BEFORE This project involved a complete refresh of a master bath suite where we removed dated wallpaper and refinished the space in just 2 production days. The total cost for this renovation was $7,595.00. Our empty nester clients purchased a lovely Burr Ridge cottage with the plan to create their dream home. Their main objective when they first met with LaMantia architectural designer Jackie Prazak was to create a kitchen large enough to accommodate their extended (and now grown) family. After several design revisions the clients agreed to give up a Bedroom and a Powder Room to gain the enlarged Kitchen, Walk-in Master Closet and a separate double-entry Laundry Room they so desired. By moving the kitchen wall 3’ we were able to accommodate the large Kitchen and Island the clients so desired. The main entry to the Kitchen was both moved and enlarged to enhance the arrival and the view into the enlarged space. We were also able to reclaim attic space and create the volume ceiling with added beams to continue the theme of the Living and Dining Room ceilings. At this point LaMantia kitchen designer Katie Suva, CKD, CBD joined the team to begin the detailing of the cabinet layout. The Family Room, with its new large stone flooring was recreated with specialties galore; including a walk-up wet Bar. We were also able to re-purpose the existing Study into a Guest Bedroom with built-in closets and cabinetry. What was once a laundry space now became a new large Laundry Room accessed from both the Master Walk-in Closet and the hallway. In the Master Bedroom the exterior entry door was replaced with large open glass window panels. The Master Bath ceiling was reworked to accommodate a soaring Master Shower. And then there was the enlarged Master Closet that speaks for itself! The existing Solarium took on a different personality with a re-aligned entry door and built-in cabinetry. This room now houses all the home office and craft activities. The scope of this project included every room in the residence, with the utmost attention paid to every detail, and the outcome is definitely worthy of the Professional Remodeling 2014 Gold Award it just won! Situated along a narrow lot in Germantown, New York, the cottage completes a cluster of existing buildings, forming an intimate courtyard on one side. Positioned between residential and commercial neighbors, the elongated property required a careful balance of privacy and openness. Architect Lauren Cawse approached the layout by redefining the existing house and garage as the east and west sides of an outdoor room, with the new cottage forming its southern boundary. This arrangement created a clear courtyard near the main residence while directing the 800-square-foot guest house toward the open meadow and the distant Catskill Mountains. “The unique character of the site and its history inspired the architectural direction,” says Cawse. “The intent was to create a secondary structure in the compound in clear contrast to the modern farmhouse style of the house and garage.” A Barn-Inspired Exterior Adds Visual Flair The exterior envelope evokes a traditional barn with a simple gable shape, weathered wood siding, cedar shingles, and a foundation veneer made of local fieldstone. A large sliding barn door adds a complementary feature to the courtyard-facing side, creating a dynamic opening that maintains uninterrupted views through the cottage to the meadow beyond. The largest, spanning nearly 20 feet wide and just under eight feet tall, opens directly onto the stone patio, allowing the main gathering area to extend fully into the landscape. Along the side of the living room, a smaller 10-foot-wide system introduces more light and ventilation, nearly creating an open corner condition if not for the structural post that supports the façade and roofline. At the rear, a fourth ten-foot-wide system features a French door swing panel configuration that opens toward the courtyard, strengthening the design connection to the main residence. All steel effect folding patio doors were specified with a low-maintenance, water-rated Performance Sill to safeguard against inclement weather while providing a seamless, barrier-free transition to the outdoor patio. Taking place in Coto de Caza, CA, this complete kitchen remodel underwent quite the transformation to achieve an “organic modern” look. You can see that we installed porcelain countertops as well as glazed ceramic wall tile for a clean and fresh feel. All cabinets are custom made by our crew and include a fresh coat or crisp white paint and black hardware. You will also notice the newly fabricated and stained floating shelves and island. A special LEICHT Westchester | Greenwich project. Located in Chappaqua, Westchester County, NY. this beautiful project was done in two phases, guest house first and then the main house. In the main house, we did the kitchen and butler pantry, living area and bar, laundry room; master bathroom and master closet, three bathrooms. In the guest house, we did the kitchen and bar; laundry; guest bath and master bath. All LEICHT. The 3D design not only gave life to the vision but also improved the overall presentation, instilling clarity and confidence in the project's successful outcome.

Clients lakefront home stairs and boardwalk needed multiple repars and upgrades. We replaced several sections of stairs and areas of the boardwalk. We also added access from the boardwalk to a sitting area firepit above the boat dock, We designed and built a set of winder stairs to maintain the flow of the entire recreation area. The clients were extremely happy with the outcome.

The wife's vision of a small decorative table nearby for her bath essentials added a personal touch, creating a true spa-like experience. ● Modern Comfort and Convenience: The separate toilet and bidet were replaced with a sleek, high-tech smart toilet, fulfilling the husband's wish and adding a touch of modern luxury to their daily routine. ● A Bright and Inviting Shower: The cramped and moldy shower stall was completely transformed. We demolished the existing bulkhead and built a custom walk-in shower with frameless glass, a built-in bench, and a niche for toiletries. The result was a dramatically brighter and more spacious shower experience. ● Storage and Style: A semi-custom double vanity with ample cabinets and drawers was installed, finally providing each of them with dedicated storage and eliminating countertop clutter. This seemingly small change made a huge difference in their daily lives. ● A Calming Atmosphere: We carefully selected a calming spa-like color palette, incorporating muted, neutral tones and high-quality finishes to create a truly relaxing and inviting atmosphere. Navigating the Challenges Together: Renovations rarely go perfectly smoothly, and this project was no exception. We encountered delays with plumbing fixture deliveries, which threatened our timeline. However, by leveraging our established relationships with reliable suppliers, we were able to find alternative solutions and minimize the impact on the project schedule. We also faced a minor setback when the initially chosen grey vanity went out of stock. Working closely with the couple, we explored other options and ultimately selected a stunning sandstone-stained maple finish, which, as it turned out, complemented the other design elements beautifully. These moments reinforced the importance of open communication and collaboration throughout the process. The Joy of Transformation: The final result was truly remarkable. The transformed ensuite is a testament to the power of thoughtful design and meticulous execution. The space now features large-format, light-colored concrete-look porcelain tiles, creating a bright and airy feel. The sandstone-stained maple vanity, topped with a quartz countertop, serves as a beautiful focal point against the muted green walls. Matte black plumbing fixtures, hardware, and accessories add a touch of modern sophistication. The custom frameless shower glass enclosure enhances the spaciousness of the shower, while the smart toilet provides the ultimate in comfort and convenience. Memorable Moments and Hiccups: ● Budget Adjustment: After finalizing the initial design, we worked closely with the clients to reselect the freestanding tub to ensure it aligned perfectly with their budget. ● Vanity Setback: The unexpected out-of-stock situation with the original vanity color required a quick and effective re-selection process, which ultimately led to an even better design outcome. This highlighted the importance of flexibility and collaboration during a renovation.

Before the remodel, this bathroom was not functional at all! It was a large space that felt very crowded, so our intention was to increase the size and maximize the space. Everything in this bathroom was cramped together and let’s not forget the awful phonebooth shower. (fingers crossed phonebooth showers stay in the past!) Collectively, we set out to re-envision a bathroom that is functional and relaxing. In most cases, it’s difficult to accomplish everything on your wish list. By splitting up the double sinks and putting the shower in between the two, it made maneuvering around this bathroom much easier. Before this bathroom had a ton of wasted space and while it was a challenge; we were thrilled with the final design and outcome.

The home boasts a world-class view highlighted by large windows featuring some of the best sights in the country.
