Wine Cellar Construction: Proper wine cellar construction is vital to assuring the health of your wine. An ideal environment for your wine cellar must be constructed according to certain specifications which address the insulation, vapor barrier, mold resistant wall board and the exterior grade door. This will guarantee that your wine cellar cooling will be able to provide the proper temperature. Having a wine cellar humidifier installed will keep the proper humidity levels and prevent possible moisture damage to areas adjacent to the wine cellar. Vanco Construction knows your local building codes and will be able to have all your concerns addressed before the construction process begins. Give us a call at (973) 994-0616 to discuss.

I was contacted about a Georgian property in the Kent village of Leeds , to see if I could do anything to improve a Travertine tiled floor. The use of Travertine was extensive and had been installed throughout the ground floor including the kitchen, dining room, utility and bathroom WC. Travertine is probably my favourite stone, but it is acid sensitive and attracts dirt easily, due to its ‘holey’ composition.
Initially we discussed the floor over the phone where I got to know about the issues they were experiencing, and I detailed the renovation process I normally use to restore it including the products and timelines. Naturally they wanted to me to provide a quote for the work however its tricky to do that accurately without seeing the floor, so I arranged a date to pop over.
Upon arriving I could see the tiles and the wide grout joints had extensive, ingrained dirt indicating the previous sealer had long since worn away. This is a common issue with stone floors, and to re-assure myself and the client it could be resolved I cleaned a small area in the utility room with pleasing results!
This test clean helped me to understand which products and methods would work best on the floor and later that day I emailed over a detailed quote for the renovation. Happy with the quote I received a reply the same day asking when I could start.
My colleague and I arrived on the agreed date and work started with adding protection to all areas that required it. We use a lot of water during the cleaning process and some materials such as MDF can become damaged with water ingress, so it makes sense to do this.
To get the floor clean, a coarse Carbide Brush fitted to a rotary machine was run over the Travertine tiles to scrub in a strong solution of Tile Doctor Pro-Clean. This process generates a lot of slurry as the dirt was washed out of the stone and grout which is extracted with a wet vacuum as we progressed.
Next it was on hands and knees with more Tile Doctor Pro-Clean and handheld brushes run over stubborn areas and along the grout lines to take them from 80% up to 100%.
Happy with the results, the next step was to renovate the stone using a series of diamond encrusted burnishing pads. Using only water for lubrication this process starts with the application of a coarse 400-grit burnishing pad attached to the floor buffer. This produces a lot of slurry which again was removed with a wet vacuum.
This left the Travertine clean, but the pores of the stone had been opened giving the floor a matt finish and more absorbent than it was originally. To further refine the appearance of the stone the next two burnishing pads were applied which are 800 and 1500-grit. These pads polish the stone and close the pores, restoring the natural sheen in the process. After each pad was applied the slurry was rinsed off the floor with water and extracted with the wet vacuum. Once complete the floor was left to dry off fully overnight.
I arrived the next day and took several moisture readings from the floor to check that it had dried off sufficiently overnight. The results were good, so work moved onto sealing the Travertine with two coats of Tile Doctor Ultra Seal which is a natural look impregnating sealer. It works by soaking into the stone, occupying the pores and thereby preventing dirt from becoming ingrained there. This ensures dirt remains on the surface where it is easily cleaned away.
The final step in the floor’s renovation was to apply the last of the diamond polishing pads which is a very fine 3000-grit. This pad further improves the polished appearance of the stone resulting in a satisfying sheen.
The work made a massive difference to the floor, and I received an email the next day from one of the owners who was really pleased with the transformation:
”Floors look brilliant. Very pleased.”
For the care and maintenance of polished sealed floors I recommend the use of Tile Doctor’s Stone Soap which is a gentle but effective cleaning product that won’t impact the sealer and contains a patina enhancer. When it comes to sealed floors my mantra is:
“If you look after the sealer, the sealer will look after the floor!”

Falcon Heights family was in need of a bathroom overhaul. Pealing ceilings and water damage in the bathroom was preventing the homeowner from enjoying their ONLY bathroom. The must have list included, deep tub, comfort height toilet, low maintenance, and transitioning the home for retirement. Simple selections were made geared towards low maintenance and function; large scale tile floors (less grout!), opening the cramped space for potential wheelchair access, 2nd cultured marble countertop at a lower height, comfort height toilet, multi-showering system, and multiple grab bars. Sprucing up the space with a fun splash of paint, the homeowners will enjoy the bathroom for many years to come.

