This home in the heart of Key West, Florida, the southernmost point of the United States, was under construction when J Design Group was selected as the head interior designer to manage and oversee the project to the client’s needs and taste. The very sought-after area, named Casa Marina, is highly desired and right on the dividing line of the historic neighborhood of Key West. The client who was then still living in Georgia, has now permanently moved into this newly-designed beautiful, relaxing, modern and tropical home.

Brad Haines knows a thing or two about building things. The intensely creative and innovative founder of Oklahoma City-based Haines Capital is the driving force behind numerous successful companies including Bank 7 (NASDAQ BSVN), which proudly reported record year-end earnings since going public in September of last year. He has beautifully built, renovated, and personally thumb printed all of his commercial spaces and residences. “Our theory is to keep things sophisticated but comfortable,” Brad says.
That’s the exact approach he took in his personal haven in Nichols Hills, Oklahoma. Painstakingly renovated over the span of two years by Candeleria Foster Design-Build of Oklahoma City, his home boasts museum-white, authentic Venetian plaster walls and ceilings; charcoal tiled flooring; imported marble in the master bath; and a pretty kitchen you’ll want to emulate.
Reminiscent of an edgy luxury hotel, it is a vibe conjured by Cantoni designer Nicole George. “The new remodel plan was all about opening up the space and layering monochromatic color with lots of texture,” says Nicole, who collaborated with Brad on two previous projects. “The color palette is minimal, with charcoal, bone, amber, stone, linen and leather.”

Nicole helped oversee space planning and selection of interior finishes, lighting, furnishings and fine art for the entire 7,000-square-foot home. It is now decked top-to-bottom in pieces sourced from Cantoni, beginning with the custom-ordered console at entry and a pair of Glacier Suspension fixtures over the stairwell. “Every angle in the house is the result of a critical thought process,” Nicole says. “We wanted to make sure each room would be purposeful.”
To that end, “we reintroduced the ‘parlor,’ and also redefined the formal dining area as a bar and drink lounge with enough space for 10 guests to comfortably dine,” Nicole says. Brad’s parlor holds the Swing sectional customized in a silky, soft-hand charcoal leather crafted by prominent Italian leather furnishings company Gamma. Nicole paired it with the Kate swivel chair customized in a light grey leather, the sleek DK writing desk, and the Black & More bar cabinet by Malerba. “Nicole has a special design talent and adapts quickly to what we expect and like,” Brad says.
To create the restaurant-worthy dining space, Nicole brought in a black-satin glass and marble-topped dining table and mohair-velvet chairs, all by Italian maker Gallotti & Radice. Guests can take a post-dinner respite on the adjoining room’s Aston sectional by Gamma.
In the formal living room, Nicole paired Cantoni’s Fashion Affair club chairs with the Black & More cocktail table, and sofas sourced from Désirée, an Italian furniture upholstery company that creates cutting-edge yet comfortable pieces. The color-coordinating kitchen and breakfast area, meanwhile, hold a set of Guapa counter stools in ash grey leather, and the Ray dining table with light-grey leather Cattelan Italia chairs. The expansive loggia also is ideal for entertaining and lounging with the Versa grand sectional, the Ido cocktail table in grey aged walnut and Dolly chairs customized in black nubuck leather. Nicole made most of the design decisions, but, “she took my suggestions seriously and then put me in my place,” Brad says.
She had the master bedroom’s Marlon bed by Gamma customized in a remarkably soft black leather with a matching stitch and paired it with onyx gloss Black & More nightstands. “The furnishings absolutely complement the style,” Brad says. “They are high-quality and have a modern flair, but at the end of the day, are still comfortable and user-friendly.”
The end result is a home Brad not only enjoys, but one that Nicole also finds exceptional. “I honestly love every part of this house,” Nicole says. “Working with Brad is always an adventure but a privilege that I take very seriously, from the beginning of the design process to installation.”

This traditionally inspired home on the ocean at Folly Beach, SC was just a gleam in the eye of the owner when Divine Creations joined the project. Called “The Loggerhead” after the loggerhead turtles that come ashore to lay their eggs once a year, this house is inviting and spacious.
Sue Mac Ridgeway worked with the builder from the earliest stages of the home’s construction. The firm served as project manager overseeing all the work from exterior to interior to landscaping.
Constructed as an investment property by a doctor from Columbia, SC, the vision for this seven bedroom, six and a half bath house was as a small conference retreat center.

