For many, the idea of downsizing can be daunting, especially when moving from a spacious rural home to a compact condo. However, our clients were determined to embrace this change to simplify their lives and indulge in waterfront living. With panoramic views of Lake Nepahwin, they were eager to create a retreat maximizing space without compromising style. To optimize space, we adopted a minimalist approach, focusing on multifunctional furniture and clever storage solutions. By strategically placing furniture and incorporating a pantry, disguised as an built-in armoire in the living room, we were able to make the most of every square inch while maximizing the expanse. “Every inch of real estate is valued,” says Lauren Perry “and that is how downsizing becomes a delight.” The original pantry was excessive for the couple, but the primary bedroom was lacking closet space. Enter demolition. We opened a bathroom wall and converted the existing pantry into a walk-in closet for our client’s impressive wardrobe. Prioritizing the built-ins with plenty of drawers customized this space for our client’s personal needs and showcased her impeccable taste in clothes, shoes, and accessories. Every selection had to be carefully considered so the space is inviting, without feeling congested. The fixtures and decor were curated to layer interest, but not detract from the beautiful views of the condo, a delicate balance best left to the professionals.

The Book Club uses a variety of materials and creatively utilizes space to transform a small backyard into an urban oasis. A low concrete wall forms a lounge space with a cantilevered IPE bench and fire pit. Large-format concrete pavers connect the lounge area to a dining and BBQ space, protected from the elements by an overhead louvered roof. The use of synthetic turf, along with native and adapted plant materials, makes this space the low-maintenance, private getaway our client was seeking.

A double set of French doors with transoms and circular window above admit natural light into the space and provide a complete architectural window grouping. A large yet unimposing chandelier teams up with recessed lighting, a pair of striking torchiere sconces, and lamp lighting to provide additional illumination. A side wall features built-in custom bookcases perfectly encasing the television and providing storage for books and personal items. The television was placed at an optimal height to continue the horizontal sight lines of millwork in the archways symmetrically flanking the bookcase. Fabric doors on the lower cabinets provide textural interest as well as proper ventilation for left, right and center channel surround sound speakers. A lighted, recessed niche in the wall behind the sitting area provides a custom spot for a sculptural rustic bench. A fourth wall accommodates an outsized modern art canvas full of color and movement. Stained pine flooring is topped by a large square rug to ground the sitting area. A table and chairs by the corner windows make use of light and space to create a family friendly multi-use living room. The design keeps kitchen clutter out of sight while connecting the space and creating outstanding flow and ergonomics. The room, along with the archway off the foyer, is positioned to allow a view through toward the pool and rear yard.

Located on a heritage-lined street in Melbourne’s Williamstown, a young family were seeking a contemporary home with ample room to grow. Benni Trajcevski of Achieve Design Group answered their call, creating the epitome of modern living concealed behind a modest façade. To achieve the long wish list including large indoor and outdoor gathering spaces to entertain family and friends, separate adult and children living and sleeping zones, and a pool suitable for year-round use, Benni has maximised every inch of the block. Seamless transitional spaces link inside with out. This flow between the indoors and outdoors is a key feature of the home, achieved through generous open floor planning and glazing. For example, large hidden sliding doors allow the pool to be closed-off for use in winter; acrylic glass panels link the pool with the sunken lounge, which includes a fire pit for year-round comfort. The inclusion of a courtyard and voids throughout create separate useable zones while maintaining the feeling of spaciousness. Orientated to the north and surrounded with floor to ceiling windows to optimise natural light, the courtyard divides the formal lounge area with the informal living area, while the first floor is divided into four separate wings for privacy and functionality. The interiors are detailed with quality materials and finishes to achieve a sleek and sophisticated aesthetic. Contrasting materials in muted tones, including tiles, steel and lightweight timbers are featured throughout. Corian and a moss green wall are unexpected features.
