New York snowbirds redesigned their Miami Beach apartment to take advantage of the tropical lifestyle.
WHEN INTERIOR DESIGNER JENNIFER CORREDOR was asked to recreate a four-bedroom, six-bath condominium at The Bath Club in Miami Beach, she seized the opportunity to open the rooms and better utilize the vast ocean views.
In five months last year, the designer transformed a dark and closed 5,000-square-foot unit located on a high floor into a series of sweeping waterfront spaces and updated the well located apartment into a light and airy retreat for a sports-loving family of five.
“They come down from New York every other weekend and wanted to make their waterfront home a series of grand open spaces,” says Corrredor, of the J. Design Group in Coral Gables, a firm specializing in modern and contemporary interiors. “Since many of the rooms face the ocean, it made sense to open and lighten up the home, taking advantage of the awesome views of the sea and the bay.”
The designer used 40 x 40 all white tile throughout the apartment as a clean base. This way, her sophisticated use of color would stand out and bring the outdoors in.
The close-knit family members—two parents and three boys in college—like to do things together. But there were situations to overcome in the process of modernizing and opening the space. When Corredor was briefed on their desires, nothing seemed too daunting. The confident designer was ready to delve in. For example, she fixed an area at the front door
that was curved. “The wood was concave so I straightened it out,” she explains of a request from the clients. “It was an obstacle that I overcame as part of what I do in a redesign. I don’t consider it a difficult challenge. Improving what I see is part of the process.”
She also tackled the kitchen with gusto by demolishing a wall. The kitchen had formerly been enclosed, which was a waste of space and poor use of available waterfront ambience. To create a grand space linking the kitchen to the living room and dining room area, something had to go. Once the wall was yesterday’s news, she relocated the refrigerator and freezer (two separate appliances) to the other side of the room. This change was a natural functionality in the new open space. “By tearing out the wall, the family has a better view of the kitchen from the living and dining rooms,” says Corredor, who also made it easier to walk in and out of one area and into the other. “The views of the larger public space and the surrounding water are breathtaking.
Opening it up changed everything.”
They clients can now see the kitchen from the living and dining areas, and at the same time, dwell in an airy and open space instead of feeling stuck in a dark enclosed series of rooms. In fact, the high-top bar stools that Corredor selected for the kitchen can be twirled around to use for watching TV in the living room.
In keeping with the theme of moving seamlessly from one room to the other, Corredor designed a subtle wall of glass in the living room along with lots of comfortable seating. This way, all family members feel at ease while relaxing, talking, or watching sporting events on the large flat screen television. “For this room, I wanted more open space, light and a supreme airy feeling,” she says. “With the glass design making a statement, it quickly became the star of the show.”…….
….. To add texture and depth, Corredor custom created wood doors here, and in other areas of the home. They provide a nice contrast to the open Florida tropical feel. “I added character to the openness by using exotic cherry wood,” she says. “I repeated this throughout the home and it works well.”
Known for capturing the client’s vision while adding her own innovative twists, Corredor lightened the family room, giving it a contemporary and modern edge with colorful art and matching throw pillows on the sofas. She added a large beige leather ottoman as the center coffee table in the room. This round piece was punctuated with a bold-toned flowering plant atop. It effortlessly matches the pillows and colors of the contemporary canvas.

Evergreen Remodeling & ConstructionThis project was designed for a young newlywed couple and was a wedding gift from their parents. It was their first home, but certainly not their permanent residence, so we had to design a functional and beautiful space while keeping costs down. At Evergreen, we know that saving money doesn’t mean sacrificing quality, and there’s a big difference between affordable construction and poor-quality construction. We designed a house with everything necessary: a complete open-plan kitchen, a spacious and bright living room, two comfortable and light-filled bedrooms (not very large), and a bathroom with space for a washing machine. Externally, the house blended seamlessly with the main house, respecting its style and color palette. The final result speaks for itself; we enjoyed building it from scratch and considering every detail.
Lindsey Runyon DesignThe round Hammary Ascend coffee table top lifts up to provide hidden storage and contrasts beautifully with the ikat print area rug. Lighting was a big concern: while the ample windows provided plenty of natural light during the day, the apartment was poorly lit once the sun went down. We added numerous table and floor lamps to add warmth and improve the functionality of the space.

INSPIRED KITCHEN DESIGNFollowing the IKD design plan — even when faced with unexpected challenges — ensured that Jeffery’s kitchen would function how he needed.
