The Rancho Estate provides a level of luxury that sets it apart from any residence in Los Angeles, breaking the record for the most expensive home ever sold in the Encino area. The Eden Group worked with the client to achieve all their development goals by providing integrated design and engineering services which developed concurrently achieving project milestones while staying within the construction budget. Our residential design team used modern aesthetics which entailed of design elements tailored to provide spacious and unparalleled views of the San Fernando Valley. Attracting a dream buyer is the most important aspect in the eyes of any real estate developer and that is why we chose two words to describe the amenities we incorporated into the design: Vast & Spectacular. The estate allows you to swim with infinite views, get your work out on at the indoor gym, shoot hoops with your friends in the indoor basketball court, go for a round of bowling with your child, chomp on popcorn in your theater, get a massage after the steam room at your private spa, putt a couple hole-in-ones, and if you get bored you can always choose to go for a ride from the collection inside your 16-car garage. Majestic high ceilings mixed wide span openings created a challenge for our engineers given the strict rules in the Baseline Hillside Ordinance and the California Building Code. Our structural engineers prepared innovative design plans which entailed of 150 deep pile foundations mixed with steel and laminated timber framing members. We also used permanent shoring techniques to reduce construction cost by eliminating the need for temporary shoring plans for both the structure foundation and on-site retaining walls. Given that California has some of the strictest stormwater management requirements and the total amount of non-permeable areas on this project, the client was required to construct a 35,000-gallon rain harvesting tank per the Low Impact Development Plan Best Management Practice (BMP’s) standards. Our specialized drainage design team captured all on-site stormwater through trench drains, area drains, and downspouts which routed water to a mechanical sump pump that connected to the storage tank for irrigation use later. Innovative design engineering techniques used on this project allowed for increased safety and sustainability making the Rancho Estate a masterpiece of contemporary construction.

These clients really enjoy their backyard space, with gardening and spending time with friends and family. They also practice yoga, and craved to have a space that could be their own personal yoga studio. The only problem they had in this space was a storage shed that wasn’t functional for them. With their wants and needs, the homeowners came to us because they wanted a functioning space to practice their love of yoga. This shed accomplishes that needs. We installed double hung Richlin Windows and a Marvin Integrity sliding patio door, all in a Bronze finish. Cedar corbels and beams, tongue and groove floor planks on their 3’ porch, a cedar trellis to replicate existing pergola, exposed trusses, cedar tongue and groove siding, and a stacked seam steel roof add to the charm of this shed. We built a striking new pergola with a graphic steel-patterned roof to make a covered seating area. Along with creating shade, the roof casts a movie reel of shade patterns throughout the day.

A sumptuous palette of yellow and purple plants graces the slope. It’s a lush and biodiverse selection of California natives and the spirited expanse of flowers and foliage grounds the new house into the surrounding hillside. Aromatic native Sages, Monkey Flower and Yarrow play off the rich green of Coyote Bush while native Blonde Ambition Blue Grama grass brushes the magenta pom-pom flowers of Pink Melaleuca tree. The tight purple flowers of California Lilac complement the open faced California Sunflower. A Coast Live Oak was planted to stand sentry over all. Plants are all hardy and highly drought tolerant. The Kurapia groundcover lawn is verdant but, once established, hardly needs watering. The constant buzzing and bird warbling create a soothing natural soundtrack.

For finishing touches, the very talented Home Owner, chose Elegant hardware as seen in this images, such as brushed gold handles and knobs which add a great deal of sophisticated finish. Overall, this contemporary yet classical kosher kitchen in Great Neck represents a perfect blend of modern functionality and timeless elegance, designed to be both beautiful and practical.

This project was do in collaboration with my friends at Sweetwater Collaborative. Sweetwater Collaborative is a non-profit organization that work to educate the public about water wise and regenerative landscape practices. Funded by the City of Santa Barbara as well as several other business and agency Sweetwater Collaborative and I worked to installed this project with the help of volunteers. In a hands-on work shop we explained principles of water wise gardening and demonstrated best practices when installing sustainable landscapes. When the owner of this property decided to build an ADU ( Auxiliary Dwelling Unit) in their back yard they expanded the roof line of their property. In order to be in compliance with new California building the project required that a portion of the rain water coming onto this property must be stored on the property. That is where we came into help. Directing down spouts into basins, or swales in the soil is one of the most efficient and cost-effective way to capture and store rain water on a piece of land. Calculations were done to determine the volume of water coming of the roof line in a given rain event from the ADU. The calculations go: square footage of roofline times .62 times 1, for 1” of rain. That total gives you the amount of water in gallons. Then divide the number in gallons by 7.48 find the cubic feet in that number of gallons. Then a basin with that holding capacity was designed into the landscape. Then the plantings were chosen. In this project we went with an 100% California Native Plant palette. We did this to help educate people about all the benefits of growing natives and to show case some of the beautiful plants native to Southern California. Sothern California is how to some of the greatest biodiversity of plants in the world. Native Plants are best adapted to thrive conditions from which they are natively found plus they help provide forage to the native fauna such as birds and insects. Now the tenants in the ADU can look out and enjoy this colorful garden without the home owners needing to pay a huge water bill.