Decorative beams made of quarter sawn Mahogany were designed to define the rooms and bring character to the ceiling. We concealed the building's concrete support beams cladding them in the same rich wood as the ceiling beams. The cleverly designed TV enclosure conceals another support beam in it's center post. Carrying the Mahogany detail into the kitchen gave us the ability to beautifully fill the space above the cabinets and continue the natural wood look reminiscent of wood deck sailing vessels giving a nod to the nautical location of the condo. Oversized Mahogany doors and casements help to complete the look.
The limestone floor was special ordered directly from the quarry to insure the least amount of artifact inclusions. Creating a flawless refined appearance.
To prevent fading from the wonderful wash of sunlight flooding through wall to ceiling windows, we tinted the windows and covered the sofa in indoor/outdoor Perennial fabric known for it's versatility and its resistance to stains, fading, and damage.

Details matter in custom cabinetry, and two details that prove the expertise of the cabinet maker are visible in this image: the drip tray under the farmhouse sink to prevent water from damaging the under sink cabinetry and the paneled dishwashers on either side of the sink.

A thermal break is a layer of material with low thermal conductivity. For the correct operation of the door, it must be located between the outer and inner sides of the leaf and the frame, thereby excluding the contact of the metal parts with each other.
This technology prevents the door from freezing, preserving its properties and impeccable appearance for many years.
The two-tone painting ofthe door leaf and the frame makes it possible to select colours separately for interior and exterior decoration, which gives the door a complete look and makes it possible to create a harmonious image in the interior and exterior.
All models of this collection are made with a frame made of aluminum. The external framework and internal power framework of the frame do not touch in any way, because they are interconnected by a polyamide insert (thermal break) 18 mm thick, which guarantees maximum thermal insulation performance.
The door leaf ofthis series is made of two sheets of metal 1 mm thick. A reliable two-layer design with a thermal insulation layer and expanded polystyrene filling guarantees reliability. durability, and the best indicators of heat and noise insulation of the door.

The photographs below are from a bathroom in Maida Vale W9 which had a lovely Slate tiled wall over a bath with shower. Unfortunately, the Slate tiles had been ruined by the use of harsh cleaning chemicals in an attempt to remove the limescale caused by hard water. The slate had now lost all its natural colour and looked completely washed out. The property had recently changed hands and the new owner was keen to have it renovated.
I went over to take a look and work out a solution, this in itself is a lot trickier these days with all the COVID precautions we need to take when working in someone’s house. It was clear that a strong acidic limescale remover had been used on the slate and this had etched the stone, leached all the natural oils away and generally ruined its appearance.
Fortunately, we have a solution for this (see below) and after conducting a small test I was able to confirm the problem could be resolved and gave them a quote which included a day’s labour, abrasive pads, stone oil and sealer. Our quote was gratefully accepted, and we booked a time in to carry out the work.
I returned to the property and I set about burnishing the slate wall tiles using a very coarse 200-grit six-inch burnishing pad fitted to a handheld buffing machine. This process resurfaces the stone slightly to remove the etching caused by the limescale remover. I used a medium dilution of Tile Doctor Grout Clean-up to lubricate the process and to remove the remaining limescale. Once done the slurry that is generated is rinsed off with more water. In a bathroom, it is easy the slurry can just be drained away. In other areas we would use a wet vacuum.
After the 200-grit pad the surface of the Slate was further refined using a 400-grit pad and then an 800-grit pad, this time only using water and giving the stone a thorough rinse after each pad to remove the soil.
The slate was then left to dry off over lunch and given more encouragement with a heat gun afterwards so I could move onto the next step. This involved applying a coat of Tile Doctor Stone Oil which puts back the natural oils back into the stone improving its appearance.
Once the Stone Oil had fully dried, I moved onto sealing for which I applied two coats of Tile Doctor Ultra-Seal; this is penetrating sealer that soaks into the stone to provide maximum stain protection without changing the colour of the stone. It is also an excellent grout sealer which is a bonus.
Before leaving I talked the client about how best to maintain the Slate and left them a complimentary bottle of Tile Doctor Aqua Pro tile cleaner which will help keep the limescale at bay. It is gentle enough to use every day but will help prevent the previous build-up and unlike the previous products used will not damage the newly applied sealer.

