Designed By: Richard Bustos Photos By: Chad Mellon It is practically unheard of in interior design—that, in a matter of four hours, the majority of furnishings, accessories, lighting and artwork could be selected for an entire 5,000-square-foot home. But that was exactly the story for Cantoni designer Richard Bustos and his clients, Karen and Mike Moran. The couple, who had purchased and were in the midst of gutting a home on the water in Newport Beach, California, knew what they wanted. Combined with Richard’s design assistance, it was a match made for swift decision-making and the resulting beautifully neutral, modern space. “We went into Cantoni in Irvine and fell in love with it—it was everything we liked,” Karen says. “Richard had the same vision we did, and we told him what we wanted, and he would direct us. He was on the same level.” Even more surprising: they selected the furnishings before the home’s bones were even complete. They had wanted a more contemporary vibe to capitalize on the expansive bay views and were in the midst of ripping out low ceilings and outdated spaces. “We wanted modern warmth,” Karen says. “Cantoni furniture was the perfect fit.” After their initial meeting, Richard met with the couple several times to take measurements and ensure pieces would fit. And they did—with elegant cohesion. In the living room, they leaned heavily on the Fashion Affair collection by Malerba, which is exclusive to Cantoni in the U.S. He flanked the Fashion Affair sofa in ivory leather with the Fashion Affair club chairs in taupe leather and the ivory Viera area rug to create a sumptuous textural mix. In the center, he placed the brown-glossed Fashion Affair low cocktail table and Fashion Affair occasional table for ease of entertaining and conversation. A punch of glamour came by way of a set of Ravi table lamps in gold-glazed porcelain set on special-ordered Fashion Affair side tables. The Harmony floor sculpture in black stone and capiz shell was brought in for added interest. “Because of the grand scale of the living room—with high ceilings and numerous windows overlooking the water—the pieces in the space had to have more substance,” Richard says. “They are heavier-scaled than traditional modern furnishings, and in neutral tones to allow the architectural elements, such as a glass staircase and elevator, to be the main focal point.” The trio settled on the Fashion Affair extension table in brown gloss with a bronze metal arc base in the formal dining area, and flanked it with eight Arcadia high-back chairs. “We like to have Sunday dinners with our large family, and now we finally have a big dining-room table,” Karen says. The master bedroom also affords bay views, and they again leaned heavily on neutral tones with the M Place California-king bed with chrome accents, the M Place nightstand with M Place table lamps, the M Place bench, Natuzzi’s Anteprima chair and a Scoop accent table. “They were fun, happy, cool people to work with,” Richard says. One of the couple’s favorite spaces—the family room—features a remote-controlled, drop-down projection screen. For comfortable viewing, Richard paired the Milano sectional (with a power recliner) with the Sushi round cocktail table, the Lambrea accent table, and a Ravi table lamp in a gold metallic snakeskin pattern. “Richard was wonderful, was on top of it, and was a great asset to our team,” Karen says. Mike agrees. “Richard was a dedicated professional,” he says. “He spent hours walking us through Cantoni making suggestions, measuring, and offering advice on what would and wouldn’t work. Cantoni furniture was a natural fit.”