One such obstacle occurred when Jeffery went to replace a poorly installed kitchen window and found the inside of the wall was completely rotted away. “The sill plate was gone and the studs were literally dangling from the roof,” he says.
Since he had to reframe the wall, he decided to replace the exterior door with a sliding glass patio door as well. “However, the spot where I wanted to place the door already had a hydronic baseboard radiator there. My solution was to remove it and replace it with a European wall-mounted radiator. It gave us a better view and more floor space around the island,” he says.
He concludes: “The kitchen is, ironically, the only room in the home that wasn’t open concept. I knew I wanted to partially remove a wall to open it up into the dining room. So, I gave IKD that information and asked them to design the kitchen from the ground up making the best use of space. I was willing to move anything.”
Reico Kitchen & BathDesigned by Marc Jean-Michel of Reico Kitchen & Bath in Bethesda, MD in collaboration with Liz Forgione of MMD Construction, this small transitional kitchen features Green Forest cabinets in the Park Place shaker door style in two finishes. The base cabinets feature a Summit Grey finish and the wall cabinets a White finish. The kitchen countertops are MSI Artic White Quartz.
The kitchen includes a Maravilla/Alvetian Isles Honed Marble 4x16 tile backsplash along with GE and Frigidaire appliances.
“The hardest part was envisioning a new functional space in an old kitchen with a poor layout and use of space,” said the client. “I love most the transformation in the flow of the whole first floor. The kitchen entries are wide, more inviting and create a lot of great light! There is so much great storage in a small kitchen! Marc was great to work with. I loved all of his ideas.”

It’s not something you see everyday, and we live for it! Being that they are a young family, who loves to cook but felt secluded and overwhelmed when in this space, we knew that this was going to be an epic transformation, not just aesthetically but also for their day-to-day life.
This renovation transformed a closed off, cramped, and poorly laid-out kitchen into a colourful, bright, open, and inviting space that combines functionality with vibrant colours and character. The redesign focused on maximizing storage, improving layout efficiency, and infusing the space with unique design elements that make it both practical and fun.
Saikley ArchitectsThis beautiful 1881 Alameda Victorian cottage, wonderfully embodying the Transitional Gothic-Eastlake era, had most of its original features intact. Our clients, one of whom is a painter, wanted to preserve the beauty of the historic home while modernizing its flow and function.
From several small rooms, we created a bright, open artist’s studio. We dug out the basement for a large workshop, extending a new run of stair in keeping with the existing original staircase. While keeping the bones of the house intact, we combined small spaces into large rooms, closed off doorways that were in awkward places, removed unused chimneys, changed the circulation through the house for ease and good sightlines, and made new high doorways that work gracefully with the eleven foot high ceilings. We removed inconsistent picture railings to give wall space for the clients’ art collection and to enhance the height of the rooms. From a poorly laid out kitchen and adjunct utility rooms, we made a large kitchen and family room with nine-foot-high glass doors to a new large deck. A tall wood screen at one end of the deck, fire pit, and seating give the sense of an outdoor room, overlooking the owners’ intensively planted garden. A previous mismatched addition at the side of the house was removed and a cozy outdoor living space made where morning light is received. The original house was segmented into small spaces; the new open design lends itself to the clients’ lifestyle of entertaining groups of people, working from home, and enjoying indoor-outdoor living.

Reico Kitchen & BathDesigned by Jen Gallagher of Reico Kitchen & Bath in Fredericksburg, VA in collaboration with Abby Construction, this transitional style kitchen remodeling project features Merillat Masterpiece cabinets in the Knoxville door style with Surfside finish. Kitchen countertops are Silestone quartz in the color Helix. For the client, what they like best is the new layout. "It was a large space but poorly designed. It's now much more functional with lots of storage space and yet it feels more open. I could not have designed it without Jen's help. Jen told me to make a list of all my kitchen items and decide where they would go. It was the best piece of advice I received. I was able to make sure that I had enough cabinets for everything, it helped me choose accessories for the cabinets and once the remodel was completed it made putting everything away so much quicker." Advance Design Studio, Ltd.The major kitchen renovation of this old country farmhouse was a task of love, one that had been planned for many years by these Barrington seasoned homeowners. After interviewing no less than five companies, the homeowners chose the design team at Advance Design Studio to make the transformation they had long planned for.
“They had an understanding of the right design for the space almost from the instant they walked in the room”, says Sharon Scott of the design team of Nicole Ryan at Todd Jurs at Advance Design Studio. “They were the only designers who laid out ideas in the first meeting at the house that we really loved”, she says. “It was obvious that they understood the house, and understood us - and from then on the decision to hire them literally made itself”.
