The new home office is on the right of the building. The Primary Bedroom is beyond the two sets of operable triple windows. The new dining room is beyond the triple windows with transoms above. The existing house can be seen beyond. We used a low-pitched roof over the dining room and covered patio in order to maintain light through the existing windows of the existing house.

Making the most of indoor/outdoor entertaining and optimizing as much of its seaside-living environment as possible, this contemporary residence in Corona del Mar utilizes Western Window Systems’ Series 600 Multi-Slide Doors to create additional space for both the homeowners and their lucky guests. A key feature of the nearly 2,000-sq-foot home -- from Brandon Architects Inc. and Patterson Custom Homes -- can be found on the first floor, where Western’s signature retractable doors open to a stylish front terrace. The graphic artist client initially considered a basement studio. Our designer thought the attic would provide an ideal space. To bring in natural light, we added four skylights in the attic—two operable for venting and two fixed. We used spray foam insulation to create a comfortable environment. The combination light and fan in the center is both beautiful and functional. The HVAC equipment is located behind a door, and there additional storage behind the knee walls. We built a seat under the dormer window where the client’s dog likes to perch.

We provided our customer who suffers with sleep problems a solution that features enhanced light control in the bedroom with Motorized Double Roller shades that switch between blackout and sheer options and completed the room darkening effect additionally with adding blackout drapery on a decorative traversing rod allowing for easy operation. The three layers of window treatments also help reduce any outside noise, as well as increasing the energy efficiency of the house which helps reduce the cost of heating and cooling the house .We solved for a tranquil quiet and dark space for good night sleep while adding a touch of warmth and design aesthetic to the space.

We completely gut renovated this pre-war Tribeca apartment but kept some of it's charm and history in tact! The building, which was built in the early 1900's, was home to different executive office operations and the original hallways had a beautiful and intricate mosaic floor pattern. To that point we decided to preserve the existing mosaic flooring and incorporate it into the new design. The open concept kitchen with cantilevered dining table top keeps the area feeling light and bright, casual and not stuffy. Additionally, the custom designed swing arm pendant light helps marry the dining table top area to that of the island.

Rear facade is an eight-foot addition to the existing home which matched the line of the adjacent neighbor per San Francisco planning codes. Facing a large uphill backyard the new addition houses an open kitchen below with large sliding glass pocket door while above is an enlarged master bedroom suite. Combination of stucco and wood breaks up the facade as do the new Fleetwood aluminum windows.

Perched atop Stradella Drive in Bel Air, on a steep hillside property, street facing exterior is a playful interplay of board formed concrete, dark gray fiber cement, a white accent band, and a custom operable ipe screen. Facing away from the street the design captures the views of the canyon, city lights and Pacific Ocean through full height operable pocket sliding glass doors.

This modern farmhouse kitchen features a beautiful combination of Navy Blue painted and gray stained Hickory cabinets that’s sure to be an eye-catcher. The elegant “Morel” stain blends and harmonizes the natural Hickory wood grain while emphasizing the grain with a subtle gray tone that beautifully coordinated with the cool, deep blue paint.
The “Gale Force” SW 7605 blue paint from Sherwin-Williams is a stunning deep blue paint color that is sophisticated, fun, and creative. It’s a stunning statement-making color that’s sure to be a classic for years to come and represents the latest in color trends. It’s no surprise this beautiful navy blue has been a part of Dura Supreme’s Curated Color Collection for several years, making the top 6 colors for 2017 through 2020.
Beyond the beautiful exterior, there is so much well-thought-out storage and function behind each and every cabinet door. The two beautiful blue countertop towers that frame the modern wood hood and cooktop are two intricately designed larder cabinets built to meet the homeowner’s exact needs.
The larder cabinet on the left is designed as a beverage center with apothecary drawers designed for housing beverage stir sticks, sugar packets, creamers, and other misc. coffee and home bar supplies. A wine glass rack and shelves provides optimal storage for a full collection of glassware while a power supply in the back helps power coffee & espresso (machines, blenders, grinders and other small appliances that could be used for daily beverage creations. The roll-out shelf makes it easier to fill clean and operate each appliance while also making it easy to put away. Pocket doors tuck out of the way and into the cabinet so you can easily leave open for your household or guests to access, but easily shut the cabinet doors and conceal when you’re ready to tidy up.
Beneath the beverage center larder is a drawer designed with 2 layers of multi-tasking storage for utensils and additional beverage supplies storage with space for tea packets, and a full drawer of K-Cup storage. The cabinet below uses powered roll-out shelves to create the perfect breakfast center with power for a toaster and divided storage to organize all the daily fixings and pantry items the household needs for their morning routine.
On the right, the second larder is the ultimate hub and center for the homeowner’s baking tasks. A wide roll-out shelf helps store heavy small appliances like a KitchenAid Mixer while making them easy to use, clean, and put away. Shelves and a set of apothecary drawers help house an assortment of baking tools, ingredients, mixing bowls and cookbooks. Beneath the counter a drawer and a set of roll-out shelves in various heights provides more easy access storage for pantry items, misc. baking accessories, rolling pins, mixing bowls, and more.
The kitchen island provides a large worktop, seating for 3-4 guests, and even more storage! The back of the island includes an appliance lift cabinet used for a sewing machine for the homeowner’s beloved hobby, a deep drawer built for organizing a full collection of dishware, a waste recycling bin, and more!
All and all this kitchen is as functional as it is beautiful!

