This Park Avenue apartment is designed to feel fresh, updated, lively, and important. Much importance was given to lighting and finish materials to provide a well illuminated but neutral clean background for the furniture and art to take precedence. This was a contemporary 350 square foot addition to and complete renovation of an existing mid 20's beach cottage located on a double lot in the Harbor area of Santa Cruz. After a complete redesign and demolition 'down to the studs', this iconic seaside home was rebuilt from the inside out with top of the line materials and expert attention to every detail.
The Design and Remodeling work was preceded by our land use analysis with the Santa Cruz County Planning and Building Departments. Although this large lot could have accommodated two separate new homes, our client was intent upon preserving the charming early century look and lot positioning of the existing ninety year old home. In addition, she was in favor of preserving the large old Monterey Cypress tree located at the front corner of the lot. A consulting Arborist was brought in to support and judiciously trim the major branches in a successful effort to improve the health and stability of the heritage tree.

My clients had always been inspired by the grand Tudor Revival homes of the early 20th century and commissioned Hull Historical to recreate the authentic custom millwork, paneling and doors for their new Tudor Revival home. Our inspiration came from 2 great English homes, Stan Hywett, a great Tudor Revival home in Ohio, built for the founder of Goodyear Tires. Also, the Woodbine Mansion, built in 1911 for the son of the Pabst Brewing Company. We were fortunate to purchase three rooms of architectural millwork from the woodbine home, which was originally fabricated by the Huber Company of New York. Upon completion of this project, the architectural salvage comprised 15% of the final quantity of paneling installed. The remainder was custom fabricated by Hull Historical at our shop in Fort Worth, TX and installed at the clients home.
The commission, based on historic precedent, constituted antique paneling on the main floor, beamed ceilings and all the doors in the home. The new paneling, including the kitchen cabinetry is made from a combination of new quarter-sawn white oak and antique white oak salvaged from old barns and buildings. All the oak was fumed in an ammonia-filled chamber to produce a cocoa color and deep feel giving the millwork rough character and a timeless look that my client loved.
The millwork also served to give the home a hierarchy, with simple paneling combined with board and batten doors downstairs, then more ornate paneling, with carvings on the main floor. Additionally, the main floor features mostly 8 and 10 panel doors. All woodwork was hand-pegged with oak pegs. Some of the paneling features a unique Mason’s Miter, a historic joinery technique inspired from stone work.

In this recent kitchen design and renovation project, these long time clients came to me originally, several years ago to start discussing the design of their kitchen. At that time, the kitchen in this 1800’s home included a kitchen that had been poorly remodeled in the 1980’s, so the kitchen had already lost most of it’s original charm. I created a design plan creating a beautiful large kitchen expanding the space into the adjacent rooms. My clients loved this design plan, but other home issues took precedence, so after a few additional years, my clients were now ready to start their kitchen project.
Their overall goals for the property did change since we first looked at this project, my clients decided that they did not want to enlarge or expand the small kitchen by opening it up to the adjacent rooms. So, I went back to the drawing board to create a kitchen in the existing kitchen space that fulfilled their new goals and created a beautiful functional space within the existing kitchen space. This new design, like my former design, honored this home’s traditional architecture, but added a light, fresh feel to the space using updated colors and material selections. This design consisted of additional storage and cabinetry, additional countertop space, and a small space to sit. We added new cabinetry, appliances, electrical, plumbing, beautiful quartz countertops, glass backsplash tile, traditional lighting fixtures, and finished everything off using beautiful classic hardware elements.
My clients are now in love with this new renovated kitchen space. It contains many of the elements of a much larger kitchen, and melds beautifully with the rest of the house which we have also designed renovated over the last few years. Finally my client’s get to enjoy their new kitchen space as much as they enjoy the rest of this beautiful home!

Neutral colors with a hint of ebony take precedence in the living room, while the outdoor seating area has rattan and rope chairs for a bit of global flair. We dressed the primary bedroom in white bedding with black velvet euro shams and animal-inspired fabrics for a fun touch. The redesign of this 1920’s duplex included both an exterior historic renovation and interior alterations in keeping with the significant value of the building’s original features. The existing tile roof was removed, and replaced allowing the structure to exist for another 100 years, while features that had been lost over time, such as the front stoop entry cover, were replaced after historic precedent research at a local level, with small additions such as a gas lantern. This sensitivity to the value of the existing building was carried through to the interior where respect to original architectural details was married with a fresh approach to material finishes.

A beautful soaker tub separated from the main bathroom space. This tub really gives you the feeling of oasis. A unique light fixture sits over head accompanied by the continued asian precedents.