Custom Gardens is an independent contractor engaged in the landscape business, offering and agreeing to care for and maintain the premises for the above mentioned client, located at the above mentioned address for the benefit of the customer under the terms and conditions set forth in this Contract.

The original small 2 bedroom dwelling was deconstructed piece by piece, with every element recycled/re-used. The larger, newly built home + studio uses much less energy than the original. In fact, the home and office combined are net zero (the home’s blower door test came in at Passive House levels, though certification was not procured). The transformed home boasts a better functioning layout, increased square footage, and bold accent colors to boot. The multiple level patios book-end the home’s front and rear facades. The added outdoor living with the nearly 13’ sliding doors allows ample natural light into the home. The transom windows create an increased openness with the floor to ceiling glazing. The larger tilt-turn windows throughout the home provide ventilation and open views for the 3-level contemporary home. In addition, the larger overhangs provide increased passive thermal protection from the scattered sunny days. The conglomeration of exterior materials is diverse and playful with dark stained wood, concrete, natural wood finish, and teal horizontal siding. A fearless selection of a bright orange window brings a bold accent to the street-side composition. These elements combined create a dynamic modern design to the inclusive Portland backdrop.

Renovation is stressful. Wouldn’t it be nice to let someone else oversee product selections, manage day-to-day issues, and bring your project to a successful completion? The owners of a two-family in Arlington recently did just that, flying off to Florida just as we began renovating their first floor unit.
Of course, before they left we thoroughly discussed all aspects of the work order, which included renovating the kitchen and bathroom, painting the bedroom, and adding a laundry closet. We reviewed color and material selections, and set up a schedule for regular briefings.
A handful of issues did come up. But because we had planned ahead, we were able to resolve them with very little stress for our clients. For instance, the client had chosen a bright yellow paint color for the kitchen walls, but once the new cabinets, countertop, and flooring had been installed, it was clear that yellow would clash. We suggested a more complementary Benjamin Moore Lancaster Whitewash shade instead.
In the bathroom, the clients had selected a deep inset mirrored medicine cabinet. But when the wall behind the vanity was opened, it revealed a pipe running up the wall, too close for the inset model. In this small space, a bump-out medicine cabinet would be awkward, so instead we placed a mirror over the sink and two smaller inset cabinets on either side – a solution that pleased the homeowners, who now have his-and-hers storage spaces.
Finally, the homeowners had resigned themselves to the fact that the laundry closet would be too small for storing detergent and other needs. However once the units were in place, we realized that a small custom shelf could be built and had it installed to the delight of the homeowners.

Back story.
Northern has worked with both Xhema and TRM many tiles. We have worked with Andre before he branched out on his own.
Originally Xhema’s contact was to replace the roof and repair the garage, which as some point had been made into an indoor swimming pool without adequate ventilation. The budget was about $8m and there were 20 drawings.
By the time the job was 6 months old the scope of work has expanded to over $30m and over 200 drawings had been produced.
Northern was contacted to visit the site and evaluate the existing roof. Although the house had been added to over the years the same tile was used but due to the location of the house the color of the tile varied considerably from the front to the back.
Northern identified a large number of custom details which would require us to:
1) Match the existing Field tile in size, thickness (it was actually thicker at the butt and reduced to ½” where the tile is overlapped) , surface texture and the color.
2) Make tiles that are curved in their length to suit the curved rafter on the gabled dormers.
3) Make the curved tiles to suit the low slope octagonal tower.
4) Make the curved tiles and Arris style hips to suit the hipped dormers with the curved rafters.
5) Make the segmented tiles to suit the round turret.
6) Make the custom arris style hip tiles for the octagonal tower.
7) Make the custom Arris style hip to suit the different roof pitches as well as the varying splays at the eaves.
8) Make the custom pieces to suit the swept valleys
Simon broke down each section of the roof. He indented all items for each section and agreed the measure etc with the installers. This ‘Project Bible’ became an invaluable tool for the installer, our tile makers and us.
We shipped some samples from the original roof to Sahtas who replicated tall the details. I was visiting factory and delayed my return to the Saturday so that the tiles coming out of the kiln late Friday night could be wrapped and packed into newly purchase suit cases. I arrived home late Saturday evening and Simon picked me up Sunday afternoon and drove us down to Greenwich for an 8 am meeting with the clients. When we unpacked the tiles they were still warm and Hilfiger signed off on the color, although his wife suggested we make them a bit darker a ‘as he has a dreadful sense of color!’
We took Vincent Liot, owner of TRM to the factory twice so that he could oversee the prototyping of all the myriad custom pieces. This was an invaluable move as he pre-approved all the pieces before they were shipped.
The installation was completed and everyone was very pleased with the final outcome.
The Hilfiger’s estate manager told me that a group of friends who were staying the weekend after all the work was completed were heard to ask Mr. Hilfiger ‘I thought you were having a new roof’…to which he responded ‘we did but you can’t tell, which as the plan” …perfect!
In refection this is probably the most complicated roof Northern has ever had the pleasure to supply. We learned a lot of very valuable lessons but in future when we are asked how did we do it we will answer ‘that is for us to know and for you to pay for!’