CONTACT These home owners initially contacted their Designer to identify the reason that the floor in their upstairs bedroom suffered from a noticeable slant. The floor problem actually impacted a small bathroom and adjoining study also. Early on, the decision was made to re-design the footprint for the 3 rooms in conjunction with repairing the uneven floor. The approach was to gut all three spaces of walls and floors and start from scratch. The new spaces were designed with the clients needs for accessibility in mind. DESIGN The design effort included identifying the products to be used throughout the spaces. This included everything from the flooring to the wall paint. Kohler plumbing fixtures and Adelphi cabinetry were decided on first. A radiant heat grid was included for the bathroom floor. Lighting, paint and tile soon followed. Wood flooring was installed throughout the adjoining spaces. The master bedroom was redesigned to allow for entry from the study or the master bath via pocket doors. The study was given an access to the master bath also. The hardwood flooring ties the bedroom and study together and gives each room a very spacious feel. The original master bedroom was changed to incorporate a large walk-in closet that features custom storage throughout. The study that also doubles as the IT center for the home was updated with custom book cases and cabinetry from Adelphi Cabinets. When discussing the reapportioning of the entire space for the individual rooms the bathroom was given priority. The previous small bathroom did not include a window for natural light. The new design corrected that in a big way by incorporating an existing bedroom window into the new space. The decision was made early on to allow for the inclusion of a large shower with full granite walls and custom plate glass surround. The shower system includes both fixed and hand held shower heads. A thermostatic control system was included to eliminate scalding. A large bench seat of matching granite allows for relaxing while getting squeaky clean. A separate air massage tub from Kohler centered under the new windows allows for a relaxed moment while being caressed by all those tiny bubbles. His and her side by side vanity sinks allows for efficient use of the space. The Caxton sinks and coordinated toilet were selected to match the color of the tub and do so beautifully! CONSTRUCTION We started the project not knowing what we were going to find. The slanting floor upstairs was not evident in the ceiling of the first floor Once the demolition had been completed it was evident that the floor joists were at the heart of the problem. The home had been framed with floor joists that had been strung together to increase their length. Over time and with the house settling, the strung together joists started to droop from their connection point. This was concealed on the first floor by a large HVAC duct running through the garage. This was corrected by the addition of two laminated beams in the ceiling of the first floor (luckily in the garage) that re-supported the offending joists. THE END The project was a huge success in terms of problem solving and designing with budget and time frame in mind. The overall impact of the new space is impressive both visually and from a practicality point of view. The new master suite with upscale bathroom and study adds significant value to the home and the home owners quality of life!

This Mid-Century home had been updated except for the kitchen and master bath. After a few years of being empty nesters, and with the neighborhood turning over drastically to infill property in the millions, this couple decided the time was right to update the last remaining rooms. Starting in the Kitchen Taking a dark, u-shaped kitchen out of the past and updating it for the future, was a dream come true for this family. They knew what they wanted in order to entertain their large extended family, which included their three kids; plus, his family, consisting of nine children, spouses, and now grandchildren. Requirements of an open space to hang out and help out, a banquet for food presentation without obstruction, bright and clean, easy storage, a place for her mother’s china decanters, and an instant hot for tea were all part of the “must haves” for this kitchen. We also needed to work around the homeowners’ existing appliances since many of them were practically new. Vaulted ceilings, lots of high windows, and large openings to other spaces in the house, were challenges that only a galley style kitchen could address. Blending and lacing the hardwood floor with new flooring required both the new and existing to be sanded down and refinished. This provided a coherent look to the entire first floor of this home. Matching casings, baseboards and base shoe helped to make the updates look fresh, but original to the house. In the kitchen, choosing the sandstone slate finish on our Wellborn Maple select series cabinets kept the space