This beautiful, 1,600 SF duplex three-bedroom, two-bath apartment in the heart of the West Village was originally a diamond in the rough with great potential. The coop is located on a quiet, tree-lined street and, as a top floor unit, boasts lovely southern and eastern exposures with views of this charming neighborhood overlooking the Hudson. Our clients were making a big move from the West Coast and wanted the new home to be ready in time for the start of the new school year, so Studioteka’s architecture and interior design team rolled up our sleeves and got to work! Construction documents were prepared for the coop board and NYC Department of Buildings approval and our team coordinated the renovation. The entire unit had new hardwood flooring, moldings, and doors installed, the stairs were gently refinished, and we took down a wall separating the living room from a small den on the lower level, making the living space much more open, light-filled, and inviting. The hot water heater was tucked away in an unused space under the stair landing, allowing for the creation of a new kitchen pantry with additional storage. We gut-renovated the upstairs bathroom, creating a built-in shower niche as well as a brand new Duravit tub, Mirabelle high-efficiency toilet, American Standard matte black fixtures, and a white Strasser Woodenworks vanity with black hardware. Classic white subway tile lines the walls and shower enclosure, while black and white basketweave tile is used on the floor. The matte black towel hooks, toilet roll holder, and towel rod contrast with the white wall tile, and a shower curtain with a delicate black and white pattern completes the room. Finally, new mid-century modern furnishings were combined with existing pieces to create an apartment that is both a joy to come home to and a warm, inviting urban oasis for this family of four.

Modern Patio & Sidewalk Extension For this project, we transformed a standard builder-grade patio into a spacious outdoor living area by extending the existing concrete patio on both sides of the home. We also installed a new concrete walkway providing clean, functional access to the side entrance while seamlessly tying into the patio extension. To ensure a durable, long-lasting installation, the new concrete was properly graded, reinforced, and finished to match the existing patio, creating a seamless appearance that looks like it was part of the original construction. Careful attention was given to matching elevations, joints, and finish quality for a clean, professional result. My clients wanted a kitchen where they could gather together, prepare meals, and catch up on the latest news of the day. They had two children that wanted a space to do homework while grabbing a snack to eat. The scope of the project included a facelift for the cabinets, new dining table, chairs, countertop, backsplash, island, flooring, appliances, installing a range hood, lighting and barstools. My challenge was designing a kitchen that was functional, efficient and aesthetically pleasing while addressing the specific needs of my clients. We had a good foundation to work with but, the original kitchen was dated and needed an upgrade. We addressed the cabinets, floors, island and lighting first. We wanted to keep with the overall floorplan of the kitchen. The color palette we choose was a cool gray color scheme with warm wood accents. The custom island is a one-of-a-kind feature with an exotic granite slab. The island provides the best way to maximize the kitchen efficiency and storage capacity. Technology was also important addition in the kitchen so we installed smart technology and USB cable outlets. Lighting was another factor—under the counter lighting and in cabinet lighting was installed. In the end, my clients were very happy with the kitchen we designed for them.

The antique reproduction tiger maple island ties into the history of the home, while the simple, painted perimeter cabinetry and Fireclay Tile ogee drop backsplash give a nod to the homeowners’ personal flair for mixing midcentury modern and transitional styles. Shiplap detailing was added to the sink wall to provide another layer of texture and finish. Pental Lattice quartz kept the countertops, and the room, light and airy. The kitchen cabinetry is chock full of organizing accessories that make meal preparation and entertaining a breeze. We recently enjoyed the opportunity to remodel three floors of a nineteenth-century Cambridge home with our project partners, architect Tom Downer and designer Jayme Kennerknecht/LDa Architects. . • The owners – a family of four that includes both a teenager and a toddler - wanted a house better suited to entertaining but also appropriate for family together time. Specific improvements on their wish list included a playroom that could handle differing family needs, a custom bar for entertaining, a new fireplace, and an inviting kitchen that would remain distinct but be better connected to adjoining rooms. • Adding a fireplace to the living room involved rebuilding the entire back wall of the home. The fireplace mantel was custom designed to match an existing mantel in the nearby dining room, which is original to the home. • In the playroom, care was taken to create zones for three members of the family: The mother enjoys crafting and now has a station directly below existing skylights, the teenager has a semi-private nook at the back of the space for relaxing, and the youngest in the family can enjoy toys and games placed along one wall alongside a rug for playing on the floor. On the same level, we created a separate guest bedroom with a new closet and a window designed to match other windows throughout the home. • The kitchen is fully upgraded and custom designed to accommodate the mother’s cooking habits, with specific elements including a farmer’s sink in the island and a stainless steel counter with an integrated sink for food preparation placed behind it on the counter. To improve storage in the much-used room, corner drawer units were installed instead of lazy Susan cabinets. Also, the homeowners were not interested in an open floor plan, but did want to improve access to the living room and yard beyond. This was achieved by expanding the opening between the two rooms allowing the cook to engage with family and guests and have a clear view when children are playing in the yard. Stepping out onto the covered patio space, attention is immediately drawn to the tranquil water feature. Faced with Georgetown Blend stone and Bullnose Travertine coping, this water fall feature creates an elegant feel to this outdoor patio. Even in the midst of night, it glows with LED lights and sparkles from the decorative glass backsplash. This lovely water feature requires low maintenance, as it is fitted with a chlorinator and Jandy pump for proper filtration. The Venetian Gold granite blends well with the earthy tones found in the original brick, allowing this outdoor kitchen to stand out yet complement the home’s exterior. The bar top area easily seats 4 to 5 guests and attracts the use of Margarita mixers with accessible countertop electrical outlets. For added convenience, the kitchen sink is equipped with both hot and cold water as well as a sanitary pump. There is ample amount of storage space alongside the stainless steel appliances and an inconspicuous garbage can drawer. The mini refrigerator accommodates 48-60 canned drinks, and the double burner and grill provide the perfect opportunity to prepare an outstanding meal for guests and family. The fire feature in this outdoor project attracts those recently refreshed at the kitchen to come sit and relax! With matching brick as the home, the fire place is a seamless addition to this outdoor living room. Completing the project, varying sizes of Travertine tile are used for the flooring. The variation in size and uniquely chiseled edge of the tile catches the eye of its travelers.

