For many, professional interior design is a luxury. Whether your home’s design project is large or small, having the ability to transform your house, apartment or condo into a beautiful, unique space is a wonderful opportunity for self-expression. Even if it is a just simple accent wall painted in a color that speaks to you, or a complete renovation of your cabinets to achieve the kitchen of your dreams, interior design allows you to create an environment that is both personal and comfortable.
That is exactly how interior designer and founder of Design Exchange Sean Carlson Perry feels about what he does for a living. “The reason that I love designing spaces, and value the impact of space design on people, is the way the spaces make us feel, the visceral appeal of good design. Good design should stimulate the senses and generate an emotionally engaging experience. As a designer, I get to massage and sculpt people’s experience of space!” Perry shared with us.
In late 2017, the Paintzen team connected with Perry regarding a very special design project he was working on. Design Exchange was renovating, redesigning and re-furnishing The Ali Forney Center. The Ali Forney Center, based in New York City, is the largest and most comprehensive organization dedicated to housing homeless LGBTQ youth. Nearly 40% of the homeless youth population is LGBTQ. Homeless LGBTQ youth are eight times more likely to experience violence, discrimination, and suicide. AFC houses 124 youths each night and provides services to over 1,400 homeless young people per year.
Although the organization does an incredible job to provide safety and shelter to homeless youth, Perry and his team felt the space itself could use some updating and could feel more welcoming. Rooms were dark, cold, and lacked proper storage. Furniture was in poor shape and didn’t work. The rooms were being under-utilized; overall, there was so much more that could be done within the walls of the AFC that could be improved using interior design & paint!
We at Paintzen were excited to partner with Design Exchange to do our part in this transformation. The dark, paneled walls were re-painted white. This entirely opened up the space, making it brighter, warmer and more welcoming. The white walls also served as a much better backdrop for smart lighting, as well as for the furniture, wall decor, and new flooring. Beyond painting, Perry and his team used FLOR carpet tiles for durability in a bright Fuchsia shade for a pop of color. They created a more functional layout to maximize the space and make better use of its architectural details and added new furniture including lamps, tables, throws, a sofa, a TV and a Roku to make the space beautiful, and even fun.
“Design increases connection and community,” Perry told us. “When we revamp a shelter space, history tells us that the residents spend more time in the space, more time with their peers, building connections and community; a greater sense of home.” Perry’s goal was to create an environment that set its residents up for success by improving their quality of life, outlook and self-esteem.
“This isn’t extreme home makeover (although I wish I had that budget!). It’s about improving the aesthetics of the space to create a better environment and experience for people who are going through challenging times. I’ve been lucky enough to have an amount of work that allows me to donate a portion of profits to Design Exchange Projects.”
Sean Carlson Perry founded Design Exchange as a way to use his talent, passion, and skills to help those who are struggling, or in a place of immediate need. He was searching to bring deeper meaning and a humanitarian component to his work. Perry has worked with clients in New York, San Francisco, and Los Angeles. “Good design—functionally, aesthetically and ergonomically—promotes a better quality of life.” This is a mantra that describes why Perry does what he does through Design Exchange, working to help the underserved of New York City and other cities across the country.
“I grew up gay in Nebraska, and have gone through some hard times when I was younger, but I can’t imagine going through what these kids go through – rejection from family, being kicked out of the house for being who they are, homeless and having nowhere else to turn,” said Perry. “Luckily, there is The Ali Forney Center. Doing these projects for AFC strikes close to home for me, so they are extra special and close to my heart.”

A small house on a large lot with numerous Oaks and Sable Palms. An older couple with an important art collection which included French Impressionists and works by Mondrian and Calder, who were also personal friends.(valuable pieces were replaced for photographs) A raised concrete slab over ventilated crawl space provides humidity control and is expressed by low planters extending outward.
Space is defined by planes, both horizontal and vertical. A lower trellis defines the cork circulation path below and extends into the Kitchen and Baths as luminous ceilings and hovers over Entrance and Screened Terrace. Materials are limited to exposed concrete block, Cypress, Mahogany panels and plaster/stucco.
Significant additions were subsequently done for another owner and a sculpted exposed block privacy wall was added across the entire street frontage.

A modern home that exudes warmth, gives our homeowners the comfort to ‘do’ life in their space. This professional couple with a young daughter wanted to make their newly-purchased house an expression of their contemporary style, filled with warmth and personality. They didn’t want mix-and-match big-box retailer style and they needed pieces that would hold up to their little one. That’s where Pulp comes in. Beth and Carolina created a design that pushed their style boundaries, taking them from sleek contemporary to warm and modern using pattern, textural elements, and color. Though initially hesitant, some of the items that were the biggest leap of faith (such as the lighting and drapery) have come to be the pieces they love the most. With customized cleanable and wipeable pieces, they and their young one can live life in their space without fear.