soft; but really opened it, making the space lighter and brighter. The Harmony style door choice blended with the décor in the rest of the house, while also giving straight clean lines the homeowner desired. Grounding the row of cabinets with their refrigerator and a pantry cabinet, gave symmetry to this side of the kitchen. On the opposite side, a built-in pantry cabinet mirrors the refrigerator. A row of drawer cabinets expanded the storage and banquet space, to lay out food for entertaining. Also added were some much-needed wall cabinets with glass inserts to mirror the windows and keep the space open. This also allowed the taller canister to be displayed and admired. A few smaller shelves were added above the window space, to house the smaller canisters so loved by the homeowner. An artist by trade, this homeowner added two narrow cabinets to the side of the pantry and the side of the refrigerator panel to house and create easy access to the various spices her husband loves to use while cooking. She painted them to blend with Wellborn’s Sandstone finish. The Caesarstone countertop with a 3cm eased edge in London Gray has a small pattern that is subtle and interesting. Cutting down the Caesarstone to 2 cm and carrying the same London Gray pattern up the backsplash area, lended to the clean lines and easy cleaning this homeowner requested. Choosing chrome plumbing fixtures from Moen’s Brantford line is timeless choice. Chrome is always popular and yet in today’s market, also very trendy. The Brantford faucet has a pull-down spray and one side handle, leaving space for the all-important request of a Transcape hot water dispenser, also in chrome. Scraping away the past included smoothing out the popcorn ceiling. Adding LED slope cans to the vaulted ceilings provided the necessary task lighting to elevate these homeowners’ joy of cooking. Removing the dated “popcorn look” enhanced the clean and spacious feel created by the architecture of the ceiling. Adding Top Knob chrome hardware was the final element that tied the kitchen all together. Master Bathroom The original dated Master Bathroom had dark cabinets, a huge Jacuzzi tub and a small shower stall that provided barely enough room for even a child to shower. Removing the Jacuzzi tub that was never used, opened this floor plan to a grand shower that is comfortable and spacious. For easy cleaning, these homeowners opted for a panel system in their shower. Onyx shower walls with a shower seat and recess wide shower caddy were installed in place of the old Jacuzzi style tub. The large panels were quite a challenge for our team, with an eight foot door and vaulted ceilings; but they were determined not to have a seam. These seamless panels are beautiful and very easy to clean. Keeping with the original floor plan, a double sink vanity from Wellborn’s select line with the Harmony door style in a pebble finish was installed. New Kohler Caxton under mount sinks were installed, along with the Moen Kinsley 8” wide spread faucets in chrome. Matching Kingsley 18” grab bars were added to the shower area, along with the Kohler Brantford fixed shower head and handheld slide bar. The countertop was a beautiful Caesarstone in Frosty Carrina with an eased edge and 4” back and side splash. Matching Kinsley towel hooks were added, along with mirrors the homeowner purchased and we installed for her. Top Knobs chrome cabinet hardware finished the look along with a beautiful tile floor AO Mira 1224-S Silver Maple laid in a broken joint pattern. Matching marble sills were added on top of the knee walls and threshold in the doorway. A 3/8” frameless custom shower door with fixed panels surrounded the shower creating an open airy feel to the space. Not shown: Kohler’s Wellworth highline toilet with a slow-close seat replaces the original toilet. The original shower stall became a space used to house a stackable washer and dryer, a top a safety pan and drain to slop sink in the basement. There was even enough room for small shelving to provide storage for laundry essentials. Adding a louver door keeps the laundry area behind the scene and opens the master area to multiple tasks needed. Master Bedroom Fireplace This homeowner really missed a bedroom fireplace they had in a previous home. Since we were going to be working on their master bathroom anyway; was there a way to create a fireplace without making it feel too odd in their large bedroom area? They had purchased a ventless gas fireplace and they had their original television as well. Challenged by windows, a vaulted ceiling and the natural light streaming from the back window; this divided wall was created, keeping the lighting from the other side of the room and providing a dressing area opposite the fireplace. This was a perfect idea since the closets are now in the dressing area and the creative wall houses the fireplace and TV for cold winter nights of snuggling to a movie. Better yet, the fireplace and TV are all on remote control!