The original kitchen had a dividing “wall” of cabinetry…that made the rather large space seem very small, and cut off the kitchen from the eating area that has a beautiful garden view completely hidden from the main kitchen. Circulation was poor, leaving family members on top of one another when entertaining family and friends.
The new kitchen design nearly doubles the kitchen size within the original space; opening it up completely and enjoying an expansive island containing a new Kohler Whitehaven Smart Divide farm sink, a dishwasher, and pull out double trash receptacle. The great new gathering space accommodates four pull out stools beckoning grandchildren and friends alike. Removing the range from the island and relocating it to create a dramatic “feature” wall, completely out of the way of guests; it is now crowned with a beautiful completely customized wood hood designed to ventilate much more efficiently than the original island range containing a limited downdraft system.
The much more efficient use of the space after removing a pantry closet made way for a fully functional “tall wall” housing a double oven and refrigerator, out of the way of guests. Removing the restrictive cabinetry wall now allowed for an expansive floor to ceiling pantry cabinet with full extension pull out shelving, and an elegant display area complete with a beautiful furniture detailed buffet.
Fitting perfectly into the farmhouse charm of the old estate, Medallion Silver Lancaster cabinetry was chosen in a soft white Maple Divinity paint finish lining the perimeter. The stunning island hints to this old home’s past with Medallion Gold’s Maple Devonshire style graced with a Carriage Black Heirloom painted finish. The rubbed off black paint finish reveals the soft wood tones beneath, mimicking furniture you’d see in your grandmother’s home that has lovingly been polished for years to reveal a soft, subtly rubbed-off sheen.
Counter tops reverse contrast with perimeter tops of black “Raven” granite possessing a subtle honed finish, and a shift to Quartz Difinity Viareggio - resembling white Carrera marble on the island. A simple herringbone detail completes the decorative range wall, and subtle porcelain subway tiles grace the backsplash throughout.
The design is finished off with crisp Thermador and Bosch stainless steel appliances, and bright brushed cup pull and handle combination hardware. A pull down Kohler Bellaria faucet makes cleanup a breeze, and soft under-cabinet LED lighting throughout makes every work surface shine softly, and highlights the cabinetry display area with grace.
One special detail was created to make the dramatic ceiling transition to a vaulted area above the breakfast nook extra special. A tongue and groove solid wood ceiling was hung above, and a subtle greenish-grey distressed paint finish was hand developed on site by the talented crew, complementing the new kitchen with a completely unique surface that appears as if it’s been there for many, many years. It’s just one standout feature in the amazing new space that is sure to be in every conversation as newcomers enjoy the newest best hangout in this old home renewed!
After 30 years of renovating homes, this now content homeowner sips a cup of tea enjoying her new garden view, and reminisces projects of past – and lastly reports their experience with Advance Design Studio culminating with their amazing new kitchen to be the most enjoyable and satisfying home experience yet.

Amsted Design-BuildPreviously renovated with a two-story addition in the 80’s, the home’s square footage had been increased, but the current homeowners struggled to integrate the old with the new.
An oversized fireplace and awkward jogged walls added to the challenges on the main floor, along with dated finishes. While on the second floor, a poorly configured layout was not functional for this expanding family.
From the front entrance, we can see the fireplace was removed between the living room and dining rooms, creating greater sight lines and allowing for more traditional archways between rooms.
At the back of the home, we created a new mudroom area, and updated the kitchen with custom two-tone millwork, countertops and finishes. These main floor changes work together to create a home more reflective of the homeowners’ tastes.
On the second floor, the master suite was relocated and now features a beautiful custom ensuite, walk-in closet and convenient adjacency to the new laundry room.

Kitchen Solvers of Spring HillThese homeowners were ready to completely transform their master bathroom. The existing space felt cramped and outdated, with an impractical linen closet, a small vanity, poor lighting, a bulky tub, and a shower that had seen better days. Their vision was clear—they wanted a warm, inviting, spa-inspired retreat with natural elements, rich textures, and a unique wood feature wall, rather than the all-white look that has become so common.
The finished design brings that vision to life through a beautiful blend of color, texture, and thoughtful details. A stunning cherry vanity and counter stack, topped with luxurious quartzite countertops, create warmth and elegance. The feature wall, finished in 1" x 3" Articulo tile, adds depth and visual interest, while large-format floor tiles provide a clean, modern foundation.
