This remodel negotiates the owner’s desire for a modern home with the municipality’s desire to maintain the home’s ‘historic’ character. To satisfy these potentially conflicting interests, our strategy restores the house’s shell while completely gutting the interior to achieve greater connections to the landscape beyond and between previously disconnected levels on the interior.
At the exterior, new doors and windows with black frames hint at the elegant and restrained aesthetic that guides the design throughout. Similarly, a new cantilevered deck at the rear and new French doors at the front create connections to outside that echo the new spatial openness of the reorganized interior.
The original home, although two stories, functioned like a single story home. To remedy this, the primary formal move was to remove the center of the home and insert a new, open stair that visually and physically connects the two levels. To take advantage of this, the lower level was enlarged and completely refinished to provide two new bedrooms, a music room, a playroom, and a bathroom. Similarly, the upper level was completed updated with a new master suite, an updated bathroom, new finishes in the main living spaces, and a new Henrybuilt Kitchen.

The family's once-loved home had become a source of frustration. Their kitchen, a space meant for gathering and creating, felt cramped and outdated. Limited storage and poor organization made meal prep a tedious task, and entertaining guests a logistical nightmare. The laundry room, often overlooked, was equally problematic. Its cramped layout and lack of storage made laundry day a chore, and the noise of the washing machine echoed through the living room.
To compound the issue, the absence of dedicated office spaces made working from home a constant struggle. One makeshift office was squeezed into the dining room, while another was relegated to the basement.
The family was hesitant to embark on a major renovation, fearing the challenges and uncertainties that come with such a project. Finding a reliable contractor, ensuring timely completion, and worrying about potential shoddy workmanship were all valid concerns.
We understood their anxieties and were committed to providing a smooth and stress-free experience. Our team crafted a design that addressed each of their concerns, transforming their home into a functional and stylish space.
We reimagined the laundry room, creating a custom storage solution and incorporating a stackable washer and dryer. The open hallway to the living room was enclosed, creating a spacious closet with ample storage. The laundry room now seamlessly connected to the kitchen, simplifying the grocery unloading process.
A former juliette balcony was converted into a dedicated office space, providing a peaceful and productive work-from-home environment.
The dated and cluttered ensuite bathroom received a luxurious makeover. A clever pull-out storage system in the shower wall and a spacious niche provided much-needed organization.
While every renovation project has its challenges, this one was remarkably smooth. The only significant hurdle was some additional structural work required in the basement to support the new office space. Our experienced team handled this efficiently, minimizing any disruption.
The final result is a home that truly reflects the family's personality and lifestyle. The laundry room, now a cheerful and organized space with soft green cabinets, patterned floor tiles, and gold accents, showcases our attention to detail.
The kitchen is a stunning centerpiece, featuring a striking combination of blue and white cabinets, dark hardwood floors, and a sleek white backsplash. The adjacent beverage bar, with its glass-fronted upper cabinets, provides an elegant space for entertaining.
The ensuite bathroom is a spa-like retreat, with large-format marble tiles, a black vanity, and chrome fixtures creating an atmosphere of understated luxury.
The renovation has had a profound impact on the family's daily life. Ample storage throughout the house has banished clutter, making it easier to maintain a tidy home. The seamless flow from the laundry room to the kitchen has streamlined the grocery unloading process, and the dedicated office spaces have transformed the work-from-home experience.
Beyond the physical transformation, it was the shared moments and laughter that made this project truly special. The family's enthusiasm and good humor were contagious. One of the clients, with his big personality, even starred in a walk-through video of the finished project, showcasing his infectious joy.
From choosing tiles to navigating unexpected challenges, the entire process was filled with warmth and collaboration. Even their four-year-old son, initially shy, warmed up to our site leader, Gus, nicknaming him "Gus the Bus," a moniker that endeared him to the entire team.

