Our client for this project is a financier who has a beautiful home in the suburbs but wanted a second home in NYC as he spent 2-4 nights a week in the city. He wanted an upscale pied-à-terre that was soothing, moody, textural, comfortable, and contemporary while also being family-friendly as his college-age children might use it too. The apartment is a new build in Tribeca, and our New York City design studio loved working on this contemporary project. The entryway welcomes you with dark gray, deeply textured wallpaper and statement pieces like the angular mirror and black metal table that are an ode to industrial NYC style. The open kitchen and dining are sleek and flaunt statement metal lights, while the living room features textured contemporary furniture and a stylish bar cart. The bedroom is an oasis of calm and relaxation, with the textured wallpaper playing the design focal point. The luxury extends to the powder room with modern brass pendants, warm-toned natural stone, deep-toned walls, and organic-inspired artwork.

This 264 square foot prefab home was packaged and brought to the client’s property as just 64 flatpacked components, and assembled from start to finish in six weeks. AVAVA believes that beautiful design and a commitment to sustainability can work together with the efficiency of prefab to deliver the highest quality housing that the average citizen can afford. This project is intended as a future retirement retreat for a professional couple currently living in San Francisco. It was permitted as a residential secondary dwelling unit according to the planning code in the city of Livermore. Named Britespace, our prefab models feature a 12’x16’ window wall, and a 14’ ceiling that fills the home with natural light. The interior can be fitted with a full kitchen or simple counter and wetbar, and a full or half bath – or left open for office or guest bedroom use. The Britespace is available in 264, 352, and 480 square foot sizes, and comes in a limited number of design options for interior and exterior finishes. This custom backyard oasis was part of a brand new build and was coordinated with the builder of the house. The owners wanted a complete outdoor living package, which included a pool, but also incorporated their love for baseball. In addition, there were some drainage issues to be considered in the overall design. The owners wanted the pool to incorporate water movement and sound. So a natural boulder waterfall was created which flows into the saltwater pool. The sun ledge features built-in bubbler fountains, which provide additional soothing water sounds. The pool deck is further enhanced with tiles that are made specifically for a southern climate and doesn’t get hot. To showcase their love for baseball, a special elevated patio was designed in the shape and color of a baseball. Off white stone created the backdrop for darker clay tiles curved into “seams”. The various changes in elevation and beautifully curved rock walls are more than just visually aesthetic, they funnel rainwater away from the house and outdoor living spaces. Since the outdoor space was designed to perfectly match the new house plans, it truly is a custom backyard oasis. This was such a successful project that it inspired several other property designs in the area.

This kitchen remodel came to us through a referral from our very first Joyce Street project—a reminder that the best compliments are happy clients who recommend us to others. For this home, we completely redesigned the cabinet layout and extended the cabinetry to better suit the home's tall ceilings, creating a more balanced, custom look while maximizing storage. The homeowners selected a full Wolf appliance package and incorporated thoughtful upgrades throughout, including a pot filler and a dedicated water line for the espresso machine tucked away inside the pantry cabinet. It's details like these that make a kitchen not only beautiful, but incredibly functional for everyday living.

American traditional Spring Valley home looking to add an outdoor living room designed and built to look original to the home building on the existing trim detail and infusing some fresh finish options. Project highlights include: split brick with decorative craftsman columns, wet stamped concrete and coffered ceiling with oversized beams and T&G recessed ceiling. 2 French doors were added for access to the new living space.
