Both of these spaces maximize function and family friendly style to suite the original details of this heritage home. This young couple came to us with a strong desire to create a gathering space that would reflect their style by putting the ‘fun’ in function. They wanted to expand their original, cramped, 1950s kitchen. Taking down the wall between the dining room and kitchen allowed for a roomy island adjacent to a large dining table. The antique reproduction tiger maple island ties into the history of the home, while the simple, painted perimeter cabinetry and Fireclay Tile ogee drop backsplash give a nod to the homeowners’ personal flair for mixing midcentury modern and transitional styles. Shiplap detailing was added to the sink wall to provide another layer of texture and finish. Pental Lattice quartz kept the countertops, and the room, light and airy. The kitchen cabinetry is chock full of organizing accessories that make meal preparation and entertaining a breeze. This beautiful, 1,600 SF duplex three-bedroom, two-bath apartment in the heart of the West Village was originally a diamond in the rough with great potential. The coop is located on a quiet, tree-lined street and, as a top floor unit, boasts lovely southern and eastern exposures with views of this charming neighborhood overlooking the Hudson. Our clients were making a big move from the West Coast and wanted the new home to be ready in time for the start of the new school year, so Studioteka’s architecture and interior design team rolled up our sleeves and got to work! Construction documents were prepared for the coop board and NYC Department of Buildings approval and our team coordinated the renovation. The entire unit had new hardwood flooring, moldings, and doors installed, the stairs were gently refinished, and we took down a wall separating the living room from a small den on the lower level, making the living space much more open, light-filled, and inviting. The hot water heater was tucked away in an unused space under the stair landing, allowing for the creation of a new kitchen pantry with additional storage. We gut-renovated the upstairs bathroom, creating a built-in shower niche as well as a brand new Duravit tub, Mirabelle high-efficiency toilet, American Standard matte black fixtures, and a white Strasser Woodenworks vanity with black hardware. Classic white subway tile lines the walls and shower enclosure, while black and white basketweave tile is used on the floor. The matte black towel hooks, toilet roll holder, and towel rod contrast with the white wall tile, and a shower curtain with a delicate black and white pattern completes the room. Finally, new mid-century modern furnishings were combined with existing pieces to create an apartment that is both a joy to come home to and a warm, inviting urban oasis for this family of four.

Challenge As part-time residents of this Bonita Springs home, our clients were looking to update their outdoor entertainment area. They also planned to be away for the summer during the remodel and needed their renovation project to be finished prior to their return for the winter. Their needs included: Changing the color pallet to a monochromatic scheme, removing the yellow brick pavers, adding an outdoor kitchen area, adding an outdoor fireplace, resurfacing the pool and updating the tile, installing a new screen enclosure, and creating privacy from the neighbors, particularly the main sitting areas, pool and outdoor kitchen. Although there was already a 1,221 sq. ft. lanai under the roof, it lacked functionality needed by the homeowners. Most of its amenities were located at one end of the lanai, and lacked privacy that the homeowners valued. Solution The final project design required two additions to the lanai area adding an accumulative 265 sq. ft. to the existing space expanding their sitting area and accommodating a much-needed outdoor kitchen. The new additions also needed to blend with the home’s existing style. Addition #1—Sitting Area: The first addition added approximately 145 sq. ft. to the end of the lanai. This allowed Progressive Design Build to tie into the existing gable room for the new space and create privacy from the neighbors. Addition #2—Outdoor Kitchen: The second addition was a bump out that added approximately 120 sq. ft. to the end of the house close to the interior kitchen. This allowed the client to add an outdoor over and 52” Viking grill (with a side burner) to their outdoor living space. Other amenities included a new sink and under counter fridge, granite countertops, tumbled stone stile and Cypress cabinetry, custom-fabricated with marine grade plywood boxes and marine grade finishes to withstand moisture, common in the Bonita Bay community. Special attention was given to the preparation area on either side of the stove, the landing area next to the oven and the serving counter behind the bar. Bar seating was added to the outdoor kitchen, allowing guests to visit with the cook comfortably and easily. Brick Pavers During the design phase, we discovered that the original brick pavers were set in sand, with no concrete pad below. Consequently, the retaining wall and several pavers were starting to fail, caused by the shifting sands. To remedy the problem, we installed a new concrete deck and laid new nonslip pavers on top of the deck—ideal for wet area applications. Pool Renovations To dramatically improve the enjoyment and ambiance of their pool, Progressive Design Build completely re-plumbed it, putting in additional lighting and new water features. New decorative pool tile, coping, and a paver deck were also installed around the pool. The pool finish chosen by our clients was a nice tropical blue color. Screen Enclosure A new screen enclosure was installed in compliance with new local building codes, making it more stable and solid than the existing one. The color change from white to bronze coordinated well with the homeowners’ new color scheme; and the location of the service door and stairs provided convenient access to the new pool equipment. Results This project was completed on time and within budget before these homeowners returned for their winter holiday. They were thrilled with the weekly communication, which included two-way phone calls and email photo sharing. They always knew where their project was in the construction process and what was happening at all times—providing security and peace of mind.

"Glacial" is an all glass and steel wall sculpture that is made out of 79 pieces of individually hand cut art glass. The steel is prepared and welded with each joint forming the foundation for the precise placement of the glass above it, creating a dynamic yet harmonious composition.

