Ernesto Santalla was approached to create a new home for two Washington, DC lawyers wishing to downsize their living space. The move took them from a row house in Washington's historic Dupont Circle neighborhood to a two bedroom apartment in the vibrant, up-and-coming U Street Corridor. Our task was to transform a rather plain and generic apartment into a custom, sophisticated space in a few strategic moves. Ceiling details serve to define functional areas of the living space without creating divisions. Changing some doors from wood to frosted glass, creates a sense of continuity between spaces, and allows light to travel between spaces. Lighting was inserted strategically, to enhance certain functions of the home. The kitchen was partially enclosed with a plane of frosted glass to create visual separation from the main living space while still allowing natural light to filter in from the expansive wall of floor-to-ceiling windows. Color was used to reinforce the architectural intent and simplify spaces, such as the entry, which as many doors and frames. Furniture was selected to blend with the client's collection of heirloom pieces, creating a sophisticated juxtaposition. Our Minneapolis homeowners chose to embark on the new journey of retirement with a freshly remodeled home. While some retire in pure peace and quiet, our homeowners wanted to make sure they had a welcoming spot to entertain; A seasonal porch that could be used almost year-round. The original home, built in 1928, had French doors which led down stairs to the patio below. Desiring a more intimate outdoor place to relax and entertain, MA Peterson added the seasonal porch with large scale ceiling beams. Radiant heat was installed to extend the use into the cold Minnesota months, and metal brackets were used to create a feeling of authenticity in the space. Surrounded by cypress-stained AZEK decking products and finishing the smooth look with fascia plugs, the hot tub was incorporated into the deck space. Interiors by Brown Cow Design. Northshore Millwork handcrafted this amazing custom island and kitchen. The island was designed from a magazine photo found by the customer and contrasts well against the white painted maple beaboard cabinets. The upper cabinets feature a 4-lite glass design and the ceiling is done in a beadboard paneled box style.

Interior design by others Our architecture team was proud to design this traditional, cottage inspired home that is tucked within a developed residential location in St. Louis County. The main levels account for 6097 Sq Ft and an additional 1300 Sq Ft was reserved for the lower level. The homeowner requested a unique design that would provide backyard privacy from the street and an open floor plan in public spaces, but privacy in the master suite. Challenges of this home design included a narrow corner lot build site, building height restrictions and corner lot setback restrictions. The floorplan design was tailored to this corner lot and oriented to take full advantage of southern sun in the rear courtyard and pool terrace area. There are many notable spaces and visual design elements of this custom 5 bedroom, 5 bathroom brick cottage home. A mostly brick exterior with cut stone entry surround and entry terrace gardens helps create a cozy feel even before entering the home. Special spaces like a covered outdoor lanai, private southern terrace and second floor study nook create a pleasurable every-day living environment. For indoor entertainment, a lower level rec room, gallery, bar, lounge, and media room were also planned.

Every day is a vacation in this Thousand Oaks Mediterranean-style outdoor living paradise. This transitional space is anchored by a serene pool framed by flagstone and elegant landscaping. The outdoor living space emphasizes the natural beauty of the surrounding area while offering all the advantages and comfort of indoor amenities, including stainless-steel appliances, custom beverage fridge, and a wood-burning fireplace. The dark stain and raised panel detail of the cabinets pair perfectly with the El Dorado stone pulled throughout this design; and the airy combination of chandeliers and natural lighting produce a charming, relaxed environment. Southern Beach Getaway in WaterColor Private Residence / WaterColor, Florida Architect: Geoff Chick & Associates Builder: Chris Clark Construction The E. F. San Juan team collaborated closely with architect Geoff Chick, builder Chris Clark, interior designer Allyson Runnels, and the homeowners to bring their design vision to reality. This included custom interior and exterior millwork, pecky cypress ceilings in various rooms of the home, different types of wall and ceiling paneling in each upstairs bedroom, custom pecky cypress barn doors and beams in the master suite, Euro-Wall doors in the living area, Weather Shield windows and doors throughout, Georgia pine porch ceilings, and Ipe porch flooring. Challenges: Allyson and the homeowners wanted each of the children’s upstairs bedrooms to have unique features, and we addressed this from a millwork perspective by producing different types of wall and ceiling paneling for each of these rooms. The homeowners also loved the look of pecky cypress and wanted to see this unique type of wood featured as a highlight throughout the home. Solution: In the main living area and kitchen, the coffered ceiling presents pecky cypress stained gray to accent the tiled wall of the kitchen. In the adjoining hallway, the pecky cypress ceiling is lightly pickled white to make a subtle contrast with the surrounding white paneled walls and trim. The master bedroom has two beautiful large pecky cypress barn doors and several large pecky cypress beams that give it a cozy, rustic yet Southern coastal feel. Off the master bedroom is a sitting/TV room featuring a pecky cypress ceiling in a stunning rectangular, concentric pattern that was expertly installed by Edgar Lara and his skilled team of finish carpenters. We also provided twelve-foot-high floor-to-ceiling Euro-Wall Systems doors in the living area that lend to the bright and airy feel of this space, as do the Weather Shield windows and doors that were used throughout the home. Finally, the porches’ rich, South Georgia pine ceilings and chatoyant Ipe floors create a warm contrast to the bright walls, columns, and railings of these comfortable outdoor spaces. The result is an overall stunning home that exhibits all the best characteristics of the WaterColor community while standing out with countless unique custom features. --- Photography by Jack Gardner

This Houston kitchen remodel turned an outdated bachelor pad into a contemporary dream fit for newlyweds. The client wanted a contemporary, somewhat commercial look, but also something homey with a comfy, family feel. And they couldn't go too contemporary, since the style of the home is so traditional. The clean, contemporary, white-black-and-grey color scheme is just the beginning of this transformation from the previous kitchen, The revamped 20-by-15-foot kitchen and adjoining dining area also features new stainless steel appliances by Maytag, lighting and furnishings by Restoration Hardware and countertops in white Carrara marble and Absolute Black honed granite. The paneled oak cabinets are now painted a crisp, bright white and finished off with polished nickel pulls. The center island is now a cool grey a few shades darker than the warm grey on the walls. On top of the grey on the new sheetrock, previously covered in a camel-colored textured paint, is Sherwin Williams' Faux Impressions sparkly "Striae Quartz Stone." Ho-hum 12-inch ceramic floor tiles with a western motif border have been replaced with grey tile "planks" resembling distressed wood. An oak-paneled flush-mount light fixture has given way to recessed lights and barn pendant lamps in oil rubbed bronze from Restoration Hardware. And the section housing clunky upper and lower banks of cabinets between the kitchen an dining area now has a sleek counter-turned-table with custom-milled legs. At first, the client wanted to open up that section altogether, but then realized they needed more counter space. The table - a continuation of the granite countertop - was the perfect solution. Plus, it offered space for extra seating. The black, high-back and low-back bar stools are also from Restoration Hardware - as is the new round chandelier and the dining table over which it hangs. Outdoor Homescapes of Houston also took out a wall between the kitchen and living room and remodeled the adjoining living room as well. A decorative cedar beam stained Minwax Jacobean now spans the ceiling where the wall once stood. The oak paneling and stairway railings in the living room, meanwhile, also got a coat of white paint and new window treatments and light fixtures from Restoration Hardware. Staining the top handrailing with the same Jacobean dark stain, however, boosted the new contemporary look even more. The outdoor living space also got a revamp, with a new patio ceiling also stained Jacobean and new outdoor furniture and outdoor area rug from Restoration Hardware. The furniture is from the Klismos collection, in weathered zinc, with Sunbrella fabric in the color "Smoke."
