This client requested to design with aging in place details Note walk-in curbless shower,, shower benches to sit and place toiletries. Hand held showers in two locations, one at bench and standing shower options. Grab bars are placed vertically to grab onto in shower. Blue Marble shower accentuates the vanity counter top marble. Under-mount sinks allow for easy counter top cleanup. Glass block incorporated rather than clear glass. AS aging occurs clear glass is hard to detect. Also water spray is not as noticeable. Travertine walls and floors.

Two small storage closets were removed and a wet bar installed in the entertainment center of this walk out basement. The bar is complete with refrigerator, microwave drawer, extensive storage space and an undercount sink, New carpeting and a slate tile floor replaced the existing carpeting. Two of the four walls were rebuilt due to extensive deterioration that had occurred over the years. The Lakota Residence occupies a spectacular 10-acre site in the hills above northwest Portland, Oregon. The residence consists of a main house of nearly 10,000 sf and a caretakers cottage/guest house of 1,200 sf over a shop/garage. Both have been sited to capture the four mountain Cascade panorama plus views to the city and the Columbia River gorge while maintaining an internal privacy. The buildings are set in a highly manicured and refined immediate site set within a largely forested environment complete with a variety of wildlife. Successful business people, the owners desired an elegant but "edgey" retreat that would accommodate an active social life while still functional as "mission control" for their construction materials business. There are days at a time when business is conducted from Lakota. The three-level main house has been benched into an edge of the site. Entry to the middle or main floor occurs from the south with the entry framing distant views to Mt. St. Helens and Mt. Rainier. Conceived as a ruin upon which a modernist house has been built, the radiused and largely opaque stone wall anchors a transparent steel and glass north elevation that consumes the view. Recreational spaces and garage occupy the lower floor while the upper houses sleeping areas at the west end and office functions to the east. Obsessive with their concern for detail, the owners were involved daily on site during the construction process. Much of the interiors were sketched on site and mocked up at full scale to test formal concepts. Eight years from site selection to move in, the Lakota Residence is a project of the old school process.

Located in the heart of a 1920’s urban neighborhood, this classically designed home went through a dramatic transformation. Several updates over the years had rendered the space dated and feeling disjointed. The main level received cosmetic updates to the kitchen, dining, formal living and family room to bring the decor out of the 90’s and into the 21st century. Space from a coat closet and laundry room was reallocated to the transformation of a storage closet into a stylish powder room. Upstairs, custom cabinetry, built-ins, along with fixture and material updates revamped the look and feel of the bedrooms and bathrooms. But the most striking alterations occurred on the home’s exterior, with the addition of a 24′ x 52′ pool complete with built-in tanning shelf, programmable LED lights and bubblers as well as an elevated spa with waterfall feature. A custom pool house was added to compliment the original architecture of the main home while adding a kitchenette, changing facilities and storage space to enhance the functionality of the pool area. The landscaping received a complete overhaul and Oaks Rialto pavers were added surrounding the pool, along with a lounge space shaded by a custom-built pergola. These renovations and additions converted this residence from well-worn to a stunning, urban oasis.

Inspiration for a transitional kitchen remodel in San Luis Obispo

This Roswell basement is designed around this gorgeous bar-height Braylon Double Asterisk table. With a surfaced farm top and metal base, this table is a perfect fusion of industrial and farmhouse. This table is 108″Long, 40″Wide, and 42″High. The top is crafted out of White Oak hardwoods with a Surfaced Farm Top. It has a Standard Rustic Level and Rustic Cream finish. The top is supported by two, angled, Braylon Asterisk metal bases in a Natural Matte Low Gloss finish. A Rustic Cream tabletop like this easily transforms a dark, dated space to fresh and contemporary. The naturally occurring cathedral grain gives exquisite, unique character while not looking too rustic. These table bases were modified in size and style to accommodate the bar height. This industrial base style is comfortable for seating at any size, especially at bar height. Legroom is no issue here! The seating selection in this home enhances the modern character of the custom table. The black metal legs of the Freeman bar stool create a cohesive visual with the Natural Steel hand-welded table base. If you like this look, by selecting a hardwood stool the rustic character could easily be enhanced.

Over the years, the deck of this large executive home had been slowly pulling away from the house. Many of the 2 ft. x 2 ft. masonry support piers had begun to sink and lean in various directions. Unfortunately, the problem wasn’t isolated to just the deck support columns. An inspection of the columns supporting the adjacent Sunroom confirmed that the same structural failures were occurring to all of them. An excavation of one of the piers and its concrete footer revealed that the Sunroom and half of the Deck columns had been built on soil fill, and were slowly sinking and tilting away from the house. The only permanent solution to keep the Deck and Sunroom from collapsing was to replace the piers and the underlying footers. The Sunroom and a portion of the Deck were jacked up and supported by wooden cribs until new 2 ft. x 2ft. solid masonry columns could be built to replace the failed ones. In order to create enough bearing support under the footers, galvanized steel helical screws were driven under each column footer to an average depth of 26 feet. Concrete footers were poured on top of the screws, and each footer was tied into the adjacent footer and eventually back into the foundation of the home by a series of stabilizing rebar and concrete cross-tie footers. Once all 14 of the failed columns were rebuilt, the Sunroom was lowered onto the new support piers. A new deck was built to replace the compromised section, and the rest of the original decking and railings were removed and replaced. After the new wood had been acclimated to weather for several months and allowed to dry out and stabilize, the deck and railings were stained and sealed.

The pull-out custom storage units also allow all of the cooking functions to occur while keeping everything right at hand and out of sight.

After a fire occurred in this 3400 square foot Calgary home in April of 2021, we redesigned and reconstructed it to a beautifully unique home. Extensive reworking of the framing and structural elements allowed the home to retain its character, along with a modernized layout.

During Construction. Sandstone Associates recommends on using 1/2" wedge anchors vs rebar and appoxy. A number of failures can occur by using rebar, holes get over augured or not cleaned out properly or appoxy dries over time etc this can create a failure in the wall attachement if there is any shifting in the foundation. Wedge anchors are not coming out of the old wall and with two inch washers with poured concrete will hold this new exterior wall in place. Don't cheap out and do not be lazy when it comes to the exterior wall connection.