To spotlight the owners’ worldly decor, this remodel quietly complements the furniture and art textures, colors, and patterns abundant in this beautiful home. The original master bath had a 1980s style in dire need of change. By stealing an adjacent bedroom for the new master closet, the bath transformed into an artistic and spacious space. The jet-black herringbone-patterned floor adds visual interest to highlight the freestanding soaking tub. Schoolhouse-style shell white sconces flank the matching his and her vanities. The new generous master shower features polished nickel dual shower heads and hand shower and is wrapped in Bedrosian Porcelain Manifica Series in Luxe White with satin finish. The kitchen started as dated and isolated. To add flow and more natural light, the wall between the bar and the kitchen was removed, along with exterior windows, which allowed for a complete redesign. The result is a streamlined, open, and light-filled kitchen that flows into the adjacent family room and bar areas – perfect for quiet family nights or entertaining with friends. Crystal Cabinets in white matte sheen with satin brass pulls, and the white matte ceramic backsplash provides a sleek and neutral palette. The newly-designed island features Calacutta Royal Leather Finish quartz and Kohler sink and fixtures. The island cabinets are finished in black sheen to anchor this seating and prep area, featuring round brass pendant fixtures. One end of the island provides the perfect prep and cut area with maple finish butcher block to match the stove hood accents. French White Oak flooring warms the entire area. The Miele 48” Dual Fuel Range with Griddle offers the perfect features for simple or gourmet meal preparation. A new dining nook makes for picture-perfect seating for night or day dining. Our Gold Coast shopfitters created an outstanding cafe fitout for these small business owners. This being the second of two cafes, the owners of Kaffe Co. wanted something a little different to their original space, opening up the kitchen and front counter area to allow customers to see right into the kitchen and preparation spaces. The client’s hope for the fitout was to have all the space well utilised to allow for a full kitchen while catering for plenty of dine-in customers. The cafe design was all about creating an inviting and relaxing space for customers to sit and enjoy a meal on a break from shopping. Our Gold Coast shopfitters worked around many other builds happening in the new shopping centre at the time which called for a high level of organisation and some problem solving to ensure the smooth operation of the build. The cafe offers a clean, minimalistic style with polished concrete floors, Hamptons inspired white timber walls and a beautiful timber bench top – all finished off with on-trend copper light fixtures creating a comfortable and pleasant eatery for shoppers in the midst of a busy arena. We recently enjoyed the opportunity to remodel three floors of a nineteenth-century Cambridge home with our project partners, architect Tom Downer and designer Jayme Kennerknecht/LDa Architects. . • The owners – a family of four that includes both a teenager and a toddler - wanted a house better suited to entertaining but also appropriate for family together time. Specific improvements on their wish list included a playroom that could handle differing family needs, a custom bar for entertaining, a new fireplace, and an inviting kitchen that would remain distinct but be better connected to adjoining rooms. • Adding a fireplace to the living room involved rebuilding the entire back wall of the home. The fireplace mantel was custom designed to match an existing mantel in the nearby dining room, which is original to the home. • In the playroom, care was taken to create zones for three members of the family: The mother enjoys crafting and now has a station directly below existing skylights, the teenager has a semi-private nook at the back of the space for relaxing, and the youngest in the family can enjoy toys and games placed along one wall alongside a rug for playing on the floor. On the same level, we created a separate guest bedroom with a new closet and a window designed to match other windows throughout the home. • The kitchen is fully upgraded and custom designed to accommodate the mother’s cooking habits, with specific elements including a farmer’s sink in the island and a stainless steel counter with an integrated sink for food preparation placed behind it on the counter. To improve storage in the much-used room, corner drawer units were installed instead of lazy Susan cabinets. Also, the homeowners were not interested in an open floor plan, but did want to improve access to the living room and yard beyond. This was achieved by expanding the opening between the two rooms allowing the cook to engage with family and guests and have a clear view when children are playing in the yard. Sampson, our client's adorable pug, would agree that this stylish rooftop garden is the place to be after Rooftopia had the opportunity to give the deck a much needed makeover! Our teams removed an old worn out wooden deck and replaced the flooring with new porcelain tiles on a floating pedestal system for a durable and gorgeous deck surface that not only looks fabulous, it improves drainage, protects the roof membrane from UV exposure, evenly disperses the weight of the garden elements and is modular and very low maintenance. This private rooftop also features a custom made metal pergola and wooden screen to offer shade and artfully frames the view of the incredible city skyline. The pergola also creates a pleasing surround for the primary rooftop seating and lounge area. The outdoor kitchen is made of durable marine grade aluminum cabinets and a custom concrete countertop with a built in bar ledge. The bar ledge features an original metal screen pattern and seating positioned to highlight the stunning view and keep the conversation flowing. The centrally located dining area makes it easy to entertain a crowd, host out of town guests before a concert or simply prepare a refreshing drink after work. Working with the scale of the rooftop we added large planter boxes & greenery situated to soften the hard lines of the building, add a layer of privacy and frame the views of the skyline. A few containers are placed near the entrance and in the seating area to offer pops of colorful seasonal flowers. An irrigation system is a key part of the garden that operates automatically to water plants on a daily timer so our clients can spend their time relaxing and the plants stay healthy. Rooftopia also integrated LED lighting and patio string lights to accent and illuminate these beautiful garden elements.

We worked 100% remotely with this client to create a beautiful and functional space in unfinished redwood. This wine cellar's wine racking has many versatile features to store different sizes and styles of wines and wine bottles, such as tiered coved trays for large format wine bottles, high reveal display rows, individual bottle storage, Original Wooden Cases, and custom cabinetry. The unique shape and design of this room required a skilled contractor like Vintage Wine Cellars to design and create a completely custom wine cellar - perfectly fit to the shape and flow of the room. This client's room was actually huge - but he just didn't have the need to fill it completely with wine (maybe one day!)
