After building their first home this Bloomfield couple didn't have any immediate plans on building another until they saw this perfect property for sale. It didn't take them long to make the decision on purchasing it and moving forward with another building project. With the wife working from home it allowed them to become the general contractor for this project. It was a lot of work and a lot of decision making but they are absolutely in love with their new home. It is a dream come true for them and I am happy they chose me and Dillman & Upton to help them make it a reality. Living room - modern living room idea in Houston

The waterfront location and spectacular views of this beautiful home helped guide the design process and selections. The owners wanted to keep the long wall of windows but still needed a full working kitchen along with ample seating for relaxed entertaining. The new floor plan design made more effective use of the space, accommodating multiple needs into the kitchen. The new layout created an open galley kitchen with a 13 1/2′ Island with seating at each end, a cool-grey custom banquette with 2 tables. Durable Mitered Honed Quartz countertops were selected to contrast the Walnut 2 1/4″ thick wood counters, and a custom hood crowns the Wolf range.

This space was completely empty, void of everything except the flooring tiles. All the containers and plantings, the patterned turf in the flooring, ornaments, and fixtures were part of the design. It spans three sides of the penthouse, extending the dining and living space out into the open. Outdoor rooms are created with the alignment of fixtures and placement of furniture. The custom designed water feature is both a wall to separate the dining and living spaces and a work of art on its own. A shade system offers relief from the scorching sun without permanently blocking the view from the dining room. A frosted glass wall on the edge of the kitchen brings privacy and still allows light to filter into the space. The south wall is lined with planters to add some privacy and at night are lit as a focal point.

Knowing the areas and resources of Lake Burton is our specialty Lake Burton is a 2,775 acre man-made lake with 62 miles of shoreline located in the northeastern corner of Georgia in Rabun County. It is the first lake in a five-lake series called the Tallulah River Watershed that follows the original course of the Tallulah River. The series of lakes starts with Lake Burton as the northernmost lake followed by Lake Seed, Lake Rabun, Lake Tallulah Falls and the eastern arm of Lake Tugalo (the western arm is formed by the Chattooga River. The lakes are owned and operated by the Georgia Power Company to generate hydroelectric energy for Georgia's largest city, Atlanta. At one time these lakes were the largest producers of electricity in the state of Georgia. Now, they only provide peak power supply. The lake was built in a deep valley located along a 10 mile section of the Tallulah River. The Lake Burton Dam was closed on December 22, 1919 and the lake started to fill. The dam is a gravity concrete dam, with a height of 128 feet and a span of 1,100 feet. The spillway is equipped with eight gates 22 feet wide by 6.6 feet high. The total capacity at an elevation of 1,866.6 feet is 108,000 acre-ft, of which 106,000 acre-ft is usable storage. The generating capacity of the dam is 6,120 kilowatts (two units).Lake Burton is the highest Georgia Power lake in Georgia. Lake Burton gets its named from the town of Burton, which was the second largest town in Rabun County with a population of approximately 200 but now lies below the lake's surface. The town (and the lake) was named after local prominent citizen Jeremiah Burton and was situated along the road from Clayton, Georgia to the Nacoochee Valley. Andrew Jackson Ritchie served as the postmaster for the area for several years. Gold was first discovered in Rabun County where Dicks Creek and the Tallulah River come together and was the reason for the town's founding in the early 1800s. The Lake Burton Fish Hatchery and Moccasin Creek State Park are located on the western side of the lake. Lake Burton is home to several species of fish, including Spotted Bass, Largemouth Bass, White Bass, Black Crappie, Bluegill, Redear Sunfish, White Catfish, Walleye, Brown Trout, Rainbow Trout, and Yellow Perch. The residents of Lake Burton are a mix of permanent residents and seasonal vacationers who together make-up the Lake Burton Civic Association, a local organization who goal is to maintain the lake through volunteer clean-ups and other such events. This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. This project combines high end earthy elements with elegant, modern furnishings. We wanted to re invent the beach house concept and create an home which is not your typical coastal retreat. By combining stronger colors and textures, we gave the spaces a bolder and more permanent feel. Yet, as you travel through each room, you can't help but feel invited and at home.