The curbless shower features coordinating hex tile flooring and niches, complemented by porcelain slab walls and glass panels that create an open, airy feel. A spacious freestanding tub offers the perfect place to relax and unwind. To maximize functionality, the doorway was relocated to accommodate a larger vanity, and custom barn and closet doors were added to enhance the room's character.

Interiors by NatashaA poorly operating bathroom was creating a negative effect on how it was functioning for Tyrone and Veronica. This 120-square-foot bathroom in Atlanta, GA had problems which needed to be addressed. A leaking, moldy shower stall and a large unused jacuzzi tub were the impetus for this bathroom renovation. The lack of storage in the long narrow double vanity with oversized frameless mirror created yet another problem.
Our immediate attention focused on replacing the large double window above the jacuzzi tub with a long narrow 6-foot window. Because the jacuzzi tub was rarely used my clients wanted to remove it; instead, they wanted a 9-foot his and hers double shower. We decided to modify the vanity with a custom-built double vanity with an attached tall linen closet. The linen closet inside the bathroom was then turned it into a shoe closet. There is a lack of storage space in the owner’s suite closet, so we decided to convert the linen closet into a shoe closet.
Mihaly SlocombeBrunswick Parlour transforms a Victorian cottage into a hard-working, personalised home for a family of four.
Our clients loved the character of their Brunswick terrace home, but not its inefficient floor plan and poor year-round thermal control. They didn't need more space, they just needed their space to work harder.
The front bedrooms remain largely untouched, retaining their Victorian features and only introducing new cabinetry. Meanwhile, the main bedroom’s previously pokey en suite and wardrobe have been expanded, adorned with custom cabinetry and illuminated via a generous skylight.
At the rear of the house, we reimagined the floor plan to establish shared spaces suited to the family’s lifestyle. Flanked by the dining and living rooms, the kitchen has been reoriented into a more efficient layout and features custom cabinetry that uses every available inch. In the dining room, the Swiss Army Knife of utility cabinets unfolds to reveal a laundry, more custom cabinetry, and a craft station with a retractable desk. Beautiful materiality throughout infuses the home with warmth and personality, featuring Blackbutt timber flooring and cabinetry, and selective pops of green and pink tones.
The house now works hard in a thermal sense too. Insulation and glazing were updated to best practice standard, and we’ve introduced several temperature control tools. Hydronic heating installed throughout the house is complemented by an evaporative cooling system and operable skylight.
The result is a lush, tactile home that increases the effectiveness of every existing inch to enhance daily life for our clients, proving that good design doesn’t need to add space to add value.
Designs by BSBThis modest kitchen renovation in Lilburn, GA including removing a short peninsula and transforming the space to allow for an island. This greatly improved not only the flow of traffic but also the function of work zones. There was an awkward deep corner with a hutch display that yielded to unfunctional counter space and poor storage. This area was redesigned to be the wall ovens & refrigerator thus allowing more counter space where it was needed -- by the cooktop.
The shallow island features a Zebrawood Island Top with a mineral oil finish, practical and beautiful for food prep! The backside has a soft elliptical arch to increase the top size and allow for a stool for long prep or quick snacks.
The unique monochromatic mosaic backsplash by SOHO Tile creates a beautiful backdrop that compliments with the leathered Fantasy Brown Quartzite counter tops.
ForeverLawn, Inc.The owners of this incredible home in Lake Sammamish, Washington, had been discouraged by the work done by a previous artificial turf company at their home—a low quality product was installed poorly and therefore didn’t function as it should. Their faith in the artificial turf industry was restored when ForeverLawn Bellevue stepped in to remove and correct the issues that the previous company had created. Built in 2000, this center hall colonial in Fairfax Station, Virginia had a kitchen that was neither functional nor aesthetically pleasing.
First, the floor plan was poorly rationalized. The work triangle was inefficient, a large pantry took up too much floor space, and a series of railings between the kitchen and family room obstructed traffic flow.
Aesthetically, the space was dated. Dutch cabinetry, floral wallpaper and a faux Victorian chandelier all cried for an update. Additionally, the homeowners wanted to incorporate high-end appliances and other amenities like a wine cooler and steam cooker.
Overall, the owners were seeking to replace worn out-of-style kitchen with a substantially upgraded “open” facility that combines traditional and contemporary features configured to support multiple social and culinary needs.
Working with Michael Nash Design, Build & Homes, they decided to implement a series of strategic revisions that would support their new use goals.