The renovation of this home focused on enhancing its Spanish-style architecture, which had outdated elements that gave the house a heavy and dark atmosphere. Our goal was to create a more lively and spacious living area that would be perfect for entertaining. We opted for lighter finishes and incorporated classic features that complemented the home's original design while prioritizing practicality by adding ample storage and top-of-the-line appliances that make meal preparation effortless. The kitchen is most definitely the hub of the home for these clients and the design needed to reflect this. The family is large and most socialising is centred in the kitchen area, flowing out onto the deck and into the swimming pool. The clients were frustrated with their original island separating the main working area and found that there was not enough room for food preparation when cooking was required for and by their extended families. Furthermore, they needed to be able to watch/see the pool from all positions of the kitchen for safety and peace of mind. At the same time a feeling of spaciousness and simplicity needed to be maintained.

The sheen on the ceiling is art on its' own! The walls of this early 20th century home are original metal lathe and stucco and needed many troweled and sanded coats of Swedish Putty to smooth out the walls to prepare for primer and custom tinted Holland Lac Brilliant from Fine Paints of Europe. The final look is oh so luxurious!

"Groovy" is an all glass and steel wall sculpture that is made out of 73 pieces of individually hand cut art glass. The steel is prepared and welded with each joint forming the foundation for the precise placement of the glass above it, creating a dynamic yet harmonious composition.

This casita was completely renovated from floor to ceiling in preparation of Airbnb short term romantic getaways. The color palette of teal green, blue and white was brought to life with curated antiques that were stripped of their dark stain colors, collected fine linens, fine plaster wall finishes, authentic Turkish rugs, antique and custom light fixtures, original oil paintings and moorish chevron tile and Moroccan pattern choices.

This was a complete custom kitchen remodel where we opened up the space to more than double its original size. I utilized my space planning talent to open up the area and provide a kitchen that works for not only preparing meals, but a great space for the children to do homework and other activities.

Welcome to our Perfectly Polished Kitchen. For this Camarillo homeowner, the kitchen no longer fit the way they lived. The original layout felt dated and disconnected, with walls separating the kitchen from the living room and an island oriented toward the backyard. Hosting felt divided, and awkward walkways disrupted the flow of the home. The goal was to create a kitchen centered around connection and everyday functionality. We opened the walls between the kitchen and living room and reoriented the island to face the main living space. By relocating a Blanco farmhouse sink to the island and adding bar seating, the kitchen is now a natural gathering place. Family and guests can stay connected while meals are prepared on a 48-inch range with an integrated griddle. The former range wall was transformed into a dedicated coffee and cocktail bar with a flush integrated MicroDrawer, adding convenience without sacrificing the clean aesthetic. Waterfall-edge quartz countertops, glazed grey blue Bedrosians tile, integrated refrigerator and freezer columns, premium Ferguson plumbing fixtures, and custom cabinetry create a timeless foundation. Warm wood tones from the island, wide-plank oak flooring, and custom rift-cut white oak range hood balance the polished nickel finishes for a look that feels both inviting and refined. The result is a timeless kitchen tailored to this homeowner’s minimalist lifestyle. Open, functional, and perfectly polished, it brings family and guests together while blending clean lines and everyday practicality.

