Jim quickly produced design drawings for them within six weeks that clearly reflected all of the client’s needs and preferences while at the same time dramatically re-creating the home in a beautiful contemporary design. The new home required a complete reconstruction of the existing house that left only one bathroom unaltered. New square footage was added at the lower level to expand and reconfigure the living area, while an entirely new upstairs wing was constructed to create space for a new master suite with views out toward the ocean. The entire roof was rebuilt, all new windows and interior doors were added and the full exterior received a new modern looking stucco finish. Stainless steel cable railings were added to the decks to create an updated look, and fine hardwood accents were used to pull the design together. Our efforts produced a new three bedroom, three bath home with a large and inviting ground floor patio area, wide open living areas on the first floor with new kitchen, bathroom and dining room. After re-evaluating the project, the live / work compound is currently sited in a natural protected nest with post card views of Mount Sopris & the Roaring Fork Valley. The courtyard compound consist of the central south facing piece being the studio flanked by a simple 2500 sq ft 2 bedroom, 2 story house one the west side, and a multi purpose guest wing /studio on the east side. This young family was looking to add a family space that took advantage of their private lot but while also serving as the hub for a busy family. The design solution was a family room addition and an open concept living arrangement that connects the dining room and remodeled kitchen. The new south facing glass wall visually connects to the exterior and also serves as a Vitamin D booster in the winter months. Effort was taken to integrate the tv and fireplace so that they don’t dominate the focal point of that wall. The vaulted ceiling allows for a greater sense of space while tying into the midcentury era of the home. To maximize budget, the kitchen cabinets are from IKEA.

Curtis and Peggy had been thinking of a kitchen remodel for quite some time, but they knew their house would have a unique set of challenges. Their older Victorian house was built in 1891. The kitchen cabinetry was original, and they wanted to keep the authenticity of their period home while adding modern comforts that would improve their quality of life. A friend recommended Advance Design Studio for their exceptional experience and quality of work. After meeting with designer Michelle Lecinski at Advance Design, they were confident they could partner with Advance to accomplish the unique kitchen renovation they’d been talking about for years. “We wanted to do the kitchen for a long, long time,” Curtis said. “(We asked ourselves) what are we actually going to do? How are we going to do this? And who are we going to find to do exactly what we want?” The goal for the project was to keep the home renovation and new kitchen feeling authentic to the time in which it was built. They desperately wanted the modern comforts that come with a larger refrigerator and the dishwasher that they never had! The old home was also a bit drafty so adding a fireplace, wall insulation and new windows became a priority. They very much wanted to create a comfortable hearth room adjacent to the kitchen, complete with old world brick. The original cabinetry had to go to make way for beautiful new kitchen cabinetry that appears as if it was a hundred years old, but with all the benefits of cutting-edge storage, self-closing drawers, and a brand-new look. “We just wanted to keep it old looking, but with some modern updates,” Peggy said. Dura Supreme Highland Cabinets with a Heritage Old World Painted Finish replaced the original 1891 cabinets. The hand-applied careful rubbed-off detailing makes these exquisite cabinets look as if they came from a far-gone era. Despite the small size of the kitchen, Peggy, Curtis and Michelle utilized every inch with custom cabinet sizes to increase storage capacity. The custom cabinets allowed for the addition of a 24” Fisher Paykel dishwasher with a concealing Dura Supreme door panel. Michelle was also able to work into the new design a larger 30” Fisher Paykel French refrigerator. “We made every ¼ inch count in this small space,” designer Michelle said. “Having the ability to custom size the cabinetry was the only way to achieve this.” “The kitchen essentially was designed around the Heartland Vintage range and oven,” says Michelle. A classic appliance that combines nostalgic beauty and craftsmanship for modern cooking, with nickel plated trim and elegantly shaped handles and legs; the not to miss range is a striking focal point of the entire room and an engaging conversation piece. Granite countertops in Kodiak Satin with subtle veining kept with the old-world style. The delicate porcelain La Vie Crackle Sonoma tile kitchen backsplash compliments the home’s style perfectly. A handcrafted passthrough designed to show off Peggy’s fine china was custom built by project carpenters Justin Davis and Jeff Dallain to physically and visually open the space. Additional storage was created in the custom panty room with Latte Edinburg cabinets, hand-made weathered wood shelving with authentic