Designed to sit on a flat Plateau overlooking the Connecticut River, this two story house takes full advantage of the sweeping view while its minimized scale decreases the impact on the natural wooded surrounding. There is also a great distinction between the public and private areas in the residence. The house turn its back to the public or front entry by allowing few windows or view to that side. The Garage and master suite anchor the front of the house further shielding the private living areas from public access. By contrast, the private or rear side opens up greatly with multiple windows and an outdoor seating area.

The client wanted a deck to be connected to the rest of the yard and transition to the upper deck 10ft of grade to the patio on grade. The centrally located circular kitchen area services both the patio and the upper deck and gives lots of options whether it’s just the family or a party for 50. Minimizing rails and stairs during the transition from the upper deck to the lower deck on grade was critical to the clients. Adding the kitchen to the project without obstructing the view out the rear patio doors was also an important request from the client. The WOLF PVC Black Walnut accents and fascia really sets off the Driftwood field. Dutch Quality weathered ledge stone was used in the kitchen with a granite counter. Custom welded aluminum rails and EP Henry Bristol pavers are also featured. The built in flower beds extend the feel of the patio area and allow for plantings to be added. This project turned an unusable back yard and disconnected elevated deck into cohesive multi-level living space.

This small casual family room area is a part of the kitchen great room. Creating the bright coastal feel are 2 matching white canvas sofas with classic blue and white pillows. Soft greens, yellows and oatmeal add color accents to all the blue and white. Blue and oatmeal rug grounds the area around the wall mounted TV (not in photo).

Ko Olina Resort is a luxury master-planned ocean front community located along the leeward coast of Oahu. Built on 642-acres, the resort not only includes five gated communities reflecting the architectural style of the islands. Beautifully designed, they include single family homes, town houses and condominium villas, with 2 to 3 bedrooms and baths.
Once a destination for island royalty, this luxurious resort is nestled between a private lagoon and marina on the southwestern part of the island Oahu in Hawaii. This project called for Panda’s ability to create custom high-end windows and doors on a large scale. Panda supplied 600 automated aluminum/wood clad Lift & Slide systems in various sizes, and 800 Tilt & Turn windows for this elite project.
What better way to enjoy island life than with a Panda Door System welcoming the sights indoors with virtually no obstruction. The opening for each condominum villa is 18′ wide by 8′ high with a fixed side lights on each side. Panda’s Lift & Slide complements the luxurious flavor present at this fine beach resort. Two panels pocket on each side to fully open the indoors to the outdoors for an irresistible view.

We helped them design this custom Three Season Room where they can do all three--and more!
