We replaced the flooring throughout the house and incorporated a gorgeous sisal rug made from the same material as the main lounge and had the space painted in the same colour as the hallway and had a feature wall installed to provide tantalising texture.
Before doing this, we had the side window safely boarded up so that wall lights could be installed and so that the room regained it's symmetry.
Previously, the window provided only a restricted amount of day light due to the neighbouring property obstructing light, and hence, was redundant of it's primary function.
We decided to install wall lights each side of the television to provide additional lighting that did not obstruct the view of the TV.
Overall, the space was transformed into an indulgent yet gloriously cosy room, perfect for snuggling up, watching a film and welcoming those winter nights in.

First, they removed an obstructive bearing wall between the existing kitchen and mudroom, creating a recessed niche for a new 48” gas range with custom hood. An unused desk taken out provided a spot for the new 48” two-drawer refrigerator/freezer.
A custom-designed L-shaped granite-surfaced island with bar sink, icemaker and mini-drawer refrigerator takes center stage in the space and offers seating for six. Now the chef can entertain guests while preparing the meal.
From an aesthetic point of view, the interior features are nothing less than stunning. Softly painted walls, decorative ceramic tile backsplashes and granite surfaces combine with custom made cabinets to create an elegant space. Antiqued soft-opaque cabinet facings, wood panel refrigerator door inserts, glass-facing display cabinets and a custom mantle range hood are true works of craftsmanship. Fine detail is expressed with flutes and corbels. Beauty is truly in the details of this award-winning kitchen.

Best Hot Tubs "Hot Tub and Spa Experts"“One challenge Dan at Best Hot Tubs did have was to figure a way to install the spa so it met all the clients’ preferences.”
The trick was to allow proper access to the hot tub panel for any future maintenance, as well as ensure an open spa cover did not obstruct any views of their fun-land backyard when sitting in the spa.
“Since you don’t want a hot tub lying on the ground when it’s open, hot tub covers are usually designed to fold upright on two arms. This upright position also acts as a privacy screen so neighbors can’t see you getting in to the hot tub,” says Dan.
But since that would obstruct views at least in one direction, Dan’s answer was to add two arms at the front end of the spa. These keep it off the ground, but lying flat and not upright. When soaking in the spa, the yard can be seen in every direction.”
London Landscape fitted the hot tub so neatly that the masonry from the deck goes right up flush to the acrylic of the spa. “This truly gives the spa the built-in look the clients wanted,” says Dan.
Brian Cooper adds that working closely with Dan ensured it all went smoothly.

The patio retreats, firepit, and poolside lounge areas allow generous entertaining space for a variety of activities.
Coming inside, no outdoor view is obstructed and a color palette of golds, blues, and neutrals brings it all inside. From the dramatic vaulted ceiling to wainscoting accents, no detail was missed.
The master suite is exquisite, exuding nothing short of luxury from every angle. We even brought luxury and functionality to the laundry room featuring a barn door entry, island for convenient folding, tiled walls for wet/dry hanging, and custom corner workspace – all anchored with fabulous hexagon tile.

JRP Design & RemodelTaking in the panoramic views of this Modern Mediterranean Resort while dipping into its luxurious pool feels like a getaway tucked into the hills of Westlake Village. Although, this home wasn’t always so inviting. It originally had the view to impress guests but no space to entertain them.
One day, the owners ran into a sign that it was time to remodel their home. Quite literally, they were walking around their neighborhood and saw a JRP Design & Remodel sign in someone’s front yard.
They became our clients, and our architects drew up a new floorplan for their home. It included a massive addition to the front and a total reconfiguration to the backyard. These changes would allow us to create an entry, expand the small living room, and design an outdoor living space in the backyard. There was only one thing standing in the way of all of this – a mountain formed out of solid rock. Our team spent extensive time chipping away at it to reconstruct the home’s layout. Like always, the hard work was all worth it in the end for our clients to have their dream home!
Luscious landscaping now surrounds the new addition to the front of the home. Its roof is topped with red clay Spanish tiles, giving it a Mediterranean feel. Walking through the iron door, you’re welcomed by a new entry where you can see all the way through the home to the backyard resort and all its glory, thanks to the living room’s LaCantina bi-fold door.
A transparent fence lining the back of the property allows you to enjoy the hillside view without any obstruction. Within the backyard, a 38-foot long, deep blue modernized pool gravitates you to relaxation. The Baja shelf inside it is a tempting spot to lounge in the water and keep cool, while the chairs nearby provide another option for leaning back and soaking up the sun.
On a hot day or chilly night, guests can gather under the sheltered outdoor living space equipped with ceiling fans and heaters. This space includes a kitchen with Stoneland marble countertops and a 42-inch Hestan barbeque. Next to it, a long dining table awaits a feast. Additional seating is available by the TV and fireplace.
From the various entertainment spots to the open layout and breathtaking views, it’s no wonder why the owners love to call their home a “Modern Mediterranean Resort.”

Views of the Organ Mountains surrounded by the Chihuahuan Desert creates an outdoor space like no other. Modifications were made to the courtyard walls, new entrance door, sunset balcony included removing an over designed standard staircase access with a new custom spiral staircase, a new T&G ceiling, minimized obstructing columns, replaced w/substantial cedar support beams. Stucco patch, repair & new paint, new down spouts & underground drainage were all key to making a better home. Now our client can come home with feel good vibes!!! Our next focus was the access driveway, taking boring to sophisticated. With nearly 9' of elevation change from the street to the home we wanted to create a fun and easy way to come home. 8" bed drystack limestone walls & planters were key to making the transition of elevation smooth, also being completely permeable, but with the strength to retain, these walls will be here for a lifetime. Accented with oversized Mossrock boulders and mossrock slabs used for steps, naturalized the environment, serving as break points and easy access. Native plants surrounded by natural vegetation compliments the flow with an outstanding lighting show when the sun goes down. Welcome to your home!!!
