Rather than starting with an outcome in mind, this 1,400 square foot residence began from a polemic place - exploring shared conviction regarding the concentrated power of living with a smaller footprint. From the gabled silhouette to passive ventilation, the home captures the nostalgia for the past with the sustainable practices of the future. While the exterior materials contrast a calm, minimal palette with the sleek lines of the gabled silhouette, the interior spaces embody a playful, artistic spirit. From the hand painted De Gournay wallpaper in the master bath to the rugged texture of the over-grouted limestone and Portuguese cobblestones, the home is an experience that encapsulates the unexpected and the timeless.

This adorable beach cottage is in the heart of the village of La Jolla in San Diego. The goals were to brighten up the space and be the perfect beach get-away for the client whose permanent residence is in Arizona. Some of the ways we achieved the goals was to place an extra high custom board and batten in the great room and by refinishing the kitchen cabinets (which were in excellent shape) white. We created interest through extreme proportions and contrast. Though there are a lot of white elements, they are all offset by a smaller portion of very dark elements. We also played with texture and pattern through wallpaper, natural reclaimed wood elements and rugs. This was all kept in balance by using a simplified color palate minimal layering. I am so grateful for this client as they were extremely trusting and open to ideas. This Greek Revival row house in Boerum Hill was previously owned by a local architect who renovated it several times, including the addition of a two-story steel and glass extension at the rear. The new owners came to us seeking to restore the house and its original formality, while adapting it to the modern needs of a family of five. The detailing of the 25 x 36 foot structure had been lost and required some sleuthing into the history of Greek Revival style in historic Brooklyn neighborhoods. In addition to completely re-framing the interior, the house also required a new south-facing brick façade due to significant deterioration. The modern extension was replaced with a more traditionally detailed wood and copper- clad bay, still open to natural light and the garden view without sacrificing comfort. The kitchen was relocated from the first floor to the garden level with an adjacent formal dining room. Both rooms were enlarged from their previous iterations to accommodate weekly dinners with extended family. The kitchen includes a home office and breakfast nook that doubles as a homework station. The cellar level was further excavated to accommodate finished storage space and a playroom where activity can be monitored from the kitchen workspaces. The parlor floor is now reserved for entertaining. New pocket doors can be closed to separate the formal front parlor from the more relaxed back portion, where the family plays games or watches TV together. At the end of the hall, a powder room with brass details, and a luxe bar with antique mirrored backsplash and stone tile flooring, leads to the deck and direct garden access. Because of the property width, the house is able to provide ample space for the interior program within a shorter footprint. This allows the garden to remain expansive, with a small lawn for play, an outdoor food preparation area with a cast-in-place concrete bench, and a place for entertaining towards the rear. The newly designed landscaping will continue to develop, further enhancing the yard’s feeling of escape, and filling-in the views from the kitchen and back parlor above. A less visible, but equally as conscious, addition is a rooftop PV solar array that provides nearly 100% of the daily electrical usage, with the exception of the AC system on hot summer days. The well-appointed interiors connect the traditional backdrop of the home to a youthful take on classic design and functionality. The materials are elegant without being precious, accommodating a young, growing family. Unique colors and patterns provide a feeling of luxury while inviting inhabitants and guests to relax and enjoy this classic Brooklyn brownstone. This project won runner-up in the architecture category for the 2017 NYC&G Innovation in Design Awards and was featured in The American House: 100 Contemporary Homes. In the play area of this multifunctional Upper West Side living space, we focused on creating a zone that feels polished enough to blend with the main rooms but durable enough for daily family life. The grasscloth wallcovering adds texture and warmth while holding up beautifully to little hands. A comfy armchair upholstered in Voutsa’s plaid wool brings pattern and personality to the corner, making it a favorite spot for reading and winding down. To keep visual clutter to a minimum, a generous RH cabinet hides toys, games, and art supplies, allowing the space to transition easily from family time to entertaining. The custom Urban Electric table lamps, ordered in a personalized colorway, add a soft glow and help tie the play area into the rest of the home’s design vocabulary. It’s a kid-friendly zone that feels seamlessly integrated; a practical, stylish corner that serves the whole family.

Created a multi-level outdoor living space to match the mid-century modern style of the home with upper deck and lower patio. Porcelain pavers create a clean pattern to offset the modern furniture, which is neutral in color and simple in shape to balance with the bold-colored accents.

Natural light fills this serene soaking area, where a freestanding tub is framed by white herringbone tile and a custom white oak ledge. The adjacent frameless glass shower enhances the open, luxurious feel of the primary bathroom.

The garden needs to offer lots of space for the kids to play and the parents to relax. The perfect place to catch the last bit of sun after work. A nonchalant, natural feeling atmosphere. Lots of green (and purple). The use of the diagonal line along the house allows for a small path near the kitchen and a more generous patio area on the other side of the garden. The same stone, now as a flagstone is used a more irregular path in the lower lying section of the garden and again as the walls of the beds for the shade planting.
