This customer from the south side Shepperton has a galley kitchen installed around twelve years ago with a Limestone floor. Since that time the floor had not been professionally cleaned or the stone re-sealed. The old sealer had long since worn down and was no longer providing any protection to the floor allowing soil and grease from cooking to penetrate the stone and darken the grout. It was now looking permanently dirty and the owner decided it was time to have it renovated. Shepperton is a suburban village in the borough of Spelthorne, the Thames river is to the south and much of the east. It is set between the towns of Chertsey and Sunbury-on-Thames. The village has a long history and is even mentioned in a document of 959 AD and in the Domesday Book when it was primary farm land, it’s also my base of operation. To deep clean the stone floor and grout I started with a mixture of Tile Doctor Remove and Go combined 50:50 with Tile Doctor Pro-Clean. This cocktail of sealer remover and cleaning agent was applied to the floor and left to soak in for ten minutes in order to get to work breaking down all the dirt, grease and what was left of the old sealer. The solution was then worked into the Limestone tiles and grout using a rotary machine fitted with a black scrubbing pad. These pads can struggle to reach into the recesses of the grout lines, so afterwards the grout was scrubbed by hand using a stiff brush along with the more difficult to reach corners that the machine had missed. The floor was then rinsed with water and the products and soil vacuumed off the floor. I repeated the process in a couple of areas where the dirt was a little stubborn. The floor was then clean and after drying out overnight it would be ready for a new seal. The following day I returned to apply the sealer first checking the floor was dry using a moisture meter. The readings were good, so I set about applying a colour enhancing impregnator sealer Tile Doctor Colour Grow to the Limestone. Tile Doctor Colour Grow works by seeping into the pores of the stone intensifying natural colour, preventing staining and providing a durable protection. Two coats of sealer were applied to the Limestone tile and grout which was all that was needed to return the floor back to its original condition. The client was very happy with the finished floor and wanted to know how to keep it looking its best going forward. I explained that the best way to keep it looking good is to get maximum longevity from the sealer which will wear down over time but can be prematurely damaged with strong cleaning products. So, for aftercare I recommended the use of Tile Doctor Stone Soap which is designed for everyday cleaning of sealed stone floors. Jonathan Oldham South Middlesex Tile Doctor

Our team also removed several faulty parapet walls and replaced them with a mixture of stainless steel cables and ipe railings. Finally, we took steps to prevent future drainage problems by applying a sealcoat to the exterior stucco and creating a copper drip-edge too. Due to its deteriorating condition, the asphalt roll roofing on this ADU required replacement before the Fall rains. Asphalt roll roofing generally lasts only 5-10 years, leading to ongoing maintenance challenges. The original 1×10 sheathing showed significant sagging in several spots, resulting in standing water not suitable for asphalt. Additionally, there was a complete absence of ventilation after improper installation of R-21 fiberglass insulation, leaving no air gap between the sheathing and insulation. A noticeable hump along the center of the roof indicated that the load-bearing wall had been supporting that section since construction, contributing to light sagging between the walls. The old roof was completely removed down to the joists, revealing a solid base for the new installation. The central hump was eliminated by shaving the high point along that line. 2×6 beams were ripped in half then nailed on top of the existing joists, creating a 1.5″ gap for insulation and providing strong attachment points for the OSB sheathing, which was secured with screws to prevent any potential issues with nail heads popping through over the roof’s expected lifespan of over 50 years. The EPDM membrane was then adhered using glue and contact cement along the edges of each sheet, with the ends folded over the roof edges and secured with termination bars. Drip edge flashing was added and taped to ensure a water-tight seal, and EPDM-safe caulking was applied over the seams for additional protection. Finally, all exposed wood was primed and painted. The new roof features a 60mil commercial-grade EPDM rubber membrane, offering a lifespan exceeding 50 years, in stark contrast to the 5-10 year lifespan of asphalt roll roofing. Using two sheets of EPDM for installation streamlined the process, resulting in one single seam across the entire roof, compared to the asphalt roll’s dimensions of 3 feet wide by 33 feet long, which created 8 vertical seams and 9 horizontal seams—significantly increasing the risk of leakage and failure. Wrapping the rubber over the edge of the roof effectively addressed concerns about water infiltration at the edges, an issue prevalent with the asphalt and drip edge interface. Another benefit to removing the splitting 1×10 decking and replacing it with OSB sheathing is the increase in structural integrity, moisture resistance, longevity and consistency. The project successfully transformed the ADU’s roof from a maintenance-prone asphalt roll system to a highly durable 60mil EPDM rubber membrane. By addressing critical structural issues, including sagging sheathing and inadequate ventilation, the team ensured that the new roof not only offers superior water resistance and longevity but also meets higher performance standards for insulation and durability. The replacement process eliminated common weak points, such as numerous seams and poor edge sealing, which were vulnerabilities in the old roofing system. The result is a streamlined, secure installation that provides peace of mind and long-term value, with a lifespan extending well beyond the original roof.

The photographs below are from a bathroom in Maida Vale W9 which had a lovely Slate tiled wall over a bath with shower. Unfortunately, the Slate tiles had been ruined by the use of harsh cleaning chemicals in an attempt to remove the limescale caused by hard water. The slate had now lost all its natural colour and looked completely washed out. The property had recently changed hands and the new owner was keen to have it renovated. I went over to take a look and work out a solution, this in itself is a lot trickier these days with all the COVID precautions we need to take when working in someone’s house. It was clear that a strong acidic limescale remover had been used on the slate and this had etched the stone, leached all the natural oils away and generally ruined its appearance. Fortunately, we have a solution for this (see below) and after conducting a small test I was able to confirm the problem could be resolved and gave them a quote which included a day’s labour, abrasive pads, stone oil and sealer. Our quote was gratefully accepted, and we booked a time in to carry out the work. I returned to the property and I set about burnishing the slate wall tiles using a very coarse 200-grit six-inch burnishing pad fitted to a handheld buffing machine. This process resurfaces the stone slightly to remove the etching caused by the limescale remover. I used a medium dilution of Tile Doctor Grout Clean-up to lubricate the process and to remove the remaining limescale. Once done the slurry that is generated is rinsed off with more water. In a bathroom, it is easy the slurry can just be drained away. In other areas we would use a wet vacuum. After the 200-grit pad the surface of the Slate was further refined using a 400-grit pad and then an 800-grit pad, this time only using water and giving the stone a thorough rinse after each pad to remove the soil. The slate was then left to dry off over lunch and given more encouragement with a heat gun afterwards so I could move onto the next step. This involved applying a coat of Tile Doctor Stone Oil which puts back the natural oils back into the stone improving its appearance. Once the Stone Oil had fully dried, I moved onto sealing for which I applied two coats of Tile Doctor Ultra-Seal; this is penetrating sealer that soaks into the stone to provide maximum stain protection without changing the colour of the stone. It is also an excellent grout sealer which is a bonus. Before leaving I talked the client about how best to maintain the Slate and left them a complimentary bottle of Tile Doctor Aqua Pro tile cleaner which will help keep the limescale at bay. It is gentle enough to use every day but will help prevent the previous build-up and unlike the previous products used will not damage the newly applied sealer.