Not far from the Maine coastline, this renovation project showcases the power of creative reimagining. With an elevated deck in need of replacement, the clients envisioned a new space that would fill with sunshine and offer them the potential to nurture plants throughout the year. Offering full-service design and construction, Sunspace stepped in to make it happen.
The Sunspace team began by replacing the existing deck structure, creating a solid, raised, insulated foundation that would receive the greenhouse addition. A high-quality aluminum frame was chosen for its durability and sleek lines, blending with the home's existing architecture and fitting snugly into the corner of the exterior walls. The generous use of insulated glass floods the interior with natural light while maintaining a comfortable growing environment all year round.
Functionality within a small space is key in this design. Venting windows in the lower sections and operable roof vents ensure proper airflow and temperature control, essential for a thriving plant collection. The interior is thoughtfully finished with planting benches and shelving to establish an organized, inviting workspace. And with direct access from the home, a trip to the greenhouse is an effortless escape for the clients, a world of vibrant growth never further than a few steps away.

90" Clear Glass Water Panel and Brushed Stainless Steel Frame. Enhance your surroundings with the Gardenfall water feature. The water flowing past polished river rock creates a mood of serenity as it humidifies and cleanses the air, promoting a healthier living environment. The GF8SG water fountain features a clear glass panel and brushed stainless steel frame, which makes a stunning focal point in any garden or interior space. Durable materials and quiet operation make the Gardenfall a wonderful addition, indoors or out.
This water feature can be customized with your logo.
The GF8SG is also available as a fire fountain

This was an add on project to a kitchen I did last year. Commission points were to create an attractive space to display glassware in the upper portions and enclose a toaster and mixer behind doors at counter-top level. Below is additional storage and accommodates a small microwave. LED lighting systems highlight items displayed behind the glass doors and open granite counter top area. The lighting operates independently via dimmer touch controls hidden behind the arched mid rail.

The owners of a Bethesda home purchased the property next door with the intent to combine the two lots and build an addition to their existing house. They wanted a swimming pool with an outdoor living area, a two-car garage, family room, kitchenette, and guest suite.
The client wanted a place to park two sports cars. The new garage is 625 sq.ft. We installed a heavy-duty elastomeric-coated floor that has a high polish.
Our team reviewed the site and what it would look like once the neighboring house was demolished. One of the crucial goals of the designers was to locate the pool behind the addition and keep the massing of the addition down to retain sunlight to the pool in the summer without the new structure or existing house shading the pool.
Framing. We ordered pre-built trusses for the roof of the addition. Pre-built trusses are more common in new house construction, but it was the most efficient way to frame the structure. The trusses were delivered to the jobsite and we hired a crane and operator to lift them onto the structure where our crew fit them in place. Though there is currently no connection between the second floor of the main house and the second floor of the addition, the trusses were designed to allow for a future connection, should the clients want. For the two openings that connect the main floor of the house to the main floor of the addition, we waited until we had almost completed the framing before we cut through the back wall of the house.
Exterior Finishes. For the siding, we used real stucco to match the stucco on the existing home. We added Hardipanel with a stucco pattern as an accent. We also matched the existing home’s roofing for the addition.
Upper level. The second floor of the addition is 632 sq.f.t and has a sitting area/exercise space, a full bath, bedroom and a storage closet. The trusses were designed so the clients can eventually connect the addition through the second floor of the main house. The railings on the stairs to this level match the railing in the main house.
