of Dig Your Garden Landscape Design. This sustainable garden also serves as Eileen's "living laboratory" where she observes and learns from the habits and growth of her extensive selection of plants. They include hundreds of varieties of low-water plants that range from California natives to plants from other Mediterranean regions such as South Africa and Australia, and a few exotics from Hawaii and other regions. Succulents have always been one of Eileen's favorites for their dramatic textures and low-water needs, and they co-mingle beautifully throughout the landscape. The stairways, pathways and patio areas throughout the landscape offer places to pause or linger to take in the natural surroundings and views both up close and in the distance. This diverse garden also offers an abundance of biodiversity and balance for the birds, the bees and the butterflies. Example of a classic bedroom design in Los Angeles

Located at the top of the hill is a 28 sqft irregular shaped Pea gravel patio surrounded on the back side with Sandstone boulders and is reached via a grass switchback that leads off the upper patio. The switchback is about 2’ in width and ~ 105 ' long and snakes its way up the hillside. The tiered Thermal Bluestone paver patio is shaped like a bowling pin with the larger section sized at 147 sqft and the smaller section sized at 114 sqft. The step between the two (2) patios is a single run of a Thermal full color Flagstone.

A great room with dynamic arched windows creates a space that is inviting, intimate but truly exhilarating to be in!