The little cottage on Turnip Field Road in Eastham had been owned by the same couple since 1940, until they built a new, adjacent house on the property. The cottage was then handed down to the next generation, who began spending more and more time at the cottage. It was then that they contacted Cape Associates to construct a more livable home in place of that little cottage. It was crucial to the owners however, that the home keep with the understated charm and Cape Cod-feel of the neighborhood.
The primary challenge was to keep it humble, while building the owners their well-deserved vacation retreat. The original cottage had no air conditioning, and renovating was quickly dismissed because of the inadequacies and the cost of modernizing. Building new allowed the team to relocate the house further back from the street, and it meant meeting the owners’ needs without compromise.
Cape Associates’ project manager Lance LaLone said the owners expressed their desire to incorporate lots of wood and the types of materials that were in the old cottage. Most of the interior is pine, which was used on the flooring, the walls, and wrapped around the ceiling’s beams, giving the owners what they desired on a grander scale – a beautiful, modern dwelling that still held the personality of that little cottage that held such cherished memories.
The front of the home has a two-car garage and breezeway entrance, while the rear reveals an entertainer’s paradise, with an enormous mahogany deck with an outdoor shower, a stunning Connecticut-fieldstone fireplace with a chimney that reaches around 30 feet in height, and multiple sliders to access the home. The finished basement opens to the ground level, and above the entrance breezeway is another small deck with a great view. It’s the best of indoor/outdoor living.
Movement patterns from beach to house to bedroom were an important consideration. The site also provided an excellent opportunity to visually connect the basement level patio visually to the main level deck and finally the master bedroom deck. The finished home provides year-round living, with a summer-getaway atmosphere.

"Let There Be Light" is a complete re-imagining of a 1920's Tudor-style mansion, that garnered multiple Georgie and Ovation awards, and earned Versa Homes a trophy for Best Renovated Room of 2017.
The existing estate had a dark and sombre feel. The young couple and their three children wanted a bright, liveable, kid-friendly home with modern amenities, while preserving the traditional beauty and grandeur of the house.
A 3,000 square-foot unfinished basement was transformed into a wonderland of home entertainment, with a home theatre, indoor hockey rink, gymnasium, arts and crafts room, billiards room, bar and seating for dozens of guests.
Felipe and the Versa team worked closely with the family to select finishes and materials that were "just right". Every room is endowed with a unique motif. The finished renovation combines classic stylings with modern chic, and rustic "New York Loft" elements, in a playful ensemble that is a true expression of the personalities in the household.

This North York home renovation was designed to perfectly suit a vibrant professional couple, their two active teenagers, and their pets, combining beauty and functionality to match their busy lifestyle. The home needed a functional overhaul, particularly in the kitchen, powder room, master ensuite, and underutilized basement. The clients, eager for an upgrade but short on time, entrusted the project to a team that prioritized communication, thoughtful design, and a seamless process.
The kitchen was completely reimagined with custom cabinetry, maximizing storage and accessibility. A redesigned island now allows access from all sides, improving flow for cooking and family gatherings. New countertops, contemporary flooring, and a balanced mix of crisp tiles and warm wall tones created a cohesive, inviting atmosphere. The master ensuite was transformed into a luxurious retreat with elegant stone-style tiles, an expanded glass-enclosed shower, and a striking tiled feature wall framing the bathtub, delivering both beauty and improved functionality.
To refresh the powder room and entryway on a budget, professional grout cleaning gave existing tiles a new life. Modern lighting and bright wallpaper added charm and energy, welcoming guests into the home. The basement, tailored for the teens and pets, became a cozy entertainment space, separated by subtle partitions for added privacy and comfort.
One notable challenge involved seamlessly transitioning between wood-look porcelain tiles in the kitchen and the existing hardwood floors—a task achieved through careful planning and execution, ensuring a flawless blend. A highlight of the project came when the client saw the near-final result and expressed amazement at the transformation, calling it a “WOW factor.”
The result is a home that perfectly balances style and practicality. The streamlined kitchen, spa-like ensuite, refreshed powder room, and tailored basement now enhance daily life and encourage quality time as a family. This project stands as a testament to thoughtful design and expert craftsmanship, creating a space that reflects the family’s energy and personality while supporting their needs for years to come.

One of our favorite clients requested our services once again, this time to update their outdated full bath. The main goal, aside from keeping the existing tub and surround in place, was to replace the tired vanity, small medicine cabinet, countertop, sink, flooring, light fixture, shower valve and trims with products that are more on trend. The desire was to create a wow factor and display their personal style.
Designing a bath with transitional finishes and a clean aesthetic was top of mind when we selected a white painted inset-style vanity, contrasting marble-look quartz countertop in suede finish and classic 3” x 6” white subway wall tiles. Tying together different patterns and incorporating 8” x 8” black and white deco floor tiles provides an interesting and refreshing industrial look that is an expression of our client’s individuality and style. Adding to this industrial style feature was the double light fixture with clear seeded glass mounted over the new framed recessed medicine cabinet with matching painted finish. Also, a priority in the remodeling process was to provide proper ventilation to not only keep air moving, but to ensure moisture is cleared from the room while showering.
This newly remodeled updated bathroom is light and airy, and clients are thrilled with the result.
