Located on a heritage-lined street in Melbourne’s Williamstown, a young family were seeking a contemporary home with ample room to grow. Benni Trajcevski of Achieve Design Group answered their call, creating the epitome of modern living concealed behind a modest façade. To achieve the long wish list including large indoor and outdoor gathering spaces to entertain family and friends, separate adult and children living and sleeping zones, and a pool suitable for year-round use, Benni has maximised every inch of the block. Seamless transitional spaces link inside with out. This flow between the indoors and outdoors is a key feature of the home, achieved through generous open floor planning and glazing. For example, large hidden sliding doors allow the pool to be closed-off for use in winter; acrylic glass panels link the pool with the sunken lounge, which includes a fire pit for year-round comfort. The inclusion of a courtyard and voids throughout create separate useable zones while maintaining the feeling of spaciousness. Orientated to the north and surrounded with floor to ceiling windows to optimise natural light, the courtyard divides the formal lounge area with the informal living area, while the first floor is divided into four separate wings for privacy and functionality. The interiors are detailed with quality materials and finishes to achieve a sleek and sophisticated aesthetic. Contrasting materials in muted tones, including tiles, steel and lightweight timbers are featured throughout. Corian and a moss green wall are unexpected features.

This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property. COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income. Stunning Outdoor Remodel in the heart of Kingstown, Alexandria, VA 22310. Michael Nash Design Build & Homes created a new stunning screen porch with dramatic color tones, a rustic country style furniture setting, a new fireplace, and entertainment space for large sporting event or family gatherings. The old window from the dining room was converted into French doors to allow better flow in and out of home. Wood looking porcelain tile compliments the stone wall of the fireplace. A double stacked fireplace was installed with a ventless stainless unit inside of screen porch and wood burning fireplace just below in the stoned patio area. A big screen TV was mounted over the mantel. Beaded panel ceiling covered the tall cathedral ceiling, lots of lights, craftsman style ceiling fan and hanging lights complimenting the wicked furniture has set this screen porch area above any project in its class. Just outside of the screen area is the Trex covered deck with a pergola given them a grilling and outdoor seating space. Through a set of wrapped around staircase the upper deck now is connected with the magnificent Lower patio area. All covered in flagstone and stone retaining wall, shows the outdoor entertaining option in the lower level just outside of the basement French doors. Hanging out in this relaxing porch the family and friends enjoy the stunning view of their wooded backyard. The ambiance of this screen porch area is just stunning.

As you can see, a beautiful, dark-stained patio ceiling rises high over this patio addition design. Here's the "before" shot of the white Hardie panel ceiling before we replaced it with the dark tongue and groove boards: Atop this wood patio ceiling is a 210-square-foot hipped roof extension off the existing house, with red brick, white trim and grey composite shutters matching the existing house. Underneath the patio ceiling sits a new outdoor kitchen and a fireplace with a seating area. The outdoor kitchen island includes a raised countertop with bar seating for six and the following Renaissance Cooking Systems (RCS) stainless steel appliances: drop-in cooler, horizontal door, sink , single access door, trash door, 30-inch Cutlass Pro grill, double drawer/door and lowered power burner. The gas-burning fireplace features a mounted flat-screen TV, a wooden mantel and a flagstone hearth that matches the pool coping. The family's existing wicker patio furniture was placed in the new seating area around the fireplace. We really love the finishing materials in this patio addition design. The fireplace and exterior walls of the kitchen island are dry-stacked Chardonnay ledgestone. The countertop is Spectrus granite. As this 3D graphic rendering shows, the new stamped concrete patio features a Versailles pattern with a contrasting border. The 645-square-foot patio under the roof addition is a lighter tan and the 1,580-square-foot patio around the pool and firepit is a darker tan, visual distinction between the two areas.