Committing to a kosher kitchen is quite a daunting undertaking and when you are also taking on a complete remodel, it can be overwhelming. It does not, however, have to be insurmountable. There are many resources to help guide you through the experience. Check out the internet and magazines to guide you. Once you have done the initial research, contact your Rabi with questions and for clarification on a kosher kitchen. Kosher requirements can vary differently between Orthodox, Conservatism, Ultra Orthodox and Reform Judaism. Your Rabi most likely will have a list of rules and guidelines. Also, hire a professional kitchen designer. They will not only be able to design the needs of a kosher kitchen but also make it personal to your needs and beautiful too. If the space and the budget allow, two distinct kitchens within one space is a possibility. A kosher kitchen requires stringent separation of meat and dairy items. Depending on the sect of Judaism you practice ------ Storage: The Storage areas need space for two sets of dishes, pots and pans, flatware, cups and utensils. You can combine the storage areas as long as there is a separation and that you do not mix service ware. A good recommendation is to color code your plates, flatware, table linen, pots. For example, red plates, gold-colored flatware, copper pots for meat items while dairy items have white plates, stainless flatware, stainless pots. You may want to label each area so when you have your new sister-in-law help in the kitchen; everything stays in the correct place. Appliances: When selecting appliances look for the STAR-K logo. This will help you determine to what extent an appliance is Kosher. Some ovens will have Sabbath modes where they will turn on automatically at a predetermined time. Once the oven is open, the oven turns off. Some refrigerators also have Sabbath modes where the ice maker turns off on the Sabbath and back on the following day. One refrigerator is usually sufficient provided all foods stay on the proper container in the proper section of the refrigerator. Having an immaculately clean refrigerator is a must if this is the case. You do not want spills from one food source contaminating food from the other. If you decide on two refrigerators, one can be full size while the other is smaller. A good kitchen designer can help assess your family’s needs to determine which is best for you. Dishwashers cannot be Kosher in most cases. You either need two dishwashers, separate compartment dishwashers as in dishwasher drawers or wash by hand. Look at Fisher Pikel or Kitchen Aid for dishwasher drawers. Each drawer is on separate controls. You can dedicate the top drawer for dairy while the bottom drawer is for meat service ware. If you have space and decide to have two dishwashers, you can get two 24” wide dishwashers. Another option is to have one full size dishwasher and supplement it with a small 18” wide dishwasher. Miele makes an 18” wide dishwasher that is super quiet and cleans dishes very well. You may also opt for a single dishwasher drawer in addition to a full sized dishwasher. A single Microwave oven can be used for milk and meat provided that a complete cover is used around the food. You will also need separate plastic plate’s places on the bottom or glass turn table. Keeping the unit clean is very important. Counter tops: Counter tops may or may not be able to be koshered depending on your sect. Simply having sets of trivets for dairy, meat and pareve (not meat or dairy) will provide adequate separation of foods. Sinks: If you can’t have two separate sinks, include three separate tubs to be places in the sink. Color code the tubs for meat, dairy and pareve. If you have one sink or a single divided sink, you will need to be cautious about splashing, to keep the meat and dairy particulates apart. You will also need space for separate dish cloths or sponges and dish towels. Again, color coding is extremely helpful and highly suggested. This bathroom was designed for two professionals who dedicate themselves to the health and wellness of others. The objective of the project was to be able to practice for themselves, what they preach to their patients. The original 90” x 162” primary bathroom had so many pain points (would you to look at a toilet when taking a relaxing bath?), that it should have been an easy task to meet their needs and desires, but it was anything but due to structural issues with the home. Several design layouts were considered before it was concluded that the only approach to check the ‘needs’ boxes was to flip the primary fixtures in the room from one end of this long, narrow bathroom to the other and incorporating a wet room. The needs list included a soaking tub, a spacious shower that accommodated dual showering on business workday morning, more counter space, a bidet toilet, more storage, better lighting, better heat and humidity control, a soothing color pallet and privacy from the neighbors. An air jet soaking tub (motor concealed in the nearby vented base cabinet) under a new window with privacy glass on the bottom and a clear glass awning window on top checked two boxes. The center drain for the bathing features provides space for two people to shower simultaneously while highlighting the soothing color pallet from every view point in the room. The integrated bidet toilet is an affordable luxury that delivers health and wellness multiples times in a day. The expanded vanity optimized storage while providing more, clutter free countertop space. Utilizing a variety of lighting types, with dimmers, provides the right illumination for every bathroom activity. Lastly, the in-floor heat, toe-kick heater and relocated bathroom exhaust fan over the shower help maintain a consistently comfortable temperature and humidity level in this bathroom transformation.
