The Belfast Residence in Ohio is a new construction, custom modern house situated on a 150 acre farm. Panda solved the challenge of extending the intimate space of the kitchen into the expansiveness of the backyard by installing fully retractable TS.60 All Aluminum Thermally Broken Folding Door Systems. Custom designed for this space, this elegant and durable folding door system spans the entire wall of the kitchen. This door system uses cutting-edge aluminum extrusions with a polyamide bar to connect the frame together while reducing heat or cold transfer. When closed, this Bi-Fold door system provides a protective barrier that lowers u-factors, limits condensation, increases energy performance, and most of all reduces thermal conductivity.
The architectural firm, Drawing Dept. designed a cantilevered roof reaching out over the pool on axis with a sunken fire pit, drawing the geometry of the house further out into the landscape. As a result, the heart of the home unrestrictedly extends toward the fire pit for optimal physical and visual connection.

Cast in place concrete walls and custom waterjet metal with integrated lighting complement the architectural materiality, while providing physical and visual separation between this private modern home and the wooded public passage of the Burke Gilman Trail. Cantilevered steps float above a cascade of soft grasses and rushes. Looking out over Lake Washington from the hot tub, a combination of wood and concrete walls softened by plants contain the experience of outdoor relaxation at its finest. A crushed granite path gently curves along handcrafted stone walls containing a burst of lush planting to connect wood decking at the house with a fire pit area close to the water.

Vanishing edge swimming pool designer reconstructed a leaking baptismal font creating an Italian glass tile mosaic vessel worthy of the commanding entrance of this private foyer.
Theology of the Design - The Design Elements and Their Meanings
Significant thought went into the redesign of the physical attributes and safety of this reconstructed font. The real importance of the design is found in the placement and use of the materials and colors:
1. The bronze statue of Christ occupies a commanding position atop the upper font, gazing through the skylight towards heaven above.
2. A gradient blend of glass tile mosaics originates with a blend of blacks & grays and transforms to a blend of yellows – signifying baptism in Christ's name is leaving one's sinful past behind (blacks/grays) and beginning and dawn of a new life (sunrise/yellows).
3. The upper bowl (cube) is a blend of whites and opalescent pearls... infants that are baptized here are free of mortal sin (purity/white).
4. A smattering of 24 karat gold mosaic tiles spill from the statue of the ascending Christ, over the spill way & cascades out onto the floor of the lower font.... Christ is the source of our everlasting life.
5. The black/gray entry step contains a few yellow tiles... because there is a little good in everyone, no matter how sinful they may be.
6. A singular gold mosaic tile is on the yellow exit step... Christ will forever be with those who are baptized & walk in his name.
7. The shadows from the hands of the statue of the ascending Christ touch both the black/gray entry step and the yellow exit step... Christ will forever guide those baptized in his name.

Given the very limited size of the plot, the most immediate decision would have been to build vertically in order to free up space for a garden. However, the chosen approach was to occupy the entire plot with an extensive single-storey volume, connected to the exterior in two distinct ways, through two outdoor spaces of different character. On one hand, a perimeter garden acts as a filter or boundary between the house and the avenue and surrounding streets. On the other, a central circular courtyard becomes the main outdoor space of the house, organizing the entire program around it. In one direction, this courtyard gathers the more public and open areas of the house, creating a sequence of indoor and outdoor spaces that begins and ends in the perimeter garden. This sequence is materialized through four glass boundaries that can be fully retracted along the side walls. This operation allows for the perception of a hybrid space that spans from one end of the plot to the other, ultimately becoming the largest open space achievable on the property, not only visually but also physically.

