Previously, when you walked through the front door there was an obstructed view of Lake Winnipesaukee. This was due to a loft that covered half of the living space. We removed the loft area and completely re-framed the gable wall. Now, when you enter the home, all you see is a dramatic view of the lake.

This waterfront home had breathtaking views of the Chesapeake Bay, which we didn't want to obstruct except to provide privacy and minimize morning sun glare in the Master Bedroom. We installed French Pinch Pleat panels on a large traverse rod that completely clear the windows when open. The textured linen fabric with subtle banding on the leading edge was chosen to blend with the water view.

This exterior covered deck with cypress mixed grain tonge and grove soffit material was very specifically designed to seamlessly flow from front to back and integrate with the beam work. The Timber tech decking surface was chosen for durable surface material as we face the ocean and ease of use and cleaning for these clients as they have four children and love to entertain on there deck which is now an extension of there living space. This framless glass rail system also enhances the stunning views from there deck and opens up the space so much with the un obstructed light that flows in from every angle now.

The clients chose cow panel railing with composite inserts to match the railing used on their existing fence. We love this railing because it doesn’t obstruct the view at all—especially compared to the wooden balusters on their old deck. An additional deck feature you won’t be able to see until the sun sets is the perimeter deck lighting we installed.

This classic cable rail was fabricated out of steel in sections at our facility. Each section was welded together on-site and painted with a flat black urethane. The cable was run through the posts in each section and then tensioned to the correct specifications. The simplicity of this rail gives an un-obstructed view of the beautiful surrounding valley and mountains. The front steps grab rail was measured and laid out onsite, and was bolted into place on the rock steps. The clear-cut grabrails inside for the basement stairs were formed and mounted to the wall. Overall, this beautiful home nestled in the heart of the Wyoming Mountains is one for the books.

This project is full of unique features, and as always lots of variation in textures and materials. The homeowners had just finished complety renovating the inside of this home, and were ready to tackle the outside environment surrounding it. Now the outside is just as gorgeous as the inside!!! We have a two tiered IPE (Brazillian Walnut) deck with a covered pergola over half of the space. Large 10"x10" cedar post & large cedar beams make this not just any........ "PERGOLA". Fans, TV, and lighting make this an area to enjoy all year long. The lower deck features a linear firepit stacked with dual 8' gas burners. Since its an elevated deck railing is important for saftey of their guests, but who wants to obstruct the view of those beautiful sunsets over the pond, so we decided to use custom cable railing to finish the deck space. We then hardscaped along the front of the home layering it into the natural terrain of the property. As you enter the front entrance there is a wonderful piece of artwork that is highlighted in hte space. As if that is not enough we then transformed the north end of the home with a private patio space with "ANOTHER" one of a kind pergola. It is so hard to put all this work into perspective in just photos, but we tried our best. We hope you enjoy the awsome transformation!!! In this kitchen remodel, we needed to use a portion of the existing cabinets and loose the large peninsula that was obstructing the flow, by adding an island in it's place. We repainted the existing cabinets to match with the new, so you couldn't tell what was old and what was new. In the hearth room, we removed the large, bulky stone corner fireplace and bookcases. We then centered and streamlined the fireplace to open up that corner and expand the room.

Design Challenges: Natural light: The room was too bright for a theater setting. Seating: Accommodating six theater seats without obstructing views. Lighting: Ensuring the lighting does not interfere with the viewing experience. AV: Finding a clutter-free solution for AV equipment. Dry Bar: Incorporating a dry bar area without overcrowding the space. Viewing: Ensuring the TV placement allows for comfortable, optimized viewing. THE RENEWED SPACE Design Solutions: Natural Light Control: Installed blackout remote shades on the back window and painted the walls dark charcoal to reduce natural light infiltration. Seating Arrangement: Built a second level for the back row of seating to ensure unobstructed views for all movie watchers. Lighting Design: Installed sconces on either side of the window that shine from the sides (to avoid interfering with the viewing experience). AV Equipment Storage: Utilized existing recess areas with custom shelves matching the cabinetry and concealed cables using a PVC pipe system. Dry Bar Integration: Created a dry bar area on the back wall with a refrigerator, candy storage, and a small counter space for a popcorn machine and ice maker, with locked drawers to prevent unsupervised access. Optimal Viewing Distance: Evaluated multiple floor plans and placed the TV on the most suitable wall to ensure optimal viewing and comfortable reclined seating. Final Thoughts: The completed home theater has been a resounding success, providing a versatile space for the entire family. The thoughtful design and meticulous attention to detail have created a functional and enjoyable home theater that meets diverse needs, from watching movies and playing video games to relaxing and reading. The areas to the sides of the theater seats can accommodate spillover seating or activity zones. The area housing the AV equipment also includes extra shelves for storing snuggle-grade movie viewing blankets. This theater space has become a favorite hangout spot, offering comfort and entertainment for everyone. This is the kid and parent friendly candy-liquor dry bar. It is the home to a mini fridge, ice machine, and popcorn machine. The inspiration behind the custom drawers was the feeling you get walking inot a real theater and seeing all the candy in the glass. Yes, all the drawers actually do lock so the kids can't get into the candy for a midnight snack.

Built in 1997, this home’s original kitchen had great bones, but an impractical appliance and cabinetry layout obstructed the room’s natural flow, necessitating a makeover to improve form and function. A new appliance arrangement, custom cabinetry, and updated finishes resulted in a wow-worthy space that is as functional as it is stylish.

This Gig-Harbor project brought together a full deck rebuild and custom patio cover designed to seamlessly integrate with the home’s existing structure. We began by removing the existing waterproof deck system while preserving the joists, allowing for a strong foundation for the new build. The new patio cover was framed with a 5/12 roof pitch and engineered GLB beams, matched to the home’s top plate for a cohesive look. A pine soffit and black hardware details add warmth and contrast, while the structure was designed to accommodate future roofing by the homeowner. The deck features premium Vintage Collection decking in Weathered Teak, complemented by Dark Hickory borders and fascia for a clean, defined finish. A surface-mounted glass railing system with a rounded top rail provides safety without obstructing views, enhancing the overall modern aesthetic. To elevate comfort and usability, the space includes recessed lighting with dual dimmer controls and two Bromic 6K heaters for year-round enjoyment. Hideaway screens were also incorporated to add privacy and flexibility to the outdoor living area. This project delivers a refined, functional outdoor space built to perform in the Pacific Northwest while maintaining a timeless, high-end look.

This sunken mudroom, with half-height walls on the kitchen side, allows for parents to see over the half-wall and out the spacious windows to the driveway and back yard, while also obstructing view of all that collects in the homeowners' primary entry.