black iron brackets, and an intricate tin copper ceiling. Peggy and Curtis loved the idea of adding a Vermont stove to make the hearth-room not only functional, but a truly beckoning place to be. A stunning Bordeaux red Vermont Castings Stove with crisp black ventilation was chosen and combined with the authentic reclaimed Chicago brick wall. Advance’s talented carpenters custom-built elegant weathered shelves to house family memorabilia, installed carefully chosen barn sconces, and made the hearth room an inviting place to relax with a cup of coffee and a good book. “Peggy and Curtis’ project was so much fun to work on. Creating a space that looks and feels like it always belonged in this beautiful old Victorian home is a designer’s dream. To see the delight in their faces when they saw the design details coming together truly made it worth the time and effort that went into making the very compact kitchen space work”, said Michelle. “The result is an amazing custom kitchen, packed with functionality in every inch, nook and cranny!” exclaims Michelle. The renovation didn’t end with the kitchen. New Pella windows were added to help lessen the drafts. The removal of the original windows and trim necessitated the re-creation of hand-made corbels and trim details no longer available today. The talented carpenter team came to the rescue, crafting new pieces and masterfully finishing them as if they were always there. New custom gutters were formed and installed with a front entry rework necessary to accommodate the changes. The whole house functions better, but it still feels like the original 1891 home. “From start to finish it’s just a much better space than we used to have,” Peggy said. “Jeff and Justin were amazing.” Curtis added; “We were lucky to find Advance Design, because they really came through for us. I loved that they had everything in house, anything you needed to have done, they could do it”.

Full Scale Design, Renovation & Furnishings Project Our Belgian midcentury project introduces a modern European take on a 3,100 sq foot gambrel colonial-style home primely located in Rhode Island, on one of Aquidneck Island’s most coveted ocean-side avenues. Like many of the New England based projects we take on, this house had been built in the 80s, filled with a lot of builder grade finishes and half finished renovations leaving a rather fragmented starting point for our clients. This project's intention was an effort to sew the fragments back together whilst creating a greater connection – a sense of purpose for the home and its stewards. So many of the 1980’s colonials that were built on the east coast were done so unintentionally and usually are lacking their history and connectivity to craft. Here we wanted to go back to the beginning — working with natural earthen materials crafted by local artisans from tadelakt, to fine cabinet making, furniture joinery, hand forged iron work and detailed custom upholstery.

There are many lighting rules which apply to the conceptual plan. Smaller parcels diminish light glare and pollution for the neighbors. Overuse of horizontal fixture types creates a landing strip appearance. The lighting design should have no dark holes. There should be lighting connectivity and composition throughout the design. Equal brightness of focal points surrounding architectural elements needs to be considered. Brightness levels need to be illuminated with connecting lower levels of illumination and stay underneath dark sky limits. The points of view need to be identified. These, and other lighting conceptual concerns, are presented and discussed individually in an effort to establish a master lighting plan for the property. This lighting plan can be implemented in phases do to budget, time constraints, and desires of the homeowner. CONTACT These home owners initially contacted their Designer to identify the reason that the floor in their upstairs bedroom suffered from a noticeable slant. The floor problem actually impacted a small bathroom and adjoining study also. Early on, the decision was made to re-design the footprint for the 3 rooms in conjunction with repairing the uneven floor. The approach was to gut all three spaces of walls and floors and start from scratch. The new spaces were designed with the clients needs for accessibility in mind. DESIGN The design effort included identifying the products to be used throughout the spaces. This included everything from the flooring to the wall paint. Kohler plumbing fixtures and Adelphi cabinetry were decided on first. A radiant heat grid was included for the bathroom floor. Lighting, paint and tile soon followed. Wood flooring was installed throughout the adjoining spaces. The master bedroom was redesigned to allow for entry from the study or the master bath via pocket doors. The study was given an access to the master bath also. The hardwood flooring ties the bedroom and study together and gives each room a very spacious feel. The original master bedroom was changed to incorporate a large walk-in closet that features custom storage throughout. The study that also doubles as the IT center for the home was updated with custom book cases and cabinetry from Adelphi Cabinets. When discussing the reapportioning of the entire space for the individual rooms the bathroom