Our client-centered approach ensures each project is tailored to meet your specific needs, large or small. Recently, we completed a comprehensive exterior and interior renovation that demonstrates our commitment to quality and attention to detail.
For the exterior, we began by thoroughly cleaning the roofing of the house, garage, and barn, removing moss, mildew, and algae to restore the surfaces to their original condition. We then meticulously prepped and painted the exteriors, ensuring a fresh and appealing look. The installation of new entry doors with custom hardware added both functionality and aesthetic value.
Attention was given to replacing exterior trim lumber and deck steps, addressing all discussed and required areas. The deck and steps leading to the lake were power washed and sealed, providing durability and a polished finish. We extended this care to the gazebo, cleaning, sealing, and rescreening it as needed, ensuring it remained a welcoming outdoor space.
To enhance the property's maintenance, we cleaned rust stains from the house and installed a Gutter Rx Gutter Guard System on the house, garage, and barn, preventing future debris build-up and water damage. Additionally, we trimmed and pruned the trees surrounding the deck, stairs, gazebo, and rear roof, maintaining both the health of the trees and the beauty of the property.
This project exemplifies our dedication to client satisfaction, ensuring every detail is managed with precision and care. At Homeowner Services of Michigan, we are passionate about transforming your home, inside and out, to create spaces that are both functional and beautiful.

There are several engineered components in the main support structure for this deck creation. Large subterranean footings were used to reduce the number of footings needed and to allow the structure to extend for long distances. Glulam beams were used as the main substructure which then held the intermediate structure directly below the deck surface. The siding was removed from the house so that the wall framing could be modified to carry the additional loads from the structure. The final piece of the substructure installation was comprehensive sealing and flashing at all the house integration points to prevent any water damage.

It is a truth universally acknowledged that a homeowner in possession of a leaking roof must be in want of repairs.
And though it makes for a fun Jane Austen allusion, an unreliable roof is a serious problem. Water can cause a great deal of damage in a short time, so this homeowner wisely called us in to help.
The roof of this custom-designed home was leaking in myriad locations, so our team removed the existing roof decks to access and repair the exterior trouble spots.
The new deck was constructed atop a Bison pedestal system; in fact, we custom-designed the deck in panels that can be lifted for seasonal roof sweeping and simpler maintenance.
The various roof decks were rebuilt with both reclaimed decking and new ipe decking. Our team also removed several faulty parapet walls and replaced them with a mixture of stainless steel cables and ipe railings.
Finally, we took steps to prevent future drainage problems by applying a sealcoat to the exterior stucco and creating a copper drip-edge too.
Leaking roofs are no laughing matter, but thanks to Houseplay, this story — like Austen’s Pride and Prejudice — had a happy ending.

The beautiful quartzite countertops and Japanese linear tile mimic the deep greens in the surrounding foliage. 36" wide grill and storage provide plenty of cooking and staging space.
The mobile island, with it's cantilevered countertop, is perfectly stable despite the 225 pound countertop slab. This was achieved with a ballast inside the box combined with the industrial casters that allow the wheels to be pumped up off the deck, providing solid footing for the island.
With over 5 square feet of grill surface and a grilling shelf. a full meal can be prepared at one time, ensuring that the cook can spend time with her guests and everyone can sit down and eat together.
The dimmable recessed lighting and sconces provide illumination throughout the year that can be tuned to the mood of the party.

Foundation & Masonry Repairs Complete! ?
We recently tackled a project repairing cracked and deteriorating masonry around the foundation, steps, and entryways. The results? Stronger, cleaner, and longer-lasting protection against the elements.
✔️ Repaired cracked foundations
✔️ Restored damaged steps and landings
✔️ Repointed brickwork for a fresh, solid finish
Protecting your home’s foundation isn’t just about looks—it’s about structural integrity and preventing bigger issues down the road.

Here are some key points you’ll need to go over before you buy a corner sofa:
• It seems obvious, but first think about the shape of the room - is it long and slim? Open planned? Square shaped and cosy? Thinking about the room’s inherent structure will help you decide what kind of corner sofa will make the best use of your living room. For example, our Nebraska corner sofa comes with a storage footstool and so will be useful for those who lack clever storage options. On the other hand, our Evie corner sofa is long and sprawling with elevated feet that lift its base off the ground, bringing a narrow room to life.
• Where is your door placed? Don’t block any entryways with your corner sofa - it should wrap around walls that aren’t obscured by doors or passages. This will also prevent it from damage by swinging doors. You’ll also want to establish airflow so you and your guests don’t feel cramped when trying to socialise and relax.
• Where will other furniture live? Consider pieces like coffee tables, bookshelves, side tables and, of course, your TV unit, where your sofa will probably be pointing its attention towards. If your sofa’s reclinable, like our Goodwood corner sofa, keep space around it clear so there’s plenty of room to put your feet up.
• Where will your light sources be? Positioning your sofa near sources of natural light will provide loads of benefits for your living room, both in terms of design, wellbeing and the ability to perform activities like reading. Alternatively, leave plenty of room for artificial light from lamps to illuminate your seating area.