First, they removed an obstructive bearing wall between the existing kitchen and mudroom, creating a recessed niche for a new 48” gas range with custom hood. An unused desk taken out provided a spot for the new 48” two-drawer refrigerator/freezer.
A custom-designed L-shaped granite-surfaced island with bar sink, icemaker and mini-drawer refrigerator takes center stage in the space and offers seating for six. Now the chef can entertain guests while preparing the meal.
From an aesthetic point of view, the interior features are nothing less than stunning. Softly painted walls, decorative ceramic tile backsplashes and granite surfaces combine with custom made cabinets to create an elegant space. Antiqued soft-opaque cabinet facings, wood panel refrigerator door inserts, glass-facing display cabinets and a custom mantle range hood are true works of craftsmanship. Fine detail is expressed with flutes and corbels. Beauty is truly in the details of this award-winning kitchen.
Nicole Arnold InteriorsThis home’s kitchen was dated, small and poorly laid out, leaving its avid cook frustrated and eager to realize new possibilities. We eliminated a rarely used exterior side patio and moved the exterior wall and roofline out to gain additional square footage, tons of functional storage, a large island and a quaint sitting area. Skylights were added to bring in natural light. This new layout is now perfect for entertaining lots of friends as well as intimate fireside chats.

“They had an understanding of the right design for the space almost from the instant they walked in the room”, says Sharon Scott of the design team of Nicole Ryan at Todd Jurs at Advance Design Studio. “They were the only designers who laid out ideas in the first meeting at the house that we really loved”, she says. “It was obvious that they understood the house, and understood us - and from then on the decision to hire them literally made itself”.
The original kitchen had a dividing “wall” of cabinetry…that made the rather large space seem very small, and cut off the kitchen from the eating area that has a beautiful garden view completely hidden from the main kitchen. Circulation was poor, leaving family members on top of one another when entertaining family and friends.
The new kitchen design nearly doubles the kitchen size within the original space; opening it up completely and enjoying an expansive island containing a new Kohler Whitehaven Smart Divide farm sink, a dishwasher, and pull out double trash receptacle. The great new gathering space accommodates four pull out stools beckoning grandchildren and friends alike. Removing the range from the island and relocating it to create a dramatic “feature” wall, completely out of the way of guests; it is now crowned with a beautiful completely customized wood hood designed to ventilate much more efficiently than the original island range containing a limited downdraft system.
The much more efficient use of the space after removing a pantry closet made way for a fully functional “tall wall” housing a double oven and refrigerator, out of the way of guests. Removing the restrictive cabinetry wall now allowed for an expansive floor to ceiling pantry cabinet with full extension pull out shelving, and an elegant display area complete with a beautiful furniture detailed buffet.
Fitting perfectly into the farmhouse charm of the old estate, Medallion Silver Lancaster cabinetry was chosen in a soft white Maple Divinity paint finish lining the perimeter. The stunning island hints to this old home’s past with Medallion Gold’s Maple Devonshire style graced with a Carriage Black Heirloom painted finish. The rubbed off black paint finish reveals the soft wood tones beneath, mimicking furniture you’d see in your grandmother’s home that has lovingly been polished for years to reveal a soft, subtly rubbed-off sheen.
Counter tops reverse contrast with perimeter tops of black “Raven” granite possessing a subtle honed finish, and a shift to Quartz Difinity Viareggio - resembling white Carrera marble on the island. A simple herringbone detail completes the decorative range wall, and subtle porcelain subway tiles grace the backsplash throughout.
The design is finished off with crisp Thermador and Bosch stainless steel appliances, and bright brushed cup pull and handle combination hardware. A pull down Kohler Bellaria faucet makes cleanup a breeze, and soft under-cabinet LED lighting throughout makes every work surface shine softly, and highlights the cabinetry display area with grace.
One special detail was created to make the dramatic ceiling transition to a vaulted area above the breakfast nook extra special. A tongue and groove solid wood ceiling was hung above, and a subtle greenish-grey distressed paint finish was hand developed on site by the talented crew, complementing the new kitchen with a completely unique surface that appears as if it’s been there for many, many years. It’s just one standout feature in the amazing new space that is sure to be in every conversation as newcomers enjoy the newest best hangout in this old home renewed!
After 30 years of renovating homes, this now content homeowner sips a cup of tea enjoying her new garden view, and reminisces projects of past – and lastly reports their experience with Advance Design Studio culminating with their amazing new kitchen to be the most enjoyable and satisfying home experience yet.
