Bellweather Construction, LLC is a trained and certified remodeling and home improvement general contractor that specializes in period-appropriate renovations and energy efficiency improvements. Bellweather's managing partner, William Giesey, has over 20 years of experience providing construction management and design services for high-quality home renovations in Philadelphia and its Main Line suburbs. Will is a BPI-certified building analyst, NARI-certified kitchen and bath remodeler, and active member of his local NARI chapter. He is the acting chairman of a local historical commission and has participated in award-winning restoration and historic preservation projects. His work has been showcased on home tours and featured in magazines.

Joseph Eichler developed his moderately priced houses for the mass-market starting in 1949. His homes were designed using affordable materials and simple construction techniques. Nearly 70 years later these homes are in need of updating and remodeling an Eichler home today can become an imposing and costly project if you’re not careful. For this project the clients, who had undergone several previous house renovations, were determined to stick with an established budget from the beginning. Klopf Architecture helped them modernize their Eichler with a premium appearance on a reasonable budget. The clients challenged the Klopf team to create a design that had a high-end feel and nicely done while adhering to their budget. That meant not all of the initial project scope could be built. Like many other Eichler homes, the original floor plan did not meet the family’s needs leaving them feeling disconnected from one room to another. While an early goal was to expand the house into a carport and create a larger garage, it did not survive the contractor pricing phase of the project. The goals that did survive through to the end of the project included blurring some of the boundaries and opening up some of the spaces, making them more functional and creating a smoother flow in the house. The Klopf team joined the former separate kitchen and formal living room into one large space and shift the dining room where it is now connected to the kitchen. Klopf swapped the family room to the front alongside the living room, so the spaces feel more cohesive and are now better suited for family activities. The functional layout of the master bathroom was changed to include a large, curbless shower. Installing a complete IKEA kitchen including cabinets, countertops, appliances, light fixtures, and furnishings was key to staying within budget. Bath fixtures in this house are also exclusively IKEA. Klopf Architecture has designed many homes using IKEA products, which are quite compatible offering an affordable, contemporary take on Eichler homes. The clients saved additional money from the simplicity and availability of IKEA products and by orchestrating the orders and purchases themselves. Following each construction meeting, the clients would make a run to IKEA and purchase items, pick up needed spare parts, and bring them back right away to stay ahead of the contractor’s schedule and minimize the chance of delays and bottlenecks. Klopf balanced material selections by retaining some of the original woodwork and simply refinishing the mahogany paneling. They were able to retain the original windows and sliding doors which were still in good shape, avoiding some of the most costly replacement expenses. Additionally interior doors were simply refinished and the exterior siding cleaned up and repainted. Formerly dark interiors are now illuminated with new slimmer semi-recessed lighting eliminating the need for costly roof work. Attention to design details allowed the Klopf team to ensure the house ended up with a high quality feel. Key visual elements were strictly aligned and Klopf worked with the clients to select a unified materials palette throughout the spaces so the house flows seamlessly together. Aligning the tile layout with the trusses and keeping it level with the concrete slab outside allowed them to achieve a level of quality that may otherwise be missed. The clients were able to keep their budget on track by determining clear goals and making critical decisions upfront, choosing materials and furnishings wisely, working with the right design and construction teams in place and to a large part, their willingness to participate throughout the process. In the end the clients were much happier with their reconfigured Eichler home and Klopf Architecture managed to keep their remodeling costs to about $325/sf – a good amount below the average Bay Area Eichler remodel. 234,000 sq ft of pre-finished reclaimed heart pine flooring was recently selected for the residences at Pierhouse at Brooklyn Bridge Park in Brooklyn, NY opening 2016. The color of choice is "Pierhouse" white. Pierhouse is the centuries-long culmination of development along the Brooklyn waterfront. Once a rural village, then one of the world's busiest ports, and now a renowned park and residential wonderland, Pierhouse is an opportunity to participate in an evolution in the way people think about "home".

