But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

The owners of this 1956 ranch home in Atlanta partnered with Copper Sky Design + Remodel to modernize the space while enhancing its mid-century character. The standout feature of the project is the kitchen, where a custom curved wood tambour island adds a striking retro element. This open-concept space is warmed by wood ceiling beams and tongue-and-groove planks, creating a blend of mid-century charm and modern functionality. The adjacent breakfast nook offers a cozy spot for morning coffee, while geometric tile patterns and asymmetrical designs throughout the kitchen honor the home's original era. The remodel included reconfiguring the floor plan to add practical spaces like a laundry room, jack-and-jill bathroom, and pantry. The primary bathroom was updated with retro-inspired hexagon tiles, tying the room's design into the home's mid-century aesthetic. In the entryway, a vibrant front door and modern tile work, paired with clerestory windows, create a bright and welcoming atmosphere. On the exterior, new wood-look garage doors and vintage breeze blocks enhance the home's curb appeal, while a fresh coat of paint ties everything together. These thoughtful updates to both the interior and exterior reflect a harmonious balance between mid-century nostalgia and modern living.

This designer’s ideal is homeowners with a clear vision, set priorities, and values that align seamlessly with ours. These clients, an accomplished artist and the owner of a generational hops growing farm, were collaborative and trusting from the start. They conscientiously selected a team of Architect (Green Hammer), General Contractor (Cellar Ridge) and ATIID for furnishings and finishing touches. Each firm was able to meticulously manage their leg of the project, while collaborating wholistically with each other and the homeowners. The family farmhouse, lovingly named “Westwood,” was showing the wear one expects after serving a growing family for decades. The owner’s dream was to revive, open up, and breathe modern life into each space, while respecting the home’s heritage. One of our first collaborations was the light fixture that would grace the main two-story entry hall. HiiH Lights in Astoria, Oregon, was commissioned to bring “the function of light, the craft of paper, and the art of sculpture” to the home. Visiting the maker’s space – a massive barn on his coastal property – was such an inspiring adventure! Original work by the resident artist sets an ethereal tone in the space, and an antique bench handsomely blends the old with the new. A wall that divided the home’s living room and kitchen was removed, and the breezy and bright gathering room was born. Light walls, warm wood tones, cozy upholstery, clean lines and heritage elements create a welcoming atmosphere and invite lounging and conversation. The sun-drenched nook is the home’s main indoor dining area, with an extension table and sculpted chairs that are just right for family gatherings or morning rituals with the Sunday paper. The kitchen is a chef’s dream with every modern amenity, but its casual attitude is “let’s make a mess and eat!” The owner’s artwork graces the mantel over the new fireplace that was carved from a tree felled on the property, illustrating the thoughtful consideration of each element. The muted wool area rugs in the entryways and great room are hard-wearing for farm life, and the furniture’s classic lines, bold contrasting colors, deep seating and soft textures encourage cozy conversations or large group gatherings. The library is undoubtedly our favorite space in this home. Tucked in “speakeasy style” behind a hidden (wallpapered!) door in the moody wet bar, and drenched in deep green, the room offers a quiet retreat that hugs you in an embrace of books and family photos. The cozy settee nestled between the bookcases sits opposite a custom pair of modern cognac leather wing chairs. The area rug continues the storied look without the antique price tag with a piece from Loloi’s “Heritage Collection.” A little va-va-voom was requested for the powder bath and boy did we deliver! Custom wallpaper plays over original wainscotting and ceilings wrapped in more glorious green. The space evokes joy every time you open the door! A primary suite that would “transport us to another world” and be “classic yet modern, peaceful, collected and uncluttered” was a tall order. Our new furniture layout takes full advantage of the view of wine country hills and the Willamette River, welcomes fireside lounging, and serves as a calm respite for the lovely owners. Westwood Farmhouse truly was inspired by family, genuine love for home and graciousness for all who enter. Full renovation for this Primary Bathroom. Re-worked the floor plan to create a larger walk-in shower space with custom glass enclosure. Designed a custom wooden vanity with plenty of storage, with a subtly veined quartz countertop. Free standing bathtub is surrounded by a half wall of paneling, painted in a light and bright color scheme. Neutral tile installed on bathroom floor and shower walls, with a coordinating penny tile on the shower floor and niches. Textured bamboo roman shades and floating shelves were installed for contrast and mixed and matched black and gold hardware for detail.