was given priority. The previous small bathroom did not include a window for natural light. The new design corrected that in a big way by incorporating an existing bedroom window into the new space. The decision was made early on to allow for the inclusion of a large shower with full granite walls and custom plate glass surround. The shower system includes both fixed and hand held shower heads. A thermostatic control system was included to eliminate scalding. A large bench seat of matching granite allows for relaxing while getting squeaky clean. A separate air massage tub from Kohler centered under the new windows allows for a relaxed moment while being caressed by all those tiny bubbles. His and her side by side vanity sinks allows for efficient use of the space. The Caxton sinks and coordinated toilet were selected to match the color of the tub and do so beautifully! CONSTRUCTION We started the project not knowing what we were going to find. The slanting floor upstairs was not evident in the ceiling of the first floor Once the demolition had been completed it was evident that the floor joists were at the heart of the problem. The home had been framed with floor joists that had been strung together to increase their length. Over time and with the house settling, the strung together joists started to droop from their connection point. This was concealed on the first floor by a large HVAC duct running through the garage. This was corrected by the addition of two laminated beams in the ceiling of the first floor (luckily in the garage) that re-supported the offending joists. THE END The project was a huge success in terms of problem solving and designing with budget and time frame in mind. The overall impact of the new space is impressive both visually and from a practicality point of view. The new master suite with upscale bathroom and study adds significant value to the home and the home owners quality of life!

Established in 2005, Stonebridge at Rankin’s Lake is proud to be Duke Energy’s “First All-Electric Energy Star Certified Community” in South Carolina. Each home has been constructed with strict guidelines to insure each individual home will receive it’s own Energy Star certificate which in turn results in a reduced rate from Duke Energy on the energy bill for the life of the home. Through a partnership between the architecture firm, Chapman Design Group, Inc. and it’s construction arm, Icon Construction of South Carolina, Inc., special emphasis is placed on quality construction, methods and design details a well as a stringent construction quality control standard. The total efforts, skills, resources provide unyielding commitment directed toward building superior homes that will bring our homeowners many years of comfortable and carefree living. This 107 home community was created on a 43 acre property that was planned into two phases. Approximately 17 of these acres are to be left natural, providing the feel of an established neighborhood from the very beginning. The featured attraction is Rankin’s Lake. It is approximately 4 acres in size and was once a well-known fishing lake in Anderson in the 1940s and 50s. A stone bridge will adorn its spillway and will be constructed during the second phase of the project. The traditional style streetscape is enhanced with grass medians separating curb lines and sidewalks. This feature is accentuated in intermittent Alee Elm Trees and decorative post streetlights throughout the neighborhood. Every front and side lawn as well as all common areas continue to be maintained on a weekly basis by a private landscape maintenance company. This perpetual maintenance provided through the Homeowner’s Association insures a constant harmonious look throughout the entire community. From day one, several development principles were established and achieved: • The development’s concept was designed with all water front lots facing into Rankin’s Lake to have the street running between the homes and the lake. With this concept, it allows all of the neighborhood residents and their guest to take advantage of the pathways as well as enjoy to natural scenery of the lake each time the upon entering and exiting the neighborhood. This became a positive selling point as it encouraged the selection of building sites deeper into the development once you passed the lake. • The design concept of the development was to create a variation of the traditional home neighborhood where the homes, all with front porches are intentionally built closer to the sidewalk lined streets to encourage neighborly interaction. • Plans were designed with the garages at the rear of the lot as to make the neighborhood less about cars and more about the home and it’s residents. This was prioritized due to many subdivisions today are designed in such a way the home’s primary feature is a front facing garage which often have two cars in the driveway… hence, Stonebridge at Rankin’s Lake want to provide an alternative. • Each home design includes a spacious front porch, a screened porch and or a sunroom to encourage neighborly interaction and casual living. • The floor plans include both 2 and 3 bedroom plans with 2 to 3.5 baths with all master suites remaining on the main level. The entire development would have only Energy Star Certified homes.