We love when our clients trust us enough to do a second project for them. In the case of this couple looking for a NYC Pied-a-Terre – this was our 4th! After designing their homes in Bernardsville, NJ and San Diego, CA and a home for their daughter in Orange County, CA, we were called up for duty on the search for a NYC apartment which would accommodate this couple with room enough for their four children as well!
What we cherish most about working with clients is the trust that develops over time. In this case, not only were we asked to come on board for design and project coordination, but we also helped with the actual apartment selection decision between locations in TriBeCa, Upper West Side and the West Village. The TriBeCa building didn’t have enough services in the building; the Upper West Side neighborhood was too busy and impersonal; and, the West Village apartment was just right.
Our work on this apartment was to oversee the design and build-out of the combination of a 3,000 square foot 3-bedroom unit with a 1,000 square foot 1-bedroom unit. We reorganized the space to accommodate this family of 6. The living room in the 1 bedroom became the media room; the kitchen became a bar; and the bedroom became a guest suite.
The most amazing feature of this apartment are its views – uptown to the Empire State Building, downtown to the Statue of Liberty and west for the most vibrant sunsets. We opened up the space to create view lines through the apartment all the way back into the home office.
Customizing New York City apartments takes creativity and patience. In order to install recessed lighting, Ray devised a floating ceiling situated below the existing concrete ceiling to accept the wiring and housing.
In the design of the space, we wanted to create a flow and continuity between the public spaces. To do this, we designed walnut panels which run from the center hall through the media room into the office and on to the sitting room. The richness of the wood helps ground the space and draws your eye to the lightness of the gorgeous views. For additional light capture, we designed a 9 foot by 10 foot metal and mirror wall treatment in the living room. The purpose is to catch the light and reflect it back into the living space creating expansiveness and brightness.
Adding unique and meaningful art pieces is the critical final stage of design. For the master bedroom, we commissioned Ira Lohan, a Santa Fe, NM artist we know, to create a totem with glass feathers. This piece was inspired by folklore from his Native American roots which says home is defined by where an eagle’s feathers land. Ira drove this piece across the country and delivered and installed it himself!!

Britta joined the Premier team in 2017 and got her managerial start 30+ years ago in multi-family and residential property management. Before long, she'd found her niche in commercial property management and was overseeing more than 500,000 SF of office, retail and industrial space. She's worked for several national companies including Coldwell Banker, RE/MAX, PM Realty Group, CB Richard Ellis and Jones Lang LaSalle. Britta's experience serves her well as a Project Coordinator in the remodeling and construction industry.

The opening from the bedroom to the addition was originally an exterior window that we widened. New built-in closets in the addition are easily accessed from the master bedroom. We framed the storage cabinets to look built-in. To break up a wall of storage, we added a window seat that is open underneath.
The new circulation resulted from the addition encouraged the homeowner to rethink their interior spaces and renovate them with new paint, wallpaper and furniture. The owners worked with Stacy Wallace of Heart of James, an interior designer, to oversee this process.
The existing house floors were not level. We replaced and sistered many joists as they had deteriorated over the 93 year age of the house. New white oak flooring covers both the addition and the affected sitting room and master bedroom.