Norwood House is a 55 year old center hall Georgian Revival style house that sits on an expansive piece of property across from the main campus at Kent Place School. The house and grounds are owned and maintained by the School, and serve as the primary residence for the Head of School and her family. The property is also used on occasion for school functions. Since there have been no significant improvements to the property since the 1980’s, we worked with the School to improve the entire house and surrounding grounds. Specifics included creating a mudroom between the garage and the kitchen, relocating the dining room and family room to improve the flow of the first floor layout, adding three pairs of French doors in the sunroom leading out to a new bluestone patio, gutting and redoing the kitchen, renovating all of the bathrooms, and refinishing the basement. The scope also encompassed various infrastructure improvements, including a new roof, new windows, new high efficiency HVAC and lighting, etc. For the project, we also worked closely with Frances Chester, a local Landscape Architect, on improving the property with new plantings, walkways, patios, driveway, lighting, etc. The school required that the project be complete by the beginning of the 2014 school year. We worked the Contractor, Owner’s Rep, and members of the Board of Trustees to have construction completed within 5 months, which was a very aggressive schedule for a project of this size.

APD was hired to update the kitchen, living room, primary bathroom and bedroom, and laundry room in this suburban townhome. The design brought an aesthetic that incorporated a fresh updated and current take on traditional while remaining timeless and classic. The kitchen layout moved cooking to the exterior wall providing a beautiful range and hood moment. Removing an existing peninsula and re-orienting the island orientation provided a functional floorplan while adding extra storage in the same square footage. A specific design request from the client was bar cabinetry integrated into the stair railing, and we could not be more thrilled with how it came together! The primary bathroom experienced a major overhaul by relocating both the shower and double vanities and removing an un-used soaker tub. The design added linen storage and seated beauty vanity while expanding the shower to a luxurious size. Dimensional tile at the shower accent wall relates to the dimensional tile at the kitchen backsplash without matching the two spaces to each other while tones of cream, taupe, and warm woods with touches of gray are a cohesive thread throughout.

So we carried the exterior front entry style into the interiors, too, as a way to bring the beautiful outdoors in. In addition, we added patios to all the bedrooms to make them feel much bigger. Luckily for us, our temperate California climate makes it possible for the patios to be used consistently throughout the year. The original kitchen design did not have exposed beams, but we decided to replicate the motif of the 30" living room beams in the kitchen as well, making it one of our favorite details of the house. To make the kitchen more functional, we added a second island allowing us to separate kitchen tasks. The sink island works as a food prep area, and the bar island is for mail, crafts, and quick snacks. We designed the primary bedroom as a relaxation sanctuary – something we highly recommend to all parents. The vanity’s design complements the bathroom’s overall aesthetic, blending seamlessly with the large-format tiles and matte black fixtures. Above the vanity, new lighting fixtures were installed to provide soft, even illumination, perfect for daily routines. The strategically placed lights not only add to the bathroom’s functionality but also enhance the room’s calming, inviting atmosphere. Updated Plumbing Fixtures and High-Quality Materials Throughout the remodel, our team used only high-quality materials, ensuring the bathroom is built to last. The updated plumbing fixtures, finished in matte black, add a contemporary edge to the space. This finish not only complements the neutral tones of the large-format tiles but also contributes a modern sophistication to the bathroom. Every element, from the large tiles to the smallest fixtures, was selected for its durability, function, and style.