The Clients: two passionate chefs. The Commission: to help them design the perfect Kitchen in which to prepare myriad delectable dishes that they love to plan and execute. The Main Requirements: enough storage to accommodate countless spices, cooking equipment and implements; lots of natural light; and a traditionally detailed, but not overdone design.
We nearly doubled the size of the original galley kitchen by pushing out toward the backyard; laid out the appliances so as to maximize efficiency and work surface area; and designed custom built pull-outs for spice jars, and storage for special cookware, small appliances, cutlery and utensils.
The inspiration for the cabinetry design was the Clients’ impeccable selections of appliances and finishes, and their request for tasteful, simple detailing. The focal point, the heart of this Kitchen, is the beautiful porcelain French stove and custom-designed hood cover. Leaded glass panels in the coffered ceiling add charm and hide roof skylights included in the design to maximize natural light. The large island with porcelain farm sink offers the Clients ample work surface as well as informal seating and storage. A desk / hutch cabinet provides a “central control station” for the family’s activities, as well as display for the Clients’ formal dishes and stemware.
Other improvements included a much-needed Walk-In Pantry achieved by enclosing an existing side porch, and enhanced flow between the Kitchen and Family Room. We accomplished this by removing an existing column and beam which previously blocked the physical and visual connection between the two spaces.
We are delighted with the transformation of the original little galley into our Clients’ dream Kitchen … and our Clients are thrilled that their new Kitchen has cut in half their time spent in epic cooking sessions on the weekends!

This visually simple, modern solution is unique within its suburban context, and gives this family the custom landscape of their dreams. The homeowners’ wish list included a modern design and clearly defined spaces: a larger dining patio, firepit patio, hot tub, and a 4-season sport court (which gets flooded for ice hockey in the winter).
Circulation and screening were key in Ground One’s landscape design. A sport court could overwhelm the entire backyard, so it was raised three feet above the primary backyard to physically separate different spaces, and minimize its visual impact. Rectangular bluestone in a running bond pattern was used in all the gathering spaces (dining, firepit, hot tub). Bluestone walls reinforce a simple material palette.
A larger dining patio was installed near the house for greater entertaining flexibility. Plank paver paths connect to a private hot tub area and allow kids to don hockey gear and enter the sport court without messing up the house. The firepit patio is at the back of the property, nestled into the existing hillside under a large oak and below the sport court terrace.
Plantings reinforce the geometry of each gathering space, provide focal points, and create layers of screening and separation from any given vantage point. Hardy species were selected for their low-maintenance requirements and various seasons of interest. Landscape lighting was incorporated to provide way finding between the patios, accent various hardscape elements, and highlight the trees.

Remarkable Condo Transformation at Grand Preserve
Welcome to our latest project reveal: the stunning transformation of a 2,885 SF luxury condo. Join us as we take you on a room-by-room tour of this beautiful space and share the before and after moments that will leave you speechless. From a completely upgraded kitchen to a luxurious master bathroom, the results of our redesign have created an elegant, comfortable, and inviting living space that perfectly blends style and functionality. Let's dive in and explore the meticulous details of this awe-inspiring transformation.
Reworked Front Entryway:
A first impression sets the tone for the overall experience, and that is precisely what we aimed to achieve with the front entryway. We reconfigured this area to make it more welcoming and functional, adding stylish yet practical elements that would make any guest feel instantly at home. By removing a large, outdated built-in console, we gave this space an instant refresh and created a more visually harmonious entryway.
Completely Upgraded Kitchen:
The heart of every home is the kitchen, and this luxury condo got the full treatment. We replaced the old cabinetry with new, contemporary flat front cabinets, and installed white quartz countertops that ooze elegance. The addition of a new white beauty quartz island provides ample space for meal prep or casual dining, while the custom tile backsplash adds a stunning visual element. As the cherry on top, we installed top-of-the-line appliances for the ultimate cooking experience.
Open Floor Plan:
To create a more open and inviting living space, we removed the wall between the morning room and dining room. This smart design move allowed natural light to flow through the entire space, making it feel even larger and more welcoming. By connecting these two areas visually and physically, we created the perfect setting for entertaining guests or enjoying a cozy night in.
Master Bedroom Makeover:
The master bedroom needed a breath of fresh air, and that's exactly what it got. We removed the dated carpeting and replaced it with new, elegant flooring that gives the room a more sophisticated and polished appearance. In this sanctuary, you can now enjoy a soothing and tranquil retreat away from everyday life.
Master Bath Overhaul:
A complete overhaul was in order for the master bathroom, and we went all out to create a spa-like oasis. The once-cramped space was opened up, and new, stunning flooring was installed. We added custom cabinetry for optimal storage and organization, and topped them with gorgeous new white quartz countertops. The shower was upgraded with elegant tile and the addition of a practical yet luxurious shower seat.
New Exterior Sliding doors:
Last but not least, we made a significant improvement to the exterior of the luxury condo by adding new, high-quality sliding doors. These not only enhance the condo's aesthetic appeal but also create a seamless indoor-outdoor living experience by providing easy access to a breathtaking outdoor space.
This remarkable luxury condo transformation attests to the positive impact of thoughtful design and expert craftsmanship. Every detail of the project reflects our dedication to delivering a comfortable and stylish haven for our clients. The end result? A 2,885 SF wonderland that elevates everyday living and provides the perfect backdrop for making memories that will last a lifetime. We hope this transformation inspires you to reimagine your own living spaces and create the sanctuary you've been dreaming of.

