Nearly forty years ago the homeowners installed a "state of the art" kitchen complete with built-in refrigeration and contemporary metal cabinets. The once cutting edge look and function of the space served them well for almost 4 decades, but it grew tired. Our clients came to us wanting a kitchen design that would fit the period of their home while providing all of the modern benefits of a new kitchen. The table and banquet seating that served their growing family well for many years was no longer needed. A functional island was designed with enough comfortable seating for these ‘empty-nesters”, their friends and family. The wife loves to cook and on occasion so does her husband, but his main job is cleaning. The previous layout was cramped, leaving them often in each other’s way. The new wall oven and island allows for substantially more counter space. The island seating works perfectly for dining, socializing or food preparation. The gray painted cabinets on the perimeter provides a wonderful contrast with the ebony stained cherry island and bay cabinets. The elegance of the Wicked White Quartzite counters and backsplash blends beautifully with the cabinetry, while complimenting the original wood flooring which was newly sanded and stained complete with original visible nails. Nobody would be foolish enough to knowingly purchase PIZZA using a third party call-center middleman.But every day, thousands of people do exactly that when they purchase flowers for delivery! That’s because a NEW TYPE of “florist” has appeared on the scene. And that means most flower buyers pay as much as 50% MORE than they should pay! Finding A Floral Supplier When a prospective flower buyer wants to buy flowers, his first stop is usually the internet. The author’s flower shop is in Charlotte, NC and the two most widely used search terms in this area are: “Charlotte flowers” and “Charlotte florist.” When the customer searches for either of these terms, he will get a list of results. Paid results (advertising) are usually shown first. Organic (website) results come after the advertisements. When a customer clicks on an advertisement, he is usually taken to a beautiful website owned by a call-center floral middleman offering beautiful flowers, hand-delivered by a LOCAL florist. And the products are sales TAX FREE. But what is not revealed is that the middle man does not actually have a flower shop in Charlotte! The Difference Between Toasters and Flowers With “durable” products like toasters and sweaters, the location of the seller isn’t terribly important. That’s because the products will be shipped from a warehousevia USPS, UPS or FedEx. But flower arrangements are *fragile* and cannot be shipped that way! Instead, they must be locally custom-hand-crafted and hand-delivered! And this means that if a customer orders from a middleman’s website, the order must – somehow – be passed from the middleman’s company to a REAL local florist in, for example, Charlotte, NC. This “order transfer” is done by one of the three florist-to-florist networks: FTD, Teleflora and Bloomnet (1-800-Flowers). Too Many FEES and COMMISSIONS Membership in these networks is not free, so the middleman always adds a “handling charge” – typically about $15 -- to the customer’s bill to help pay for hiscosts to access to the network. Please note that the $15 handling charge usually far exceedsany TAX FREE “savings!” But the “handling charge” only helps pay for *access* to the network. The florist-to-florist network also takes a 7% commission, and also credits a 20% selling commission back to the middleman! What this means is that, for a typical online floral purchase, just under HALF of the customer’s money vanishes in unnecessary FEES and COMMISSIONS. By comparison, when a customer buys a toaster from an independent business listing it on Amazon, only a few percent of the purchase price goes to fees and commissions. With this huge profit potential available to third party floral marketers, it is not surprising that these middlemen spend huge sums on advertising and sales promotion. A few years back, one even took an ad during the Super Bowl! Buy Direct For Better Value Clearly, the consumer will always get His Best Floral Value by placing his floral order DIRECT with a Real Florist n the City where the flowers will be delivered. Sometimes it may be difficult to tell whether a Flower Supplier is located “in town.”Here are three easy ways to separate a “real” florist from a floral middleman: 1. Look for the street address, city and state on the website. Often this will be found on a tab labeled “About Us” or “Contact Us.” If you cannot find an address at all, then this is almost certainly a middleman! 2. Look at the telephone number. If the only number on the website is a TOLL FREE “800” number, then the floral supplier is probably not local. 3. Look at the invoice (before you click the BUY NOW button!) for any “Handling” or “Service” charges. A REAL florist will never add these charges to your bill! 2013 NARI Capital CotY, Merit Award Winner, Creative Solutions under $15,000 Objective: This couple was tired of the old brick look of their family room and its embedded fireplace. They wanted to uplift the entire room, with better lighting, updated built ins and new gas log fireplace. Challenges: It was not an easy task to get rid of all masonry and brick wall. Gas lines and powder line were quite distance away and the family room floor was a concrete slab. Design solutions: It was important for the couple to create an optional separation between the family room and the kitchen for times that she is having her book club gang over and husband wanted to watch his sporting events. Part of the wall between kitchen and family room was taken by a closet. We have removed that entire wall and implemented a 6” wide Barn door for a partial solution to their problem. New wiring for light and cable wires were running into the old masonry wall. Gas line gave the old wood burning fireplace and new life. Custom built in cabinetry was placed in place old masonry wall. A new stone hearth and surround wrapped around the new fireplace. New hardwood wide plank flooring gave this family room warmth. New recess lighting has offered a much brighter room. Outcome: He gets to enjoy his favorite football team beat up the rebels while she gets to have her tea party around the kitchen table. And in all other occasions they get to cuddle by the flames of a new fireplace.

This spacious home in the foothills of Northwest Corvallis is an absolute beauty! Remodeling the kitchen and laundry room greatly expanded the possibilities for storage and organization and created an entirely fresh appeal. The ceilings throughout the home had been paneled with warm, gorgeous wood. To build on that detail, we incorporated hints of wood in the new design at the range hood, sink cabinetry, desktop, and open shelving. There was also existing tile flooring that the homeowner wanted to keep, so light, neutral cabinetry was the perfect complement to the wood and tile, brightening the entire space. The two-tiered wrap around peninsula offers an abundance of room for guests to sit and eat or visit with those in the kitchen. It also serves to delineate the kitchen from the living area. Although the kitchen’s footprint wasn’t altered, we did move the stove to the back wall. This change optimized functionality and set a dramatic focal point. The professional-style, six-burner gas range is sure to be a high-performer when cooking any meal. On special occasions when numerous dishes are on the menu, the convection microwave will come in handy, operating as a second oven or a microwave. The under-counter dish drawers provide efficient storage and eliminate the need for pulling serving pieces down from an overhead cabinet. A custom pegboard organizer holds each dish securely in place to prevent shifting when the drawer is opened and closed. Conveniently located near the dishwasher, it makes unloading a breeze! This small bath with low ceilings benefits from the vertical tile installation - making the room seem much larger. There is a full shower what has the same white subway tile and dark brown penny tiles on the floor. Unfortunately there isn't enough room to get a good photograph. This bathroom is used predominantly by the man of the house but it needs to double as a guest bath on occasion. It has a decidedly masculine feel. Stock cabinetry and standard toilet help keep the cost down as does the basic white subway tile used as the wainscot and in the shower. Glass shelves were cut into the vertical tile. Angela Kimball