Challenge As part-time residents of this Bonita Springs home, our clients were looking to update their outdoor entertainment area. They also planned to be away for the summer during the remodel and needed their renovation project to be finished prior to their return for the winter. Their needs included: Changing the color pallet to a monochromatic scheme, removing the yellow brick pavers, adding an outdoor kitchen area, adding an outdoor fireplace, resurfacing the pool and updating the tile, installing a new screen enclosure, and creating privacy from the neighbors, particularly the main sitting areas, pool and outdoor kitchen. Although there was already a 1,221 sq. ft. lanai under the roof, it lacked functionality needed by the homeowners. Most of its amenities were located at one end of the lanai, and lacked privacy that the homeowners valued. Solution The final project design required two additions to the lanai area adding an accumulative 265 sq. ft. to the existing space expanding their sitting area and accommodating a much-needed outdoor kitchen. The new additions also needed to blend with the home’s existing style. Addition #1—Sitting Area: The first addition added approximately 145 sq. ft. to the end of the lanai. This allowed Progressive Design Build to tie into the existing gable room for the new space and create privacy from the neighbors. Addition #2—Outdoor Kitchen: The second addition was a bump out that added approximately 120 sq. ft. to the end of the house close to the interior kitchen. This allowed the client to add an outdoor over and 52” Viking grill (with a side burner) to their outdoor living space. Other amenities included a new sink and under counter fridge, granite countertops, tumbled stone stile and Cypress cabinetry, custom-fabricated with marine grade plywood boxes and marine grade finishes to withstand moisture, common in the Bonita Bay community. Special attention was given to the preparation area on either side of the stove, the landing area next to the oven and the serving counter behind the bar. Bar seating was added to the outdoor kitchen, allowing guests to visit with the cook comfortably and easily. Brick Pavers During the design phase, we discovered that the original brick pavers were set in sand, with no concrete pad below. Consequently, the retaining wall and several pavers were starting to fail, caused by the shifting sands. To remedy the problem, we installed a new concrete deck and laid new nonslip pavers on top of the deck—ideal for wet area applications. Pool Renovations To dramatically improve the enjoyment and ambiance of their pool, Progressive Design Build completely re-plumbed it, putting in additional lighting and new water features. New decorative pool tile, coping, and a paver deck were also installed around the pool. The pool finish chosen by our clients was a nice tropical blue color. Screen Enclosure A new screen enclosure was installed in compliance with new local building codes, making it more stable and solid than the existing one. The color change from white to bronze coordinated well with the homeowners’ new color scheme; and the location of the service door and stairs provided convenient access to the new pool equipment. Results This project was completed on time and within budget before these homeowners returned for their winter holiday. They were thrilled with the weekly communication, which included two-way phone calls and email photo sharing. They always knew where their project was in the construction process and what was happening at all times—providing security and peace of mind.

The original kitchen island was undersized, offering seating for only two and limiting both workspace and entertaining potential. By thoughtfully repositioning the adjacent breakfast area, the renovation created room to significantly enlarge the island, allowing comfortable seating for three while preserving generous traffic flow throughout the kitchen. The expanded island now serves as the functional heart of the home, providing ample space for meal preparation, casual dining, and gathering with family and friends. To further enhance both storage and entertaining, the wall cabinetry was extended to seamlessly incorporate a dedicated beverage refrigerator and a custom glass-front stemware cabinet. These integrated features create a sophisticated beverage station while keeping crystal stemware beautifully displayed, organized, and conveniently accessible for everyday enjoyment and gracious entertaining. A custom upholstered dining bench transformed the breakfast nook into one of the most inviting spaces in the home. By maximizing seating without increasing the room's footprint, the banquette offers exceptional comfort for everyday meals, morning coffee, and relaxed family gatherings. It has quickly become the homeowner's favorite place to sit, demonstrating how thoughtful furniture selection can elevate both function and comfort. The sliding glass doors leading to the outdoor living area were finished with softly textured sheer drapery in a tone that harmonizes with the wall color. These elegant window treatments gently diffuse intense natural sunlight while preserving outdoor views, adding softness, warmth, and visual texture to the kitchen. The sheers enhance the bright, airy atmosphere while contributing to the refined, layered aesthetic that defines this luxury kitchen renovation.

A custom bar was designed my McCabe Design & Interiors to fit the homeowner's love of gathering with friends and entertaining whilst enjoying great conversation, sports tv, or playing pool. The original space was reconfigured to allow for this large and elegant bar. Beside it, and easily accessible for the homeowner bartender is a walk-in wine cellar. Custom millwork was designed and built to exact specifications including a routered custom design on the curved bar. A two-tiered bar was created to allow preparation on the lower level. Across from the bar, is a sitting area and an electric fireplace. Three tv's ensure maximum sports coverage. Lighting accents include slims, led puck, and rope lighting under the bar. A sonas and remotely controlled lighting finish this entertaining haven.