This entertainment space was designed to reflect the way the homeowners live and gather — with comfort, function, and everyday connection in mind.
The remodel centers around a custom-built bar with open shelving, integrated wine storage, and thoughtful millwork that balances rustic texture with refined craftsmanship. A dedicated poker table area creates space for relaxed hosting, while the layout maintains visual and physical flow into the adjacent game room.
Natural materials and warm tones give the room a grounded feel, while transitional details keep the design timeless and approachable. Every element was selected to support both casual evenings and larger gatherings, allowing the space to adapt to the homeowners’ lifestyle.
This project is a strong example of how intentional design can turn a specific vision — in this case, a space for entertaining with ease — into a personalized and lasting part of the home.

The goal in this Show House Library was to create a haven that is both nurturing from an aesthetic view and from a healthy perspective. Home is a place that fortifies your soul and helps you go out into the world and excel. It should nurture you both in how it makes you feel emotionally and how healthy it is for your physical body. I have a passion for eco-friendly design that is both sustainable for the earth and healthy for the inhabitants. I was so excited when I found the Kravet Green Collection. The reason I chose these particular Kravet fabrics for the ottoman and pillows in the Show House was to demonstrate to people that Green fabrics have come so far in the past five years. One couple's custom dream house come true in the woods of Eugene, Oregon where traditional style complements the rustic surroundings.
The owners wanted a house “that was intimately connected with the surrounding oak savanna, both visually and physically.” To that end, there are large window and door openings in virtually every space. Covered decks surround the house for a total of almost 2,800 square feet of living space, including an outdoor living room with a fireplace.

Check out the before and afters of this space! What a transformation! Creating a useful and functional transition into the sunken family room was a key element to sub-diving the now very open floor plan. A custom, low bookcase nestles behind the sectional sofa and serves as additional storage, bench seating, and as a physical, but low barrier between the two space while still keeping the space open and connected. Sections of the sofa electronically recline for additional comfort and versatility.

This wooded, lakeside home plays an influential role in the homeowners artistic vision as a magical realist painter. By providing an environment that comes alive with the sights and sounds of nature, the artist is able to closely study as an explorer would by uncovering, recording, and rearranging the beauty of the natural world and the beauty of human beings.
This connection to nature comes from a horticultural interest manifested in the daily ritual of digging and pruning in her Connecticut garden. A daily ritual of physical immersion with the dirt and the worms of life contrasts with the otherworldly fantastical spaces the artist creates for her paintings. Set within a private equestrian property in Silver Creek in Park City, this 5,000 square foot accessory studio was designed to serve as the experiential heart of the estate. Vitruvius Built was engaged to deliver a structure that is equal parts athlete's retreat, entertainer's sanctuary, and private resort, built to the same precision and permanence as the main residence it supports.
The program is unapologetically experiential: a regulation heated pickleball court, a private pilates and yoga studio, a professional golf simulator, and an expansive garage occupy the main volume, while a self-contained ADU provides accommodations for guests or extended family. Each element was specified and constructed to perform at the highest level, because for this family, investing in how you spend time is the only investment that compounds without limit.
A 45-kilowatt solar installation with integrated EV charging reflects the same philosophy extended outward. The land that frames this property is part of what makes it extraordinary, and the family's commitment to preserving it is built into the structure itself.

Modern design and time-honored techniques meld seamlessly in the Makai House, a 3000-square-foot custom home designed to strategically fit on an existing footprint, located a stone’s throw from the Fauntleroy ferry dock in West Seattle. A courtyard in the rear of the house, a covered patio, and the front beach are all physically and visually connected, creating dynamic indoor-outdoor living, constantly changing with the seasons and the times of the day.

Beginning with the simple wish by the owners for a garden into which they could peer from above, this design unfolded in complexities. Situated along Taylor Run creek in a hollow adjoining Natural Lands' Stroud Preserve, plantings had to meet the physical demands of heavy weed pressure and frequent flooding.
Grand masses of adaptable perennials, such as Hibiscus moschuetos, Aster tartaricus and Agastache 'Blue Fortune', were selected for their ability to colonize rapidly, edge out weed infiltration and maintain form after submergence. A heavy hand was given to the composition to legibly knit design with the natural landscape.