2015 Home Tour Participant Looking to add more living space for this growing family, Homeowners of this 1923 St Paul home made the decision to finish their basement. A full new floor plan was designed to include a long list of must haves. The new space included: a new bedroom, family room for the kids to play, an additional room for guests and/or study, new 3/4 bath, easy access for bicycle storage in laundry, low pile carpet that is comfortable for the kids to play, and warmth for the MN winters! A great floor plan was designed that integrated the family room and guest bed/study that also creates wonderful sight lines and a great flow. The basement was updated with all new windows including two egress windows. Beautiful rainglass pocket doors were installed to the bath and laundry to continue the flow of natural light from room to room. Custom natural oak millwork and beautiful door knobs by Rejuvenation Hardware were installed throughout. To match the charm of the home, subway tile and hex tile floors were installed in the new bath and shower. The bath was finished with a stock vanity, mirror, lighting, and Kohler plumbing fixtures. Modern features were also integrated throughout including Hudson Reed wall mount radiators and a NEST thermostat. One of our favorite features of this project, is the original support header and column that we decided to keep exposed. The homeowners took it upon themselves to sand the aged wood down to its natural color and it truly creates a unique piece of art. She has presented Lunch & Learn workshops for Intel Corporation and was a featured speaker at the Northwest Women’s Show, several area Women’s church groups, Portland’s Festival of Trees and the Portland Home & Garden Show.

We recently participated in a Designer Showhouse for a historic home in Bayport, NY. We were asked to do the dining room, kitchen and laundry room. Due to the homes proximity to the ocean we chose ocean blues as our theme color. Although the room itself is a good size we did not want to overwhelm it with furniture and instead chose accent pieces that draw the viewers attention to the beautifully restored chair rail on the walls. The bamboo rug blends nicely with the restored floors, thus offering it protection in the table area but not detracting from the floors natural beauty. We chose to work with the existing chandelier in keeping with the style of the home. We changed the glass to shades on the chandelier to give the room softer feel. We thank Barbara Leogrande of Douglas Elliman for offering us the opportunity to work on this beautifully restored historic home.

FOR THE HOME AND MORE is excited to announce that we are participating in the staging of a model home for the new Narrow Passage neighborhood located in Davidson, NC. This new development will be the feature neighborhood for the Southern Living show houses in the Spring of 2020. We're using this as a great opportunity to connect with customers and new home owners in Davidson, Cornelius & Lake Norman areas to drive additional traffic to the store. We've had many customers from these areas that visited the former BLACKLION Huntersville/Davidson/Lake Norman store in the past and this is a great way for us to stay connected with the community. These drapery panels are available in any length and any top style.

G3 provided a variety of services for the conversion of these mid-19th century landmarked loft warehouses to luxury condominiums. Our participation commenced as a third-party observer for the mezzanine lender, who assumed control of the project when the original developer went bankrupt. Working both as architect and redevelopment manager, we led the following activities: • Forensic analysis of construction defects • Code analysis for egress and fire safety • Comprehensive façade renovation, including NYC Local Law 11 filing and Landmarks approval • Development of new metal-and glass exterior façade enclosure for two penthouse levels • Redesign of residential units to improve marketability and to meet code • Redesign of building lobby to improve marketability

In 2014 we were selected to participate in the “West Coast’s Premier Showcase”, the San Francisco Decorator Showcase, in partnership with Katharine Webster Landscape Design. Tasked with transforming four mundane and forgotten outdoor spaces, we culled together an artistic vision that revolves around the theme of reflection and interplays natural and manmade features. The progression starts with an outdoor covered gallery with a dappled light ceiling, reclaimed redwood decking and swinging chairs. The effect brings to mind youthful memories. The next space incorporates two thirty foot long reflective sculptural walls that add privacy and interest behind trained rhododendron. The spaces crescendo into the upper terrace with a custom mirrored sculpture that adds dynamism and is a wondrous outdoor room for reflection.
