During the planning phase we undertook a fairly major Value Engineering of the design to ensure that the project would be completed within the clients budget. The client identified a ‘Fords Garage’ style that they wanted to incorporate. They wanted an open, industrial feel, however, we wanted to ensure that the property felt more like a welcoming, home environment; not a commercial space. A Fords Garage typically has exposed beams, ductwork, lighting, conduits, etc. But this extent of an Industrial style is not ‘homely’. So we incorporated tongue and groove ceilings with beams, concrete colored tiled floors, and industrial style lighting fixtures.
During construction the client designed the courtyard, which involved a large permit revision and we went through the full planning process to add that scope of work.
The finished project is a gorgeous blend of industrial and contemporary home style.

Hired by the owners to provide interior design services for a complete remodel of a mid-century home in Berkeley Hills, California this family of four’s wishes were to create a home that was inviting, playful, comfortable and modern. Slated with a quirky floor plan that needed a rational design solution we worked extensively with the homeowners to provide interior selections for all finishes, cabinet designs, redesign of the fireplace and custom media cabinet, headboard and platform bed. Hues of walnut, white, gray, blues and citrine yellow were selected to bring an overall inviting and playful modern palette. Regan Baker Design was responsible for construction documents and assited with construction administration to help ensure the designs were well executed. Styling and new furniture was paired to compliment a few existing key pieces, including a commissioned piece of art, side board, dining table, console desk, and of course the breathtaking view of San Francisco's Bay.

Daylight was maximized in a previously segmented and enclosed space by removing a load-bearing wall to the living room. The kitchen design incorporates a new island for added countertop space and entertaining. 10K worked closely with our clients to ensure the existing mid-century integrity of the home was maintained.

The sink base features two full extension rollouts that handle trash and recyclables in the front and have divided storage for cleaning supplies in the back. No more getting on your hands and knees to access this cabinet. Idea found in Fine Homebuilding magazine. Small tilt drawer holds sponges.
The raised panel, French blue cabinets are finished with a dark brown glazing. These are full overlay doors and drawers, constructed with high precision to maintain a 1/8” gap between every side of a door and drawer.

This light and airy kitchen is the definition of elegance. It has white shaker cabinets with satin gold pulls topped with white quartz counters. This contemporary farmhouse is located on a scenic acreage in Greendale, BC. It features an open floor plan with room for hosting a large crowd, a large kitchen with double wall ovens, tons of counter space, a custom range hood and was designed to maximize natural light. Shed dormers with windows up high flood the living areas with daylight. The stairwells feature more windows to give them an open, airy feel, and custom black iron railings designed and crafted by a talented local blacksmith. The home is very energy efficient, featuring R32 ICF construction throughout, R60 spray foam in the roof, window coatings that minimize solar heat gain, an HRV system to ensure good air quality, and LED lighting throughout. A large covered patio with a wood burning fireplace provides warmth and shelter in the shoulder seasons.

This Master Bathroom was dated, dark, and in dire need of an overhaul. Our clients were inspired by a vacation home and wanted black and white basket-weave tile and tiled wainscoting. We used traditional plumbing fixtures, cabinets, and finishes that would complement the tile. We modernized the shower with dual shower heads, DTV, and teak seat. Detailed tile plans were executed to ensure the tile was impeccably installed throughout. This bath was further enhanced with added lighting and radiant heat flooring.