Ground One designed and built a deck off the back of the house for casual sitting, mirroring the house’s front porch. This deck and the screened porch steps descend to a patio terrace. To expand the entertaining space and accommodate the setback restrictions for a permitted gas firepit, we excavated the lot’s back slope to gain bonus space and create a rustic campfire spot. Large boulders found on the site during house construction are incorporated into a retaining wall. Colonial bluestone fills the gaps between these large accent stones and surrounds the firepit. Additional boulders hold up the patio and a slab of bluestone bridges the terrace and patio, preserving the overall drainage pattern. Bluestone is the common thread throughout the project, but it is used in different forms; clean lines closer to the house transition to a more weathered look as you move toward the natural area. The swale is a variety of boulder sizes and river rock to create a more visually-compelling creekbed.
The firepit patio is comfortable for just two people, but can also accommodate a larger group. It is close to the dining space, but physical separation allows for entertaining in different configurations: pre-dinner cocktails around the fire, a roaring flame as backdrop during dinner, kids roasting marshmallows while the adults linger within sight at the dining table, or the gang huddled around a bonfire.

This entry renovation worked entirely within the existing structure of the house. The closet opposite the front door was removed to create more depth physically and visually. Most of the work was done with interior finishes and custom built-ins. The split level residence presented many challenges to design and construction, but the result is a path filled with beautiful details and thoughtful transitions.

This kitchen remodel was interesting because the owners loved their previous kitchen but wanted to update well-worn laminate and vinyl surfaces.
We installed "Whisper" Corian in the kitchen area. The surface is forgiving, doesn't break every glass that falls on it and hides seams. We spent the extra few dollars with the fabricator to set the pattern one-way across the kitchen instead of turning with the "run" of the countertops. You can't see they physical seams and you cannot see the pattern change at the seams.
Other items upgraded in the space were: The backsplash in a blue-gray porcelain with glass accent. The kitchen sink to an under-counter model. The dishwasher, cooktop and oven were upgraded, however black appliances topped stainless for this remodel.
Interesting fact: the glass in the proper cooking area is not the same color as the glass in back of the bar sink. They look the same, but the bar backsplash is more complimentary to its sink. The difference is undetectable looking across the kitchen.
The "office" area was updated to go underneath the countertop with a pull-out shelf. The shelf allows papers, and needed items to be stored below the counter surface.
This design is practical and casually elegant for the kitchen command center. The two peninsulas were done in "Cosmos" granite. By adding granite to the top-cap of the bar, these areas blend into the living area. The glass sink is new along with the glass tile but the Grohe faucet is a re-use from the original kitchen. They loved that faucet so why change something that you like that still works beautifully after nearly 25 years? The vinyl floor was upgraded to vinyl tile. This choice is softer and warm underfoot compared to other hard surfaces including porcelain tile.

The goal for this ground-up ADU was to create a dual-purpose dwelling with two front doors. One front door faces the existing main house and shares a common yard. This door opens into a workspace for the homeowners -giving them benefits of both physical separation and visual connection with family.
The other front door is tucked discreetly in the side yard and provides privacy to tenants who occupy the one-bedroom unit. The doors and windows of the rental unit open to private patios and gardens at the rear of the property. The 700 square foot ADU also accommodates a generous great room, full bath, laundry room, coat closet and exterior storage.

