Inspiration for a mid-sized 1960s vinyl floor and gray floor great room remodel in Minneapolis with gray walls

Homeowner and GB General Contractors Inc had a long-standing relationship, this project was the 3rd time that the Owners’ and Contractor had worked together on remodeling or build. Owners’ wanted to do a small remodel on their 1970's brick home in preparation for their upcoming retirement. In the beginning "the idea" was to make a few changes, the final result, however, turned to a complete demo (down to studs) of the existing 2500 sf including the addition of an enclosed patio and oversized 2 car garage. Contractor and Owners’ worked seamlessly together to create a home that can be enjoyed and cherished by the family for years to come. The Owners’ dreams of a modern farmhouse with "old world styles" by incorporating repurposed wood, doors, and other material from a barn that was on the property. The transforming was stunning, from dark and dated to a bright, spacious, and functional. The entire project is a perfect example of close communication between Owners and Contractors.

This traditional style kitchen is not shy on modern features. The iridescent glazed tile backsplash is a dramatic backdrop for an efficient induction cooktop. The raised island countertop discretely hides the preparation space at the sink.

The owners of this 1941 cottage, located in the bucolic village of Annisquam, wanted to modernize the home without sacrificing its earthy wood and stone feel. Recognizing that the house had “good bones” and loads of charm, SV Design proposed exterior and interior modifications to improve functionality, and bring the home in line with the owners’ lifestyle. The design vision that evolved was a balance of modern and traditional – a study in contrasts. Prior to renovation, the dining and breakfast rooms were cut off from one another as well as from the kitchen’s preparation area. SV's architectural team developed a plan to rebuild a new kitchen/dining area within the same footprint. Now the space extends from the dining room, through the spacious and light-filled kitchen with eat-in nook, out to a peaceful and secluded patio. Interior renovations also included a new stair and balustrade at the entry; a new bathroom, office, and closet for the master suite; and renovations to bathrooms and the family room. The interior color palette was lightened and refreshed throughout. Working in close collaboration with the homeowners, new lighting and plumbing fixtures were selected to add modern accents to the home's traditional charm.

The project didn’t call for any structural or space planning changes but the makeover still had a massive impact on their home. The homeowners wanted to change their dated 1990’s brown speckled granite and light maple kitchen. They liked the welcoming feeling they got from the wood and warm tones in their current kitchen, but this style clashed with their vision of a deVOL type kitchen, a London-based furniture company. Their inspiration came from the country homes of the UK that mix the warmth of traditional detail with clean lines and modern updates. To create their vision, we started with all new framed cabinets with a modified overlay painted in beautiful, understated colors. Our clients were adamant about “no white cabinets.” Instead we used an oyster color for the perimeter and a custom color match to a specific shade of green chosen by the homeowner. The use of a simple color pallet reduces the visual noise and allows the space to feel open and welcoming. We also painted the trim above the cabinets the same color to make the cabinets look taller. The room trim was painted a bright clean white to match the ceiling. In true English fashion our clients are not coffee drinkers, but they LOVE tea. We created a tea station for them where they can prepare and serve tea. We added plenty of glass to showcase their tea mugs and adapted the cabinetry below to accommodate storage for their tea items. Function is also key for the English kitchen and the homeowners. They requested a deep farmhouse sink and a cabinet devoted to their heavy mixer because they bake a lot. We then got rid of the stovetop on the island and wall oven and replaced both of them with a range located against the far wall. This gives them plenty of space on the island to roll out dough and prepare any number of baked goods. We then removed the bifold pantry doors and created custom built-ins with plenty of usable storage for all their cooking and baking needs. The client wanted a big change to the dining room but still wanted to use their own furniture and rug. We installed a toile-like wallpaper on the top half of the room and supported it with white wainscot paneling. We also changed out the light fixture, showing us once again that small changes can have a big impact. As the final touch, we also re-did the powder room to be in line with the rest of the first floor. We had the new vanity painted in the same oyster color as the kitchen cabinets and then covered the walls in a whimsical patterned wallpaper. Alloy co-owner Zach Snider had a tiny second floor on his house. Being an expert builder, he thought he would just take that second floor right off and build a new one. And that he did, along with pushing the kitchen out to where the screened porch was, building a sauna, and re-thinking every other room in the house. The footprint of the house is the same, and it still fits in with the character of the neighborhood, even though Zach doubled the square footage. The house now has room for his two little kids to grow and to find their own space without everyone bumping into each other. And if that doesn’t work, you’ll probably find their parents down in the sauna.

Entertaining doesn’t always happen on the main floor and in this project, the basement was dedicated towards creating a comfortable family room and hang out spot for guests. The wet bar is the perfect spot for preparing drinks for movie or gossip night with friends. With low ceilings and a long window above, we had to get creative with our storage design. The tall far left cabinet houses more glass ware while lower additional drawers house bar ware. Introducing the bar sink in the far right corner offered a long run of prep counter space along the middle section of the wall span. This asymmetrical design is modern and very practical. Busy family living with small children requires a watchful eye. The open floor plan from the Great Room into the casual Dining and Kitchen areas compliment the functionality for adults and kids whether relaxing, dining or preparing the next meal. Modern light fixtures in brushed gold tie in with the cabinet and door hardware. The light/dark design theme is seen in the warm tones from the wooden table, flooring, leather bar stools and butcher block island to balance the white cabinetry, quartz countertops and subway tile backsplash.

As with many homes, this custom home needed to be very kitchen-centric to best serve the family. Meticulously prepared vegetarian Indian cuisine, often served at large family celebrations, called for a meticulously executed kitchen to serve as a backdrop for a very colorful family life. Our clients requested a classic “white-kitchen”… how many times have we had this request! Our intention was to come up with a design that exceeded their expectation for a typical white kitchen.
