This early 20th century Indianapolis, IN basement remodel was in desperate need of help. The original and still operating hydronic radiant heating system had its plumbing configured without regard to any other use of the space. Fearful of harming the aged system and the high cost of doing so, these Clients were adamant that the existing system remain intact. Architect Lee Constantine developed a design that maintained the existing heating system while creating "niches" around the perimeter that would conceal the unsightly plumbing. Additionally, by removing free-standing structural supporting posts, amore flexible and inviting space was achieved. Because of an already low ceiling condition, the floor-ceiling structure above was kept exposed, painted and highlighted with indirect lighting to avoid further reducing the ceiling height. Constantine incorporated "clouds" on this ceiling to conceal certain existing components that either were cost prohibitive to relocate or couldn't be relocated. These "clouds"become a "visual element" through their geometry and hidden "indirect" light source rather than an undesirable complication. Now this family entertains frequently in the basement and reports "it doesn't feel like we're in a basement anymore"

This detached garage uses vertical space for smart storage. A lift was installed for the owners' toys including a dirt bike. A full sized SUV fits underneath of the lift and the garage is deep enough to site two cars deep, side by side. Additionally, a storage loft can be accessed by pull-down stairs. When re-purposing authentic antique gates it is important to take a few things into consideration as some of these projects can get costly and you'll want to make sure your results justify your investment. One of the details you'll want to consider if you're planning or have already purchased an antique gate is to make sure it can be modified to fit the opening you would like to use it in. In this case, the door was larger so a cut-down was easily done. Because the gate came with the original rustic iron hinges we opted to keep those as decorative features wile we retrofitted the gate with new operational hinges which will carry the weight of the gate for at least another century. Preserving the authentic characteristics of antique gates is of essence so you'll want to make sure you keep as much of the original elements when the retrofitting project is planned out. The challenge you'll have when pairing an antique gate with functional locking hardware is making sure the hardware will complement your gate's original character. This architectural gate was graciously fitted with a surface mounted mortise and lever box which allows the gate to be used conveniently as any other door in the house while having the option to lock it safely at night or while the homeowners are away on vacation. We opted for a rustic surface mounted lever and mortise lock system because the gate's thickness wasn't enough to install a regular inset roller catch and mortise box as in the gates we build from scratch. Salida del Sol is a home designed for Revelstoke. Using advanced techniques for building envelope design, climate models, and thermal comfort design, this home has been carefully designed to live and perform well in the specific microclimate in which it resides. The house is oriented with maximum exposure and majority of the glazing to the southerly aspect, to greatly reduce energy costs by embracing passive solar gain and natural lighting. The other aspects of the home have minimal glazing, to insulate for the prevailing winds and harsh winter temperatures. We designed the layout so the living spaces are enjoyed on the southern side of the house and closets, bathrooms, and mechanical on the north. The garage, positioned on the north side of the house, provides a buffer zone to shield it from the northern exposure during the winter. The bedrooms are separated to optimise privacy, with the master bedroom oriented to receive the early morning sunlight coming from the east. A large southern window and glazed sliding door in the lounge room provide passive solar gain during the winter months and shoulder seasons, and the overhang of the eaves give shade during the summer heat. Operable windows have also been carefully planned for cross ventilation, helping to cool the rooms in the summer and bring fresh air in during any season. With thorough consideration given to wind patterns, daylighting, orientation and glazing, Salida del Sol ‘opens the sunrise’ for its operation and its occupants.
