"I cannot say enough good things about the Innovative Construction team and work product. They remodeled our water-damaged, 1930s basement, and exceeded all of our expectations - before and after photos simply cannot do this project justice. The original basement included an awkward staircase in an awkward location, one bedroom, one bathroom, a kitchen and small living space. We had a difficult time imagining that it could be much more than that. Innovative Construction's design team was creative, and thought completely out of the box. They relocated the stairwell in a way we did not think was possible, opening up the basement to reconfigure the bedroom, bathroom, kitchenette, living space, but also adding an office and finished storage room. The end result is as functional as it is beautiful. As with all construction, particularly a renovation of an old house, there will be inconveniences, it will be messy, and plenty of surprises behind the old walls. The Innovative Construction team maintained a clean and safe work site for 100% of the project, with minimal disruption to our daily lives, even when there was a large hole cut into our main living room floor to accommodate new stairs down to the basement. The team showed creativity and an eye for design when working around some of the unexpected "character" revealed when opening the walls. The team effectively uses technology to keep everyone on the same page about changes, requests, schedules, contracts, invoices, etc. Everyone is friendly, competent, helpful, and responsive. I felt heard throughout the process, and my requests were responded to quickly and thoroughly. I recommend Innovative Construction without reservation."

Our homeowner had dreamt about one day redoing her beyond outdated kitchen since they day her husband carried her over the threshold. Vinyl flooring used for a backsplash, dingy carpeting, laminate with no sheen left to speak of and mismatched cabinetry…. it was time to make it happen. A year’s worth of planning later, her time capsule became one dreamy kitchen. Functionality reigns supreme in this small, but efficient kitchen where every cabinet has a story to tell and a place to store it. Countertop space to the right of the stove was an added necessity for function and safety. The raised snack bar is perfect for day to day meals and the lowered countertop was a must for this petite baker. A new lighting plan includes recessed lights, under-cabinet and accent lights, while new lighting fixtures reflect the client’s sense of style. Dingy brick patterned carpet was removed making way for new hardwood floors toothed in from the dining room. An airy palette gained some weight with the use of larger details; the oversized hood, beefy turned posts, prominent apron front sink and a grouping of tall cabinets on the refrigerator wall. Tying multiple floors together using 6”x36” dark grey wood-looking tile, laid on a staggered patterned worked well with the tile and concrete floors next to it. Two-toned cabinetry of wired brushed hickory with a grey stain wash, combined with maple wood in a dark slate finish is a current trend. Counter tops: combination of splashy granite and white Caesarstone grounded the display. A custom-designed table of ash wood, with heavy distressing and grey washed stain added warmth. Show custom features: Arched glass door cabinets with crown moulding to match. Unique Features: drawer in drawer for pot lids, pull out drawer in toe kick for dog dishes, toe space step stool, swing up mixer shelf, pull out spice storage. Built in Banquette seating with table and docking station for family meals and working. Custom open shelves and wine rack with detailed legs anchor the three sides of the island. Backsplash rail with spice rack, knife and utensil holder add more storage space. A floating soffit matches the shape of island and helps lower the showroom ceiling height to what would be found in a normal home. It includes: pendant lights for the snack bar, chandelier for the table and recess for task lights over the sink. The large triangular shaped island has eleven foot legs. It fills the unusual space and creates three separate areas: a work space, snack bar/room divider and table area.

Kitchen - traditional kitchen idea

The homeowners of this condo sought our assistance when downsizing from a large family home on Howe Sound to a small urban condo in Lower Lonsdale, North Vancouver. They asked us to incorporate many of their precious antiques and art pieces into the new design. Our challenges here were twofold; first, how to deal with the unconventional curved floor plan with vast South facing windows that provide a 180 degree view of downtown Vancouver, and second, how to successfully merge an eclectic collection of antique pieces into a modern setting. We began by updating most of their artwork with new matting and framing. We created a gallery effect by grouping like artwork together and displaying larger pieces on the sections of wall between the windows, lighting them with black wall sconces for a graphic effect. We re-upholstered their antique seating with more contemporary fabrics choices - a gray flannel on their Victorian fainting couch and a fun orange chenille animal print on their Louis style chairs. We selected black as an accent colour for many of the accessories as well as the dining room wall to give the space a sophisticated modern edge. The new pieces that we added, including the sofa, coffee table and dining light fixture are mid century inspired, bridging the gap between old and new. White walls and understated wallpaper provide the perfect backdrop for the colourful mix of antique pieces. Interior Design by Lori Steeves, Simply Home Decorating.