A couple wanted a weekend retreat without spending a majority of their getaway in an automobile. Therefore, a lot was purchased along the Rocky River with the vision of creating a nearby escape less than five miles away from their home. This 1,300 sf 24’ x 24’ dwelling is divided into a four square quadrant with the goal to create a variety of interior and exterior experiences while maintaining a rather small footprint.
Typically, when going on a weekend retreat one has the drive time to decompress. However, without this, the goal was to create a procession from the car to the house to signify such change of context. This concept was achieved through the use of a wood slatted screen wall which must be passed through. After winding around a collection of poured concrete steps and walls one comes to a wood plank bridge and crosses over a Japanese garden leaving all the stresses of the daily world behind.
The house is structured around a nine column steel frame grid, which reinforces the impression one gets of the four quadrants. The two rear quadrants intentionally house enclosed program space but once passed through, the floor plan completely opens to long views down to the mouth of the river into Lake Erie.
On the second floor the four square grid is stacked with one quadrant removed for the two story living area on the first floor to capture heightened views down the river. In a move to create complete separation there is a one quadrant roof top office with surrounding roof top garden space. The rooftop office is accessed through a unique approach by exiting onto a steel grated staircase which wraps up the exterior facade of the house. This experience provides an additional retreat within their weekend getaway, and serves as the apex of the house where one can completely enjoy the views of Lake Erie disappearing over the horizon.
Visually the house extends into the riverside site, but the four quadrant axis also physically extends creating a series of experiences out on the property. The Northeast kitchen quadrant extends out to become an exterior kitchen & dining space. The two-story Northwest living room quadrant extends out to a series of wrap around steps and lounge seating. A fire pit sits in this quadrant as well farther out in the lawn. A fruit and vegetable garden sits out in the Southwest quadrant in near proximity to the shed, and the entry sequence is contained within the Southeast quadrant extension. Internally and externally the whole house is organized in a simple and concise way and achieves the ultimate goal of creating many different experiences within a rationally sized footprint.

This Victorian floor in Twickenham, Middlesex was in good physical condition for its age but needed a good deep clean. Our customer had informed us that they had never cleaned or sealed the floor in the sixteen years that they had lived there so it was well overdue.
I went over to survey the floor and completed a test clean on a small section of tiling to see which products/techniques would work best. I like to do this as it demonstrates to the client what can be done, and it allows me to come up with an accurate price for doing the work.
As you can see from the pictures, there was quite a difference in the test patch compared to the rest of the floor. Years of foot traffic from the street had taken its’ toll and the floor was very dirty. Luckily, the floor was in very good condition and had not worn too badly.
Once they had seen the test patch, they were confident that it would be worth go ahead with my quote. It would ensure that the period feature was retained for many years to come. The colours on the floor were quite faded so it would be nice to get it restored.
I started the cleaning process by first taping up the surrounding skirting boards and doors to ensure they were protected from potential splashing. Cleaning involved spraying the Victorian tiles with a strong dilution of Tile Doctor Pro-Clean which is a dedicated Tile and Grout cleaning product. This was left to soak in for about ten minutes and then scrubbed in using a black pad fitted to a heavy-duty rotary scrubber.
This gives the floor a good mechanical scrub and works wonders releasing the ground-in dirt and soil from the tiles. The strong dilution of Pro-Clean will also remove any remaining sealers from the tile, however after sixteen years I doubted there would much trace of sealer left. Once done the floor was rinsed with water and all the soils removed with a wet vacuum.
Following the initial clean the colours were already much stronger. Next step however was to improve on that by giving the floor an acid rinse using Tile Doctor Grout Clean-Up. This removes mineral deposits and generally brightens up the appearance of the tile. After another round of scrubbing the floor was rinsed with our high-pressure washer and then vacuumed, extracting all of the dirty water and dirt away in one go. The floor was looking a lot better and was left to dry overnight.
After allowing the floor to dry overnight, we returned the next day to seal the floor. First, checking the floor was dry using the damp meter. Floors of this age can take a little longer to dry as there is no damp-proof membrane so it’s always worth checking as applying a sealer to damp tiles is not a good idea.
Once I was satisfied it was dry eight coats of Tile Doctor Seal and Go sheen finish sealer were applied. This takes a while to do as each coat needs to dry before applying the next. The sealer will protect the Victorian tiles for dirt and stains, it also enhanced the colours in the tile and will make it easier to keep the floor clean going forward.
My client was very pleased with the floor and mentioned that they should have called me in sooner! For aftercare cleaning I recommended Tile Doctor Neutral Clean which is an effective cleaner with a neutral pH, its designed for cleaning tiles without degrading the sealer.

While their 1952 St. Louis Park home is traditional, they decided to have fun with the aesthetics in the multi-function space in the basement. This newly remodeled space is retro-modern, and funky! The colors, designs, and layout inspire a positive attitude and an upbeat mood. Included in the space are areas for recreation, exercise, and relaxation. They created a dedicated space for, not only enjoying the company of others, but where every family member can take care of themselves!

The Camargue® is an innovative terrace covering equipped with a bladed roof system, that can be closed off on both sides with wind-resistant Fixscreens ®, glass sliding walls, Loggia® sliding panels or a combination of the former. The roof consists of extruded aluminium blades that can be tilted to adjust sunprotection and ventilation as required. During showers, concealed guide water channels drain the water towards the columns. This water drainage also operates when the blades are opened up when it has stopped raining, and this ensures that the furniture on the patio remains protected.
